A kitchen or bathroom renovation can add the most bang for your buck if you are thinking about the resale of your home. An outdated or poorly laid out bathroom can make a buyer question whether the house will work for their family, or have them thinking that the renovation may be beyond their budget or what they are willing to tackle. By revamping your outdated space ahead of time, you can enjoy the renovation yourself before you put the property on the market.

Layout: A good layout is key in your bathroom design. You may face limitations due to plumbing locations, and where you can locate your fi xtures. Here are some important questions that may need to be asked: Is it the only bathroom being shared by multiple family members with different requirements? Is it a master ensuite where there will be more than one person getting ready in the space at the same time? Is it only used as a powder room, where no storage or functional work space is required? These will all be key factors when deciding the best layout for the space.

Fixtures: Many people are removing their bathtubs and replacing them with

tiled walk-in showers. The existing space for your bathtub is the perfect space to do this. However, make sure you take careful consideration of this matter before you remove the only tub in the home. While showers with a bench are great for the aging population, many

people still prefer to have a warm soak in a bathtub, as opposed to a shower. Taking this option away altogether may not appeal to potential buyers.

Many people are also moving away from the traditional lower height of the vanity countertop, to a 36-inch surface height. (The same height as a kitchen counter) It seems to be a more comfortable distance when bending over to wash your face and shave.

Finishes: The bathroom is a place where you can use some of the higher end fi nishes to make a splash. Vanity counter tops require far less material than a kitchen countertop, and are not as high maintenance with the staining of food, etc. Marble is one of my favorite elements to add to the bathroom. I often select it for fl ooring, tile detail, countertop and even the shower bench.

Let’s face it, we all spend a lot of our time in the bathroom. We might as well make it a place that we enjoy spending time in.
