Leaves can dam-age a cool seasonlawn if left to pileup. This limitslight and air to theturfgrass. While itis not important toremove every leafthat falls, do try tochop them up or atleast stir themaround on occasionto prevent themfrom forming analmost impenetra-ble barrier. Notethat choppedleaves will compostmuch quicker thanthose simply rakedup and added tothe pile so this is awin-win if you arecomposting.
Lastly, piles ofleaves can helpinsects survive thewinter. While itwould be a mistake
to assume that dili-gent leave removalwill eliminate yourinsect problemsnext year, it cer-tainly can’t hurt.

Paying down debtis a great gift to giveyourself. And whileyour home is mostlikely your biggestdebt, making anextra payment maynot be the best use ofyour money. Everyhousehold is differ-ent, so let me share afew thoughts to con-sider as you decidehow to spend anyextra cash you mayhave this holiday.
Your overall finan-cial goal should be tosave money andmake your moneywork for you.
Your first priorityshould be to have anadequate emergencyfund. Ideally, youshould set aside sev-eral months’ worth ofincome in a savingsaccount to help coverunexpected expenses,like medical bills, carrepairs, or to helpyou get through a jobloss.
Before choosing tomake an additionalpayment on yourhome, I’d first ask ifyou’ve invested inyour retirement plan,an IRA or your com-pany’s 401k? Manyemployers will matchsome or all of your401k investments -that’s free money.
Understand thatpaying down theprincipal of yourhome will not reduceyour minimum pay-ment or allow you toskip a payment lateron if you fall intohardship. Payingadditional principalshortens the length
of your loan andreduces your interestcost, which will saveyou money overall.
Reducing yourprincipal willincrease your equity,which potentiallymay help eliminatemortgage insurance(PMI) on certainloans. Depending onyour PMI cost, thiscould reduce yourmonthly paymentsby hundreds of dol-lars. Check with yourlender first to see ifthis benefit applies toyour loan.
If you plan to be in
your home short-term, seven years orless, paying downyour principal maynot save you thatmuch money oninterest fees. A ques-tion you should askyourself, are you car-rying high-interestdebt elsewhere,maybe on a creditcard? A typical creditcard interest rate is19 percent! Say youowe $5,000 on a cred-it card. If you chooseto pay the minimumpayment, typically 4percent of the bal-ance, it will take you
almost 12 years topay it off. Adding$100 to your pay-ment each monthwill help you pay thecredit card off in lessthan two years, andyou will save morethan $2,200 in inter-est.
If you do decide tomake an additionalprincipal payment onyour mortgage, besure to specify themoney is for princi-pal. Here’s a fewways to make anadditional payment.
1. Make an onlinemoney transfer – Ifyou have bankingaccount with thesame lender, youmay be able to trans-fer money from yourbanking account toyour mortgageaccount.
2. Add an extrapayment when youmake your monthly
payment – Be sure tospecify the additionalfunds are for princi-pal.
3. Mail a check -Write “apply to prin-cipal only” in theMEMO line.
4. Change yourpayment frequencyfrom monthly tobiweekly - by year’send, you’ll have madean extra payment.
Be sure to talk toyour mortgage com-pany about their poli-cies for making addi-tional payments andfind out if there areprepayment penal-ties.

A: Basically, stan-dard bathroomfaucets are rated at2.2 gallons perminute. The waterflow of a typicalwater-saving bath-room faucet can be1.5 GPM.
If you’re thinkingabout water-savingfaucets, use a timerand a measuringcup to confirm thewater flow of yourpresent bathroomfaucets.
If you find youhave room to cutdown on your waterusage, you’ll havetwo choices toupgrade: First, youmay be able to justchange out thefaucet aerators atthe end of the spoutto high-efficiencyaerators. This choicecan save a lot oftime and material.

DEAR MR.MYERS: We havehad our mortgagefor five years, butit was sold toanother lender inJuly. Now we areplanning to pur-chase a new housein December, so wewill be applyingfor a new homeloan. Will our cred-it report show thatour payment histo-ry has been perfectsince we obtainedour current loanfive years ago, orwill it show onlyour payment histo-ry going back towhen the newbank purchased itin the summer?Obviously wewould like thereport to show ourperfect history forthe five full years,rather than just afew months.
ANSWER: Youhave nothing toworry about. Yourcredit report (andresulting creditscore) will show thatyou have dutifullymade your monthlymortgage paymentsfor the past fiveyears even though anew company boughtthe loan this pastsummer.
It’s fairly commonfor lenders to selltheir mortgages toother financial insti-tutions, or to contractwith third-partyloan-servicing com-

your own home orother assets that youplace into the trustwhile you are aliveand still capable ofmaking decisions foryourself. If you’remarried, you couldname both yourselfand your spouse “co-trustees.”
Your beneficiary isthe person (or per-sons) you select toreceive the trust’sassets after you die.Most people nametheir children orother loved ones as
beneficiaries, butsome choose a non-profit organization,university or otherinstitution.

Heating season isupon us and it isimportant to inspectyour furnace forsigns of wear to besure the furnace isin a good workingcondition.
There are severaltypes of heatingunits such as boil-ers, units that aregas- or propane-fired, wood burningstoves and electricfurnaces. It is agood idea to havethe unit checked bya professional atleast once a yearbefore the heatingseason.
There are somethings you cancheck before winterto insure the heat-ing system will beready for safe andcontinued use.Make sure the elec-trical power is on tothe units beforeinspecting. If
repairs are antici-pated, contact atrained HVAC(heating, ventingair conditioning)professional.
Boilers: Thereare different typesor boilers in a resi-dence, but hotwater or steam isthe main source ofthe heat distribu-tion throughout thehome. Make surethe power andwater to the unitare turned on.Check the boiler forany signs of a leakat the burner area,valves, pipes, circu-lating pumps, radi-ators, etc.
Check inside theburner area forsigns of metalfatigue, rusting orflaking that couldblock the burners.Some units have anexpansion tank toallow for the expan-sion of the hotwater.
Tap on the tankto make sure it is
not full of water.Electric fur-
nace: A total elec-tric home with anelectric-fired fur-nace may also havea heat pump/airconditioner. Firstensure the filter isclean and installed.Next, set the ther-mostat to emer-gency heat if youhave a heat pumpor simply to heat ifyou do not have aheat pump.
Adjust the tem-perature so the unitcomes on. Once theunit is heating, usea meat or candythermometer tocheck the tempera-ture at a registerclose to the furnace.The temperatureshould climb toaround 100 to 120degrees when oper-ating properly.
If you have a heatpump, turn thetemperature downuntil the unit stopsrunning, then setthe thermostat to
“heat,” turn thetemperature upuntil the unit comeson and check theregister once again.With the heat pumpthe temperatureshould be close to orabove 100 degrees.
Gas or propanefurnaces: Checkthe filter andreplace if needed.Filters should bereplaced or cleanedevery three to fourmonths. If the flueon the furnace ismetal, you mayhave an older ineffi-cient furnace.
If the flue ismetal and the fur-nace has a draft-induced fan to forcethe fumes outthrough the flue,you may have amid-efficiency fur-nace.
Furnaces with aPVC plastic flueare high efficiencyunits, also called a“condensing” fur-nace. If the burnerarea is accessible,
check for metalfatigue, cracks,rusting or flaking.
When the burn-ers are on, theflames should bemostly blue in color,not yellow, and theflames should besteady, not bounc-ing or blowingaround. A condens-ing furnace mostlikely will have asealed burner sec-tion, but the flameswill be visiblethrough a glass sec-tion.
Check the con-densate furnaces forsigns of rustinginside the burnercompartment but donot touch the con-densate water.Leaks inside a con-densing furnace canbe acidic, whichcould burn your
skin and cause themetal compartmentto rust.
The metal fluepipes should have apositive rise fromthe furnace to thechimney or mainflue connection.Check the metalflues for rusting orholes and replace asneeded. A condens-ing furnace’s flueshould drain backtoward the furnace.
In all cases awater heater flueshould be connectedto the chimney ormain flue above themetal flue pipe fromthe furnace. ThePVC flue will ventby itself to the exte-rior of the home. Ifin doubt about anyproblems you findcontact a HVACprofessional.
Wood burners:Before use, the fluesor chimney linersfor a wood stove orfireplace should beinspected twice ayear by a profes-sional chimneysweep. Make surethe “Distance tocombustibles,” list-ed on the woodstove, are main-tained.
If the stove doesnot have a label,maintain a 4-footdistance to com-bustibles on allsides and at thefloor.
