All the contributors to this publication have one common aim: to attract the best

profiles, details relating to some of the universities where you could choose to study,
information about how you can achieve professional membership of the Royal
Institution of Chartered Surveyors and a whole lot more besides.
If you elect to study for either a post-graduate or undergraduate degree accredited
by The Royal Institution of Chartered Surveyors, you will undertake a rigorous and
applied programme of study designed to equip you with the core skills essential for a
successful and varied career.
Becoming a Chartered Surveyor does not just qualify you to do a job though; it

What is the APC? Simon Robson

The Assessment of Professional Competence (APC) is the process used by the Royal
Institution of Chartered Surveyors (RICS) to ensure that prospective Chartered Surveyors
are competent to practice and have the high standards of professionalism required.
There are various routes to membership depending on a candidate’s status. This most
common is Graduate Route 1. Candidates can commence on this route following
graduation from an RICS accredited degree, at the beginning of a ‘placement’ year
from an accredited undergraduate degree, or at the beginning of the penultimate year
of a distance learning accredited post graduate degree.
The APC comprises a period of structured training and the final assessment interview. The
structured training period must be undertaken over a minimum period of 23 months
during which the knowledge and theory gained in academic study is complemented by
practical experience.
At the start of the APC candidates should choose an appropriate pathway. This should
be done in consultation with their employer and relate to the work experience available.
Relevant pathways include Commercial Property, Property Finance and Investment,
Valuation, and Planning and Development.
During the training period candidates are required to achieve a variety of
competencies. All candidates, irrespective of pathways are required to achieve a
number of mandatory competencies such as ethics, conflict avoidance and client care.
In additional candidates are required to achieve technical competencies related to
their pathway.
When a candidate starts the APC process they will be assigned a supervisor and
counsellor to provide advice and support throughout the process. Prior to going forward
to the final interview they must be satisfied that the necessary levels of each required
competency have been met and confirm that the candidate is ready for the final
assessment.
The final assessment is normally conducted by a panel of two assessors and a chairman.
It is their role to judge whether a candidate is competent to practice as a member of
the RICS.
David Varley is the Regional Training Advisor for the RICS in the North East of England. His
role is to advise organisations on all aspects of the APC. David’s key message on the
APC is ‘that it is a process in which the employers must take responsibility for the
professional training of candidates and ensure that the proper breadth and depth of
experience is provided.’
The RICS designation is highly valued by the property industry in the UK and around the
world. The APC is designed to ensure that new members are competent to practice and
able to maintain the professional and ethical standards expected of them.

Introduction
When embarking upon a degree accredited by the Royal Institution of Chartered
Surveyors (RICS), many students see this as a defined and discrete part of their surveying
education whether this is a three year undergraduate (UG) programme or a one year
postgraduate (PG) conversion degree. And, whilst a good real estate degree does
provide you with transferable core skills and business knowledge, for those students who
choose to remain in real estate, it is only the first part of the process of becoming a
Chartered Surveyor.
The degree should be viewed as part of a five year (UG) or three year (PG) training
programme. It is a modern apprenticeship. The degree is followed by a period of,
normally, a minimum of two years working in practice and acquiring the appropriate
practical competency to practice as a qualified Chartered Surveyor with the MRICS
designation. The second part of this process is known as the Assessment of Professional
Competence (APC) and it is the practical training and experience which, when
combined with the previous academic qualification, leads to RICS membership.
The Assessment of Professional Competence
To embark upon the APC, you need to secure employment as a graduate surveyor with
a company where you will (normally) be supervised by a qualified Chartered Surveyor
with a structured training plan agreed by RICS. They will give you guidance on your
training and day-to-day work. In addition, you will also be appointed a counsellor who
oversees your progress and acts as a sounding board for any concerns or questions.
The objective of the APC is to ensure you are competent to practise as a chartered
surveyor. The APC normally consists of a period of structured training (normally 23 months
during which you must complete a minimum of 400 days relevant practical experience)
and a final assessment interview. To enrol on and start the APC, the candidate must be
in suitable employment with a firm that has a structured training agreement in place (if
this is not in place, provisional enrolment is still possible and should not delay you
requesting enrolment). Key elements of the APC are as follows:
Appointment of your supervisor and counsellor
Selection of competencies
Training, experience and professional development
Recording your daily training in your diary and summarising this monthly in your
logbook
Regular meetings with your supervisor and counsellor
Preparation for your final assessment submissions - records of your training and
professional development and a 3000 word critical analysis
Application for final assessment
Final assessment interview

APC Pathways
The roles of the Chartered Surveyor are many and varied. Chartered Surveyors deal with
all aspects of the land ranging from the rural environment to urban conurbations. All
property and land needs to be managed and understood and that is the role of the
Chartered Surveyor. Historically, the surveyor who undertook a range of roles across
various specialisms was known as a General Practice Surveyor. Indeed, this used to be
one of the principal APC routes into the profession and it is still erroneously referred to as
such by many practising surveyors. However, the RICS now recognises the breadth of
skills and specialisms and has developed a number of APC pathways. The pathway you
choose will be determined by your employment as you can only demonstrate
competence in your chosen area of specialism on the basis of actual work experience.
There are three groupings of pathways as follows. Guides on each grouping are
available from the RICS2.
Property
Built Environment
Land
For the Property group the principal pathways include:
Commercial Property
The work of chartered surveyors in this area covers all types of real estate used for
business purposes. The principal sectors within commercial property are: retail;
office; industrial and leisure. Commercial property serves a vast array of purposes
supporting public and private sector businesses and services, from service industries
to government to civil infrastructure. The exception is real estate related to
agricultural or residential use.
Finance and Investment
Property investment takes many forms, ranging from the traditional, direct ownership
and trading of tenanted land and buildings, to contemporary capital markets
where property revenues are traded as securities or indeed derivatives. Greater
flexibility and availability of indirect property investment products, plus improved
performance benchmarking data means that property has attracted growing
interest as an investment asset class.
Valuation
Property valuation is a core skill and forms part of the professional services provided
by many RICS members. Accurate valuations are vital to a healthy property market
and a stable economy, forming the basis of performance analysis, financing
decisions, transactional or development advice, dispute resolution and taxation.
Management Consultancy
Management Consultants provide independent, impartial advice in all areas of the
business and real estate lifecycle. In the main, they identify and implement business
solutions to real estate problems. They are natural strategists within any organisation
where real estate plays a significant part in the business.

Residential Property Practice
Planners, developers, agents, mortgage lenders, professional advisers (such as
valuers and building surveyors), private and institutional investors and property
managers are just some of the key professional figures that allow the property
market to operate smoothly.
Residential Survey and Valuation
RICS members working in this area provide a vital link in the home buying process.
Surveys and valuations of residential property combine property market expertise
with an understanding of buildings.
Facilities Management
Facilities management (FM) is the total management of all services that support the
core business of an organisation. Good facilities management makes a huge
difference to the efficiency and productivity of a company, its staff and even its
clients. Using best business practice, a company's operating costs can be reduced
while its productivity is increased.
Arts and Antiques
The art and antiques market is greatly diverse. At one end are the collections in
museums and in other public ownership, together with art and antiques owned by
private individuals.
Housing Management and Development
Housing management and development surveyors are spread across the world and
will be required to adjust their work to the specific housing policies and processes
that apply at both a national, regional and local level.
Machinery and Business Assets
In the same way that property surveyors advise and act on property use for business
purposes, machinery and business assets surveyors provide valuation and agency
services for all aspects of machinery and business assets in the industrial, commercial
and government sectors.
For the Built Environment group the Pathways include:
Building Surveying
Building surveying is one of the widest areas of surveying practice. Chartered
building surveyors are involved in all aspects of property and construction from
supervising large mixed-use developments to planning domestic extensions. This
varied workload can include everything from the conservation and restoration of
historic buildings to contemporary new developments.
Quantity surveying and Construction
Quantity surveyors are the cost managers of construction. They are initially involved
with the capital expenditure phase of a building or facility, which is the feasibility,
design and construction phases. Quantity surveyors work in all sectors of the
construction industry worldwide.
Project Management
Project Managers occupy a central role in the development process, driving
successful completion of projects.

Building Control
Building control surveyors ensure that that building regulations and other legislation
are followed in the design and construction stages of new and altered buildings.
Taxation Allowances
Taxation allowances surveyors combine the skills of a Quantity Surveyor with their
knowledge of construction and experience of legislation, accounting and
investment.
For the Land group the Pathways include:
Planning and Development
The planning and development field is a specialist area, which impacts not only on
the physical aspects of the built environment, but the social and environmental
aspects as well. The profession is continually evolving with a wide range of
environmental, economic, political and social relevance to its day-to-day activities.
Rural
Rural surveyors enable the rural economy and environment to thrive and flourish in a
variety of ways by virtue of their experience and expertise across a very broad and
diverse range of activities.
Environment
Every chartered surveyor must consider the environmental factors within the
parameters of their profession. Environmental surveyors are specialists in all aspects
of the management, monitoring and assessment of the environment in the context
of real estate, land and construction.
Minerals and Waste Management
Minerals are the raw materials needed to supply the construction and
manufacturing industries and provide fuel for the world's energy requirements.
Geomatics
Geomatics is the science and study of spatially-related information focusing on the
collection, interpretation/analysis and presentation of the natural, built, social and
economic environments.
APC Competencies
The APC structured training period is primarily competency-based. It requires you to
demonstrate that you have the skills and abilities needed to perform specific tasks or
functions. The competencies are based on attitudes and behaviours as well as skills and
knowledge. The specific competencies you must demonstrate depend on the APC
pathway you follow. Each pathway requires a period of structured training during which
you complete the mandatory and technical competencies that make up the minimum
requirements for the APC. For each APC pathway these competencies are defined and

Conclusion
Becoming a Chartered Surveyor is a rewarding and enjoyable career. It is varied and it is
always interesting. However, it is also a profession and professions, quite rightly, are there
to maintain standards and quality. The APC is part of that process.

Business Skills at the Core of a Career in Property

Over the last two decades the property skills set has increasingly become one which
has business skills as its core. This in particular, reflects the evolution of property
services into a mainstream professional business service sector on a par with
accountancy and management consultancy. Property consultancy skills have
become the focus of provision displacing the more traditional bundle of transactions
and built environment related skills. This shift is also reflected in the focus placed by
many of the firms featured in this publication on the key words of ‘consultant’ and
‘solutions’ as essential descriptors of their core activities.
At a wider level it reflects a very significant process of growth and change in
property markets which has happened on a global basis. A key component of this
change has been an expansion in the range of property investment and
development activities combined with an increase in their sophistication. Occupier
requirements have also become more complex. These changes increasingly
necessitate a property skills set which is focused on business skills. The rise in
importance of the indirect property market comprising of the listed property
companies and in particular, the non-listed property funds has created the need for
a whole new property skills set with mainstream economic and financial skills as the
dominant components. Recent developments in more traditional property skill sets
such as those relating to property valuation and management increasingly reflect
the application of skills taken from finance and business management.
A further factor which has contributed to this emphasis on business skills has been the
increasing internationalisation of a wide range of property involvements. Again the
firms represented in this publication are excellent examples of this trend with the
majority offering common global and Pan-European delivery platforms. The
internationalisation of the property services sector has promoted an international
best practice property skills set with business skills at its forefront.
The increasing emphasis on business skills is also reflected in the provision of property
education. Increasingly, property courses at both undergraduate and postgraduate
levels are offered within a business school setting. All retain the accreditation
advantages offered by the RICS but deliver graduates who are equipped with the
necessary business skills to pursue a career in property at the highest level. In the UK
and Europe an increasing number of property graduates entering employment will
come from a business school environment. In the United States the majority of real
estate graduates are from a business school background.
A career in property is increasingly one which has business skills at its core and a
property specific business school education as an essential backdrop.

Will Employers want me with a non-cognate degree? Andrew Ellison, BA(Hons) MRICS, Associate Head (Property), Faculty of the Built Environment,
The University of the West of England.
With a non-cognate degree in Geography, History, Classics or heaven help us,
English Literature are you not at a distinct disadvantage when it comes to getting
that first job as a trainee Chartered Surveyor? Surely the companies will cherry pick
the best of the undergraduates who were lucky enough at aged 18 to know that
they already wanted a career as a property professional? The answer is no.
As a late entrant into the property world you are certainly not at a disadvantage.
Being a Chartered Surveyor may sound as if it relates solely to “bricks and mortar”
but it is in fact probably the most sociable of all the traditional professions. Good
networking and negotiation skills are not only necessary for property agents but are
central to all the specialisms within the profession – you need excellent
communication skills to be able to maintain good relationships with colleagues, rivals
and clients – and surveying firms are well aware of the transferable skills that non-
cognate degrees confer. Moreover, the fact that you have chosen to enter the
profession at a more mature point in your development speaks of a steel and
determination that can be vital in your future success.
The MA in Real Estate Appraisal and Valuation at UWE offers a fast track way of
taking your graduate status and gaining a post-graduate qualification that is
accredited by The Royal Institution of Chartered Surveyors. At the end of a year’s
intensive study you will be prepared for entry into surveying practise armed with your
MA and will be ready to start your 2 year’s diary preparatory to taking your APC and
gaining your letters, MRICS. This timetable will leave you only one year older than
your professional contemporaries who undertook their qualifications via a cognate
undergraduate degree programme .
As a Chartered Surveyor you will find you have entered a profession with a huge
variety of employers, a wide geographical spread including international
opportunities, and an almost infinite variety of work where each day of every week is
different, and where boredom is never an issue. How do I know? Well, I started out
with a degree in English Literature and can confidently say that that did not hold me
back. I can only encourage you to take the plunge and enter this exciting and
interesting profession which touches on the lives of each and every one of us by
forming the built environment in which we live.

Postgraduate Property Courses - A popular choice for entry into

There is a wide range of postgraduate property courses available to choose from. These
include RICS-accredited courses designed specifically for graduates from non-property
related disciplines wanting to become Chartered Surveyors and enter the property industry.
These types of courses are often referred to as conversion courses.
In the last 10 years, student interest in, and recruitment to these professional postgraduate
courses accredited by the RICS has grown considerably.
Figures produced by the RICS shown in the table below reveal the growth in popularity of
surveying courses. In particular they highlight the substantial growth in the use of
postgraduate courses as an entry route into the real estate and construction professions
during recent years.
The figures show that the number of students enrolling on UK RICS-accredited postgraduate
courses has overtaken undergraduates as the largest source of surveyors into the industry.
The trend towards higher student enrolments on postgraduate courses as compared to
undergraduate courses has been consistent since 2005.

The majority of RICS-accredited postgraduate courses are available to study on either a full-
or part-time basis.
The full-time route is normally completed in one year. This intensive study route enables
students to complete their course as quickly as possible and get out into the industry.
The part-time route is generally chosen by students in their first job in the property industry,
normally studied as day-release over two years. There are several advantages of studying
part-time. Firstly your employer may pay, or help with, your course fees. Secondly you can
start on your APC (Assessment of Professional Competence) diary/logbook of professional
development from day one. And, importantly, you will gain on the job experience, receive
advice from colleagues and make numerous contacts – all of which will aid and enhance
your coursework.
Specialist courses, via distance learning and utilising web-based learning methods, are also
available and are becoming increasingly more popular.

When choosing which mode of study you should ask yourself how you work best – for
example are you disciplined enough to complete a distance learning course? Or, would the
more communal and structured experience of studying either full-time or part-time on day
release be more motivating for you?
Whichever mode of study you decide on there are also many important aspects to consider
when choosing a university and postgraduate course. RICS-accreditation is a must. In
addition you should look for a course at a university with a great reputation in property
education, good employability record, close links with industry, regularly updated
programme content, field trips and dedicated postgraduate facilities such as resource rooms
and IT suites.

Diversity in the Property Industry
Mark Goodwin, RICS Director of External Affairs
IN August 2010, Deputy Prime Minister, Nick Clegg spoke at RICS' London headquarters on
''Closing the gap: building an opportunity society'' outlining current work to bridge gaps in
access to professions. He welcomed the work of the Gateways to the Professions
Collaborative Forum which includes RICS, in opening up the professions.
Social mobility is a crucial issue for RICS; as a public interest body, aiming to raise standards in
property and construction, RICS contributed to the Panel on Fair Access to the Professions,
published July 2009, which made 88 recommendations designed to open up the professions
to people from low to middle income families.
RICS' evidence highlighted the new Associate qualification (AssocRICS) as a huge driver of
increased social mobility in the property profession.
As well as social inclusion RICS is committed to its diversity strategy which aims to ensure that
people are valued for their skills and talents regardless of gender or ethnicity. RICS’ last APC
intake survey researched 26 firms who provided information about the gender and ethnic
background of their trainees. The prevalence of male trainees (69%) over female (31%)
across firms continues and in terms of ethnicity, 8% of trainees are non white.
There’s no doubt that the property profession is male dominated but times are definitely
changing. Around 15 percent of the surveying profession is female and in 2010 nearly a
quarter of the candidates who successfully passed their APC were female suggesting that
property is becoming a career of choice for women.
Surveying is a diverse and exciting career choice and it’s appealing to a wider audience. For
Desiree Bingandadi, gaining MRICS means a passport to work around the world, which was
what appealed to her when she first embarked on a career in surveying. Desiree holds a
commercial property management masters degree and works for DVS, the commercial arm
of the Valuation Office Agency, which provides professional services to public sector clients.
“As a 'third culture kid' I enjoy meeting and interacting with people from all walks of life and
surveying allows me to do this," explains Desiree. "When I first chose surveying as a career, I
liked the fact that the work is varied, every day is different and you work in and out of the
office."

Distance learning: an alternative route to career success in

What does distance learning look like today?
Distance learning has come a long way from the days of solitary study by
correspondence course and is now a highly interactive, multi-media experience which is
well-equipped to meet the lifestyle demands of busy property and construction

Property is a “people’s business” - what you know is important but who you know will
help create opportunities. The University of Westminster delivers a series of
undergraduate and post graduate property courses including BSc Real Estate, BSc
Property and Planning, BA Business with Property and Masters in Real Estate
Development, Property Finance and Property and Facilities Management. These enable
students to develop the core skills and knowledge required for a career in the property
profession including the first steps towards becoming a Chartered Surveyor.
Getting to know and respect people will help with job seeking, winning instructions,
sharing information and enjoying the social aspects of the property industry. In 1929
Frigyes Karinthy mentioned the notion of “six degrees of separation”, a notion claiming
that you can contact anyone in the world by getting the 6 correct links. These 6 links are
substantially reduced in the small world of property particularly due to today’s electronic
communications. Clearly there is an element of luck to get these links but to a large
extent one makes one’s own luck in this world! To create luck you need a working
knowledge of property and the property markets (often starting at university) and then
you need to meet people and be friendly towards them.
Making contact is important and is relatively straight forward in this industry. But do not
expect instance success or information from contacts. Networking can be useful over
the longer term. Sometimes you may be in the right place at the right time and meet
people who want to appoint you immediately. At other times in may take a little longer.
Recently I was phoning around for some help and spoke to a person who gave me
excellent detailed information and reminded me that I had helped them when they
started their career over 10 years ago and was more than happy to return the favour. I
encourage all students to meet others at all opportunities. Networking events include
those organised by various bodies such as RICS Matrix, Women in Property and RICS
Local Associations. They also include less formal events including the surveyors’ rugby
sevens, maintaining friendships that you made at university, taking part in community
events, attending sports clubs and other social activities.
Keep in touch with people throughout your career. Don’t be shy to talk to people,
always be interested in what others have to say and respect other people’s views even if
they do not coincide with your own. Most of us (especially early in our careers) are shy
and perhaps a little scared when first entering a room of what may seem like strangers.
But remember that all Surveyors at whatever level are human beings, they may appear
a little more comfortable but that is because they have had more experience and know
others. If available, look at the attendees lists beforehand and research a few so you
know a little background about them. Think about topics you can raise before you
attend networking events. These may include current affairs, recent property deals,
sporting events, holidays etc. Networking is not easy at first but, as with just about
everything, becomes easier with practice. Be bold, introduce yourself to others and
remember who you have spoken to – you may need their help and advice in the future
– and importantly they may also need to contact you.

Shopping for your Top Career Professor Sarah Sayce, Kingston University
Everyone loves shopping – or so we used to think. Retail for many years has been the
star performer in many property investment portfolios. Working in both retail property
development and in retail lettings and investment agency has provided some really
exciting career opportunities. Until 2007, when the economic bubble burst, rising
consumer spending brought seemingly ever increasing demand for retail floor space to
satisfy the needs of big name brands. Property developers responded to this challenge
with exciting and innovatively designed shopping centres such as Liverpool One,
MetroCentre in Gateshead and Westfield Stratford in London. Such big and highly
successful developments have attracted enormous footfall and provided investors with
high performance in terms of rents and capital value growth. Even in the downturn big
schemes, in spite of their success, have not been without controversy, particularly where
they have been built in out of town locations such as Bluewater, as they have caused
concern that they were killing the high street and damaging the vitality of town centres.
All the time that increasing spending underpinned our love of shopping, all was well, but
things have now changed. Social and technological changes mean we now shop on
line - and many high streets have become dominated with coffee shops (just how many
coffees can we drink?) and charity shops interwoven with standard high street users. A
recent report concluded that one in 7 high street shops now lie empty, with well-known
retailers going bankrupt, landlords losing money and communities losing facilities.
So what can be done and what has this to do with your career?
The Government’s high street guru, Mary Portas, has suggested 28 ideas to revitalise our
centres mainly based on public sector funding but are also calling on landlords to be
more engaged in their communities, but some experts are saying this is not enough.
Property advisors have always been at the forefront of innovation and their key role is to
advise landlords and tenants in both private and public sectors on what properties are
needed and where demand will come from. Those working in the development sector
in particular are able to interpret social trends in order to know how to anchor financially
viable developments, whilst managing agents can help reduce the costs to owners of
holding empty property and finding new types of occupiers.
We are now seeing some of our high streets losing familiar retail brands; other occupiers,
particularly health and fitness, niche fashion retailers and those based in the creative
industries are moving in and London is just gaining its first ‘social ping-pong’ club!
Elsewhere, shopping centres are being refurbished and property companies,
increasingly working with major occupiers, are seeking many innovative solutions to
attract people to come and enjoy the experience of the town centre as a place to
meet, do business, relax and exchange ideas (and money!) . We may spend increasing
amounts of time interacting with computers but people are essentially social creatures.
Although the way we use our town centres may change, we will always need them. This
means we need property professionals with creative ideas to help reinvigorate our
towns and ensure the right occupiers in the right places. A qualification in property
development or estate management will help you learn how we plan our towns and
cities, how development works and what makes financial sense to owners and
occupiers. There is no doubt it is a great career for those with ideas and intelligence
and a good business sense.

Kate Murphy
I finished my Masters in Real
Estate at Kingston University in
September 2010 and joined
Allsop immediately afterwards.
My first rotation was in the
Commercial Valuation team
which provided an excellent
grounding for my career in
property. I was able to put all the
theory learnt at university in to
practice and was involved in a
range of projects from desktop
valuations to red book valuations
for loan security purposes and
purchase reports.
After 6 months, I then rotated into
our Business Rates team where I
was able to get involved with
rating appeals for a host of
national retailers and a large hotel
operator. I also had the chance to
attend a Valuation Tribunal which
was very exciting!
I was offered the chance to go on
secondment to a major UK Bank
for my third rotation through the
Bank’s good relationship with our
successful Receivership team. I
found the experience extremely
useful for widening my perspective
in relation to how a large financial
institution operates and how
property fits in to the bigger
picture. The placement also
provided me with the opportunity
to build contacts with the Bank
and maintain Allsop’s professional
reputation at the bank.
My final rotation has been in the
West End business team providing
me with an opportunity to
experience one of the World’s
most exciting property markets.
Working directly with two highly
experienced partners, I was able
to get involved with pitching for
business, bidding for buildings on
behalf of clients, and a number of
leasing disposals and acquisitions.
Aside from work, Allsop has a great
social side, I have taken part in the
JLL property triathlon and played
netball for the firm’s team. There
are plenty of regular social events,
such as a summer party, hosting a
tent at the Surveyors 7s, and an
annual quiz night, where I even
won an ipad!

Tom Evans, Agency, London How did you enter the property industry? I
was a late comer to the property
profession, having originally trained as an
electrician after leaving secondary
school. However, after spending time
working for surveyors in Cambridgeshire, I
decided to pursue a new career in
surveying. I started at Reading in 2007 on
the BSc Land Management course (now
BSc Real Estate) graduating in 2010. I was
lucky enough to secure a job prior to the
completion of my degree, and joined the
graduate programme at Capita Symonds
in September 2010.
How was your training at Capita Symonds
organised? The graduate training at
Capita is structured into two 12-month
graduate rotations. I started in the
Corporate Real Estate Management
Team, my main client being McDonalds,
and was responsible for the management
of their surplus property portfolio. It was a
steep learning curve as I was immediately
involved in client meetings and dealing
with tenants across a large national
portfolio. My current role is in the
Development team, a very dynamic
team that sits within the wider agency
department, but covers investment,
planning and agency. I have been given
great exposure to clients and prestige
projects, including bidding on sites at the
Olympic Park, finding a new site for a
niche film studio and selling a 100 acre
development site in Switzerland (which I
spent three days measuring).
Did you enjoy your training? I have had a
great 18 months at Capita Symonds. The
12 month rotations allow you to develop
good relationships with colleagues and
clients, and become a valued member of
the team. I have been given a huge
amount of responsibility and seen a good
number of projects through from start to
completion. I have recently been accepted
onto Capita Symonds BusinessWise, a
postgraduate programme run in
conjunction with the University of Salford
and fully funded by the company. I feel that
the experience and training provided at
Capita Symonds has provided excellent
preparation for my APC and future career.
What was the most memorable experience
while training? My most memorable
experience so far was working on the
National Grid tender and the resulting win.
As part of the Capita Symonds bid I
travelled the UK, on what became know as
‘Tom’s Tours’, meeting colleagues that
would be involved in the National Grid
project if successful. I kept a video diary
during my travels and this footage became
part of the final pitch for the work. Following
a lot of hard work by the rest of the bidding
team, Capita Symonds won the mandate to
dispose of 400+ sites on behalf of National
Grid. It was a great experience to be
involved in a big win for the company.
What support do you receive towards your
APC? Capita Symonds provides various
forms of support for the APC, including an
external assessor who comes in to conduct
revision seminars for each competency.
Capita also provides internal mock
interviews, helping to ensure that we are
fully prepared for the real thing. My
appointed supervisor and counsellor have
both been a great source of support from
the outset.
What do you enjoy about working in your
office? The Capita Symonds office is a very
sociable place to work. I play for the softball
team and have recently run the Edinburgh
marathon with other members of my team
raising money for Macmillan Cancer Care.
Our new office in Shaftesbury Avenue
means we are now a stones throw from
Covent Garden, Soho and Piccadilly Circus.
What does a normal day entail? The great
thing about working at Capita Symonds is
the variety that the job role offers. I have
had the opportunity to manage property
portfolios for clients ranging from institutional
investors to local London-based charities. I
have worked on bids for sites ranging from
1m sq ft buildings on the Olympic Park to
5,000 sq ft studios in Camden Town. I am
rarely in the office for the entire day and
constantly meeting new people, which
makes my job fun.

After completing a Management Studies degree at Nottingham University I decided to pursue a career in property so completed a Masters in Real Estate at Reading University. I knew that I wanted to work for a large global company with a broad range of opportunities so CBRE seemed the perfect choice. Before joining the graduate programme I completed a 3 month internship in the Property & Asset Management department. I am now based in the Investment Valuation department for one of my graduate rotations. At CB Richard Ellis from day one I was given a great degree of responsibility. I value my own patch of properties in the Thames Valley region and work alongside a Director managing the portfolio valuation of four leading funds. Having exposure to some of the biggest and best clients on a monthly basis is invaluable. The work life balance at CBRE is unbeatable. We work hard but there are always numerous social opportunities to get involved in with people from all departments, giving you a really good opportunity to get to know people from across the whole company. My tip for future CBRE graduates would be to speak to as many people within the company and the property industry as you can. Why did you choose Surveying as a career choice? Fascinated by buildings at a young age, it was a toss up between Architecture and Surveying for me. After time, I came to realise my skill sets were far more aligned with that of a surveyor and once I had gained work experience in the field, it went from there. Why did you choose Cluttons? The people here are extremely friendly and working for a medium sized firm was an essential factor in choosing Cluttons as you gain greater responsibility from an early stage and your achievements don’t go unrecognised. What is your greatest achievement as a graduate so far? Part of my work as a graduate involves business development. I successfully managed to invite Cluttons to a private tender for rating work on behalf of a London Borough Council comprising a large portfolio of properties. What support have you received in order for you to study for your APC? Cluttons has a great initiative by assigning graduates with ‘buddies’ which involves teaming up with a fellow grad and helping each other to keep on track with their APC. I have regular meetings with my APC Supervisor who reviews my diary and gives mock APC questions to test my professional progress. Cluttons organise in house CPD lectures and they have provided ample amounts of training which count towards professional experience. All in all, I only have myself to blame if I don’t pass!

I graduated from Reading University in 2011 having completed a Masters in Real Estate, during which time I obtained some work experience within the National Investment department at Colliers International. Having been offered a job in the Valuation department I joined the graduate scheme in September 2011. I have spent much of the last year working on portfolio valuations which has involved carrying out regular property inspections, attending a number of client meetings and preparing reports for clients. My day to day role offers me direct contact with clients and I have received a high level of responsibility in my first year, an invaluable experience at such an early stage of my career. During the next year in preparation for my APC I will be undertaking a rotation to the Logistics and Industrial Department in order to gain agency experience. I also plan to gain some Landlord and Tenant experience with our Commercial Lease Consultancy department. The company offers excellent support towards the APC, regularly holding in house revision sessions and seminars which have enabled me to expand my
knowledge of the core APC competencies and increase my understanding of the wider property market.

I graduated from Nottingham Trent University in June 2012 with a RICS accredited BSc (Hons) in Real Estate. In 2010 I undertook a sandwich placement with Colliers International where I was based with the Licensed and Leisure team and I subsequently re-joined as a Graduate within the specialist team upon my graduation. During my placement year I dealt with the agency services, client instructions and became the first port of call for certain clients. Since re-joining the Licensed and Leisure team as a Graduate I have had more responsibility and have been exposed to other areas which include acquisitions and the professional services which Colliers International provides, such as large national valuation of a pub company’s portfolio. Since joining Colliers International I have been able to gain experience in all areas necessary to work towards completing my APC. Working for a company which offers so many different services means that as a Graduate there are always opportunities to gain exposure to other competencies and I have found myself working closely with other departments. There is always the opportunity to experience different competencies, you just have to ask! As a Graduate at Colliers International you are given a lot of responsibility, client exposure and support in the form of graduate training days and revision sessions. Throughout my employment at Colliers I have attended CPD events, young property surveyor networking events, client and social events. Since day one at Colliers I have felt part of the team, have been able to grow professionally and have had lots of fun along the way!

Emma Coe Retail Investment London West End Office Assistant Surveyor Where did your interest in surveying stem from? I first became interested in surveying after doing some work experience at Bidwells in Cambridge when I was at school. I studied BSc Geography at Nottingham University and after graduation; I then obtained further work experience at a commercial real estate firm in Cambridge and London which cemented my interest in the profession. I enrolled onto the MSc Real Estate course at Reading University and the rest is history!
Why were you interested in a Graduate position at C&W?
One of the main reasons I was interested in a graduate position was the highly regarded graduate training scheme. At C&W you have 3, 10 month rotations, which means you obtain a wide range of experience but also spend long enough in each department to gain a full understanding of the work involved and be given a high level of responsibility. The open and personable culture of the firm which was demonstrated at an evening lecture was also a big attraction for me. Property is notoriously sociable and sporty industry, what activities are you involved in? I am heavily involved in the C&W sporting calendar. I play for the netball team, softball team and I annually take part in the Property Race Day Golf Challenge. In addition, I am also a member of Women in Property, which is a great way to build up contacts with professionals and build upon wider knowledge of the industry. What qualities do you think Graduates need to succeed at C&W? Graduates need to be hard working and determined and have a real passion for property. Assistant Manager Valuation Team Becoming qualified in November 2011 has been one of the many highlights of my time at Drivers Jonas Deloitte to date. Since qualifying I joined the Corporate Valuation Team and have been working on a wide variety of projects, including valuing specialist assets ranging from conference centres to car parks, as well as conducting negotiations and disposals. One project I have particularly enjoyed is the disposal of a substantial underground car park in the heart of London. The team had already provided valuation advice prior to me joining and we were instructed to market it. I was given the responsibility of leading the marketing and running the bidding process. We had a lot of interest from parties and I worked with the client to select the preferred bidder, negotiate heads of terms and then project manage the due diligence and the deal closure. This involved regularly working out of the client’s offices and coordinating over 25 people! It was the first time that I had acted in a project manager capacity and it meant that I was constantly learning new skills. It also developed my understanding of the process after ‘Heads of Terms’ are signed, and particularly understanding the many complexities involved with a trading asset. These new responsibilities allowed me to stretch myself although I always had the full support of other members of the team. My first year as a qualified surveyor has been a great experience and extremely rewarding. I am running projects and taking on more responsibility and I can clearly see my progression in the firm

GRADUATE CASE STUDY Fred Walker Industrial Lease Consultancy London West End
office Our department of three - one partner, one associate and one graduate, (me!) – provides Lease Consultancy advice on Industrial Property. Our team sits within the larger Industrial Department, which provides other services including valuation, rating, agency and management. Gerald Eve represents both landlords and tenants, which enables me to appreciate both sides of the deal, whether it’s
measuring up a property, gathering evidence or negotiating. Our clients vary in size, from large corporates with many properties across the UK to smaller land owners. My typical week begins with a team meeting at the office on Welbeck Street; discussing site visits, negotiation strategies and potential new business. Monday and Tuesday are then spent speaking with agents, going over evidence and examining legal documents. Wednesday site visit: an early start is necessary when visiting properties outside of London, to miss the traffic. On-site, we measure up and take photographs of the property and comparables. The final days of the week are spent calculating the areas and drafting reports, finishing in time to head down to the pub for lunch on Friday. At Gerald Eve we play sport on Wednesday and Thursday evenings. This summer I’ve been playing softball in Hyde Park, and hockey and cricket in Battersea. In the winter there is football, and netball for the girls. I knew property was for me, right from my first work experience. I went on to study Geography at Durham University before going to Oxford Brookes to take an MA in Real Estate Management - the classic surveyor’s route. I have just completed the first ten months of my APC and the lifestyle in the industry is second to none. I first joined Grosvenor on the two week summer intern programme after completing a modern languages
degree at Cambridge. The internship was a great way of finding out more about Grosvenor and the property industry. I spent my first year of the two year
Graduate programme in the London Estate Retail Team. It was a great place to start as I had spent the Internship in the team so already knew a lot of friendly faces. During the year I worked on rent reviews, lease renewals, asset management strategy, new lettings and a whole plethora of other random tasks that are associated with lease management of such a varied portfolio. My next six month rotation was spent in the Property Management Team.
The most enjoyable element of this rotation was spending time on the London Estate and getting to know our properties and residents. It was often fast paced and varied, having to react to unforeseen issues and deal with them there and then. My final six months of the programme was spent with the Offices Team, which involved another mix of roles including investment activity, lettings, lease management and acquisitions. By this point I was taking on more responsibility and getting closer to taking my APC. During the two year programme I undertook an MSc in Real Estate Appraisal at Reading University, whilst working towards the APC. It was quite hard work to keep up the day job alongside the masters, but also very rewarding as I was learning the theory whilst putting it into practice. Grosvenor provided great support throughout the masters and the APC, and former graduates gave me great support. Since qualifying I spent a year working as an Asset Manager in Grosvenor Fund Management, working on Liverpool ONE. This was a fantastic opportunity to continue learning about the world of retail on a world class asset in a whole new city. I split my time between London and Liverpool and thoroughly enjoyed the experience. I managed an area of the portfolio consisting of retail and office space and worked mainly on lettings and strategy. Since then I have been continuing to work as an Asset Manager, but now back on the London Estate, in the Eaton Square portfolio. This is an entirely residential portfolio, so a big challenge to learn about a whole new market, but a great privilege to be able to do so at the ‘jewel in the crown’ of the London Estate.

From day one I have been given a great deal of responsibility, taking on important and exciting roles within a diverse range of jobs, involving both contract and professional work. Having the opportunity to carry out my own inspections, surveys, negotiations with Contractors, and meetings with a whole host of different
people from within the property sector (to list but a few), has made my role as a Graduate Building Surveyor at GVA extremely rewarding. It's incredibly satisfying seeing the work I am doing have a direct impact on the success of each project. “What kind of support have you received for your development?” As a non-cognate student, combining work with a part-time Building Surveying MSc course, I have found GVA to be thoroughly supportive. This has not just been in allowing me the time required for my studies, but the guidance and support I have received from all of my colleagues has been invaluable. In the London offices we also run a programme of lunchtime present- ations, where the graduates take turns week by week to present a range of different topics directly related to our day to day work. The type of work in the Valuation Advisory team involves valuing an array of different buildings, from small one-off office buildings to retail parades, hotels and small shopping centres.
I have had the opportunity to get stuck into a range of projects, and this diversity has enabled me to get to grips with a range of different valuing techniques. As time has gone by I have been given more and more responsibility; I am now conducting valuations from measurement and inspecting the property, right through to valuing and writing up our findings in reports for the client. Being in Valuation means you also get out of the office and I
have visited various sites in the south east; being in property is thankfully not just a desk job.
Having my first seat in a Valuation team has been amazing as there are over 12 first and second year graduates within the department so settling in could not have been easier!
Graduate Case Study Jack Farmer – National Investment, Birmingham My seat with the National Investment team focussed on the sale and purchase of assets in the Midlands region. The type of work the team is engaged in spans the Retail, Office and Industrial markets. Initially, my primary role was focussed on assisting members of the team with valuations and reporting to clients. During these initial stages senior team members were keen to ensure I was getting as much exposure to the market as possible, a factor that is central to being able to advise clients on their assets. As my confidence and knowledge developed I was able to begin providing advice directly to clients as well as undertaking complex analysis of a wide range of assets using valuation software and excel programs. Throughout this stage of my rotation I was also tasked with meeting agents and clients and conducting viewings on properties that the team were disposing and acquiring. During the final phase of my rotation I was entrusted with the responsibility of handing my own investment sale. This allowed me to put into practice the experience and market knowledge I had gained to date. My time in investment has been invaluable to my career so far and has provided me with a good understanding of property fundamentals and market trends.

Ali joined Lambert Smith
Hampton’s graduate programme
in 2001 having graduated from
Kingston University. His degree
included one years experience
working client side for BT Property
(now Telereal).
According to Ali, Lambert Smith
Hampton was his preferred choice
when it came to property
consultancies. Ali completed his
two year APC within 18 months,
whilst moving through the Property
Management, Valuation and
Investment departments as part of
our graduate programme. Ali then
joined our London based
Investment team on a full time
basis in 2003, where he is now
acting on behalf of private
investors, property companies and
institutional investors.
Ali’s career has since progressed
significantly; he was promoted to
Associate Director after
approximately three years, making
him the youngest member of the
company at this level.

charity, I-Can, which helps UK

Commercial cricket match. Most

A WINNING STORY
Lizzie Parrott
Savills
New York, 2011
Nothing illustrates the effectiveness
of Sociable Surveyors as well as the
good fortune that befell Lizzie
Parrott.
After a week in Savills’ New York
office, she came back to London
and down to earth with a bump in
July 2011. There was no job to go
to after gaining a 2:1 degree in
Real Estate Management from
Oxford Brookes University.
Then, on 27 September, the call
came: Savills’ London
headquarters had heard about
Lizzie’s work in New York and offered
her a two-year training contract.
She arrived at the Grosvenor Hill
office in Mayfair the following
week.
Lizzie did not understand why she
wasn’t selected earlier to work in a
surveying firm to go through the
assessment of professional
competence (APC) — she thinks
that there must have been
something missing from her CV.
But that was overcome by her
prizewinning video that allowed her
the chance to demonstrate her
personality, tenacity and passion for
property. Lizzie’s two minute video
application outshone the other
candidates who wanted to work in
Savills’ New York offices.
Lizzie arrived at Savills on the 36th floor
of 599 Lexington Avenue. She was
immediately put to work researching
for a new office development in New
York, one so confidential that not even
she was allowed to know the location.
She looked at the general economic
background, using data published by
Jones Lang LaSalle and CBRE. But she
also used online property search
engine PropertyShark.com and
Bloomberg. She transferred the
information to spread sheets and it
was incorporated into the main report.
All this was done under the watchful
eye of Guy Benn, the former City
investment agent who heads cross-
border investment for Savills in New
York.
“Guy arranged for me to go out with
agency Stribling & Associates for the
last couple of days, so I was taken
around the high-end residential
developments in New York,” she says.
“I was looking at apartments worth
between $10m and $30m, but I had to
pretend that I was looking on behalf of
an ultra-high net worth client. I don’t
think they let just anyone around.”
The week taught Lizzie that in
New York, brokers are the big
money earners, not investment
agents as in the UK. Sociable
Surveyors paid for Lizzie’s return
flights and her stay at the Yotel
New York on Times Square in
Manhattan.
