Those who work from home may be eligible for an easier-to-claim

tax deduction next year

For millions of Americans, “house-work” has acquired a new meaning. Instead of picking up a mop, they grab a laptop and headphones and settle in at a desk.

Here’s the good news: People who set aside a portion of their home for work, and don’t use it for other pur-poses, may pocket more of their pay with a tax deduction that’s now easier to claim.Starting in tax year 2013 (filed April 2014), anyone who regularly works at home can deduct $5 per square foot of business space, up to 300 square feet.

The deduction is available to anyone who works at home regularly, even just a couple of days per week, whether they’re self-employed or not. “But your employer can’t make an of-fice available to you, you must be re-quired to work from home,” explains Linda Forman, past vice president of the Illinois CPA Society.

Currently, some 3.4 million taxpay-ers claim a home office deduction,

calculated by tallying up all their home expenses, such as mortgage payments (or annual rent) and utility bills, and then deducting the share of those expenses that their exclusive of-fice space takes up. That formula will still be available, alongside the new, simpler $5 per square foot calculation.

“For some people, say someone in a two bedroom apartment who uses one-third of the space for his busi-ness, it could be worthwhile to use the older deduction,” Forman says.But others, particularly workers whose income is in under $75,000 or so, may benefit by portioning off a space at home for work use only, Forman says.

Sometimes, higher earners opt not to take the deduction because too many write-offs can prompt an “alter-native minimum tax” which pushes up a tax bill.

But a reluctance to keep records of expenses does hold back some home-based workers, and the simplicity of the new method may prompt them to take the break, Forman says.

TRyINg TO REfINANCE

QUESTION: We refinanced our home with Fannie Mae

in December 2009, but now that the rates are at an all-time low, we would like to refinance again to get a better rate. However, we were told we could not, since our first refinance was after June 2009. If we knew this stipulation, we would not have refinanced at the time. We owe $268,000, which is about as much as our home is worth. We seem to be stuck with no way out! any suggestions would be helpful.

ANSWER:It looks like you have insufficient equity to

refinance under conventional standards and may well owe more than the property is worth.

your next option would be the Home affordable Refinance Program, but there are two time-related requirements that you do not meet.

First, the mortgage must have been sold to Fannie Mae or Freddie Mac before June 1, 2009.

second, the mortgage cannot have been refinanced under HaRP previously – unless it is a Fannie Mae loan that was refinanced from March to May 2009.

Instead, try contacting your state attorney general to see if any programs on the state level can help.

alternatively, if possible, you could raise enough cash equal to 3.5 percent of the property’s appraised value and refinance with an FHa loan. then you could save perhaps $200 a month for a loan of equal size, depending on the final terms.

With that said, your situation illustrates a major problem. you cannot refinance because you lack equity, despite being on time with your mortgage payments. It would help you – and the economy – if homeowners like you could refinance at a lower rate, and thus have more disposable income to spend in your community.

the government has allocated $45.6 billion in stimulus funding for “housing support programs,” but as of last October, only $5.5 billion was actually spent. Given that mortgage rates are near historic lows, there is a unique opportunity to assist millions of homeowners who have faithfully paid their mortgages.

Maintain a healthy soil Healthy soil allows water to penetrate ef-

fectively, promoting strong roots and ensur-ing plants get all they need to thrive. Aerate your lawn, including areas around trees,

once a year and cultivate the soil before planting. Add compost or fertilize the soil, which increases moisture retention and re-duces the need to water. Healthy soil helps make stronger plants that won’t need to be watered as often as plants that are not healthy or struggling to survive.

Be timely when planting Spring or fall is typically the ideal time

to plant. Though you can plant in the sum-mer, that’s not the best time if one of your goals is to conserve water. Planting in the summer when temperatures are generally at their warmest makes it more difficult for plants to establish themselves without extra watering.
