This mightbe true for a verygood reason – theymight be upsidedown equity-wiseand cannot refi-nance. However,there are also manyhomeowners whoare not upsidedown, but still havea mortgage with arate higher than 6percent. Are youone of them? Haveyou held out refi-nancing for one ofthe following rea-sons?
• I am too far intomy loan for refi-nancing to makesense!
• I cannot affordto pay closing costsand do not want toadd them to myloan!
• I would notlower my rateenough to make adifference!
If one of thosereasons is holdingyou back, now justmight be the timeto refinance. Ibelieve that eachcase should be ana-lyzed with a mort-gage professional tomake sure that youare not leavingthousands of dollarsof savings on thetable.
Let’s take a lookat each scenariolisted above:
I am too far intomy loan – You arenot required to refi-nance over thesame term as yourprevious loan. Irecently helped afamily refinancewho were 10 yearsinto their 30-yearloan. They chose anew 20-year loan,so without increas-ing the length oftheir loan, theresulting savings –over the exact sametime frame theyhad left on theirprevious loan – wasin excess of $30K!
I cannot afford topay closing costsand do not want toadd them to myloan – Maybe youhave put off refi-nancing because ofthe $3,000-$5,000you have heard itmight add to yourloan in the form ofclosing costs andprepaid items – or,the monies neededto establish a newescrow account.Each case is differ-ent, and if your loanamount is low (sayunder $50K) thismay be a smart rea-son not to move for-ward. However inmost cases, refi-nancing will saveyou well in excess of
the amount youpaid to get the newlower rate.
Here is a secret: itis possible to getmost, if not all, ofyour closing costsrolled into your newrate – not your loanamount! Thismeans that you canpay a slightly high-er rate – still lessthan you are payingnow – so that youwill not have toincrease your newloan due to the clos-ing costs. Couplethat strategy withbringing the moneyto establish yournew escrow accountto closing, and youcan actually get anew loan at a lowerrate and have thesame loan balanceyou have today.
I would not lowermy rate enough tomake a difference –The key here is toremember that eachcase is personal andcan be different.However, becausemortgage debt isnormally yourlargest debt, I thinkyou should alwaysbe looking for waysto save yourselfmoney!

Also, if you haveoverhead wiresclose by, verify theywill not be in theway of a fallinglimb as you prune.Sometimes lookingup at somethingcan skew our per-spective, take aclose look from sev-eral differentangles before cut-ting.
Shade treesshould not bepruned just for thesake of pruning.Prune only on anas-needed basis.Examples includedead or diseasedwood, suckers or“water spouts”,limbs crossing orrubbing on each

DEAR MR.MYERS: We havebeen trying tobuy the samehouse for the past45 days, but theseller has been avery stubbornnegotiator. Shewill not agree tomake severalrepairs that areobviously needed,and she stillwants about$5,000 more thanour real estateagent thinks theproperty is worth.The agent says weshould just giveup and look foranother house,but my husbandand I feel likewe’ve spent toomuch time nego-tiating to justwalk away now.What are yourthoughts?
ANSWER: Followyour agent’s adviceand look for a differ-ent property to buy.There are too manyother homes on themarket today thatare offered by morereasonable sellers tojustify spendingmore than a weekor two negotiatingwith one particularhomeowner.
My advice mightbe different if youwere close to mak-ing a deal afterspending the past45 days in negotia-tions. But your let-ter states that thewoman still wantsmuch more than theproperty is worth,and that she refusesto make neededrepairs.
It’s hard to turnyour back on a dealthat you have spentweeks trying toassemble. But itdoesn’t sound as ifyou’re much closerto reaching a com-
promise than youwere when youmade your initialoffer 45 days ago, socontinuing to bar-gain probably wouldmean wasting moreof your valuabletime.
Even if you wereable to reach anagreement with theseller soon, myguess is that shewould become aneven bigger pain todeal with once youopened escrow. So,cut your losses nowand start looking fora different home,offered by a sellerwho’s more reason-able.

ANSWER: Yes,you can deduct thepoints you paid onyour home-improve-ment loan, as longas you meet thehandful of simpletests that theInternal RevenueService applies tosuch deductions.They’re the sametests that the IRSuses to determinewhether a taxpayercan immediatelydeduct all the pointspaid when thehouse was first pur-chased.
First, the loanmust be secured byyour personal resi-dence -- you can’tdeduct the pointsyou paid if themoney you bor-rowed is considereda personal loan, or ifyou pledged some-
thing other thanyour home as collat-eral. Second, charg-ing such fees mustbe an establishedbusiness practice inyour community(which I am surethat it is), and thecharges you paidmust not exceedlocal standards.

As the only non-cook in my family,on Thanksgiving Iam relegated to thetable decor. As fam-ily and friendsbegin arriving,laden with greenbean casseroles,salads and sweetpotatoes, they willsee my grocery bagsare filled with all ofthe table decora-tions. Yes, whilethey are busy bast-ing the turkey andmashing the pota-toes, I am happilycutting and pastingso I can dress thedinner table withpumpkin center-
pieces and gourd-geous pumpkinplace cards.
A pumpkin cango from flat to fabu-lous in just a fewminutes and onceyou’ve gone dimen-sional with pump-kins, it’s easy toconvert them intoplace cards andcenterpieces for anyfall-themed event.
Die cut or handcut a stack of six toeight pumpkins foreach place card. Ithink it looks bestwhen the pumpkinsare symmetrical;however, I move thestem to one side ofthe middle in orderto avoid foldingthrough the centerof the stem. For
variety, cut out thepumpkins from twoshades of orangepaper, then layergreen on top of thefront and back ofeach pumpkinstem.
Once the stack ofpumpkins is fullyembellished, foldthem all in half andstaple them togetherin the middle of thefold line. Reverse onsome of the folds inorder to fan themout to create instantdimensionality.Because the pump-kins are onlyattached in the cen-ter, it’s a simple taskto slide a paper leafbetween the layers,which is the perfect
place to handwriteeach guest’s name.
This project iseasy enough toinclude the kids ifthey want to helpdecorate the table.Once you have com-pleted a place cardfor each guest, youcan repeat theprocess on a largerscale to create apumpkin center-piece.
