What defines the modern CBD to you?
The Modern CBD - Challenges
What do you think are the greatest challenges to the CBD?
Inter-Mixed Zones
Industrialization
In late 1800s and early 1900s modern industry became dominant in many western cities.
IMZ Appears – the ‘Mixed’ Part
People want to live close to their workHousing for rich, middle-class and poor all pop up in areas in the IMZ to
accommodate this.
Homes of the poor and middle-class are built very quickly, not very well.
Deindustrialization – Late 1900s
Secondary level industry moved off-shore to save the money on wages leaving huge holes in the IMZ.
Brick Factory - Brunswick, Melbourne Empty Factory – Detroit, Michigan, USA
Urban DecayJobs leave and factories close causing areas to drastically change.
What type of things happen in these zones of urban decay that continue the cycle of urban decay?
What to do with urban decay?
Urban Renewal
The rebuilding and repurposing of the areas which have suffered urban decay.
May be targeted through urban planning or may happen naturally.
Why might developers and individuals be enticed to move houses or businesses to these “broken down” neighbourhoods?
Gentrification
Process of wealthier people moving homes/businesses into areas of some level of urban decay and fixing things up.
What are the benefits to this?
What are the potential negatives of this?
Infilling
Process of filling gaps in urban areas.
Why is this seen as good?
Rezoning and rebuilding – Fisherman’s Bend
