KAWANA LIFESTYLE SUMMER / AUTUMN 2016 A COMMUNITY UPDATE BY RAY WHITE KAWANA The Sunshine Coast Health Campus and the adjacent Oceanside Health Hub together represent one of Australia’s largest investments in health infrastructure and a major driver of economic prosperity for our region for many years to come. The $1.8 billion Sunshine Coast University Hospital will employ about 3000 staff when it opens in 2016 and 4600 staff by 2021. The good news is that many more jobs will also be created by industries supplying goods and services around the Sunshine Coast Health Campus and Health Hub. Much of what the developers said would be created is now out of the ground with workers completing the finishing touches. It’s not until you drive around the back streets do you see the enormity of this project. I recommend that you take the time and drive around the precinct to see what a massive piece of infrastructure we will have operating later this year. Over the past 12 months we’ve seen enquiry increase significantly for homes in and around the hospital precinct and this is due to escalate as we move closer to the hospital opening. It’s certainly exciting times ahead and we’re pleased that our Ray White office is at the epicentre of the action. Finally it’s great to see the Coast being recognised as a leading destination for national sporting teams and events like the Oztag national championships and the other events on lake Kawana. The Brisbane Roar were here during the pre-season and no less than eight AFL clubs have come north for the summer to enjoy our amazing sports facilities. From a rugby league point of view, the Melbourne Storm played the East Tigers to a packed Sunshine Coast Stadium in February while the Storm’s under 20s team will be based here on the Coast and play 9 local matches this year commencing on Sunday March 6. All of these events puts Kawana and the Sunshine Coast at the top of lucrative sports events business and helps promote our brand to a national audience. I think it’s fair to say that the Sunshine Coast is a leading property hotspot and Kawana is driving so much of this interest. The hospital will also create a multiplier effect with new businesses set to establish in order to service the medical and health precinct. COFFEE SET TO FLOW ON FLOREY BLVD.

BEING AN INTEGRAL PART OF THE LOCAL COMMUNITY IS VITALLY IMPORTANT FOR THE RAY WHITE KAWANA TEAM THE ANNUAL LITTLE RAY OF SUNSHINE CHRISTMAS CAMPAIGN TO SUPPORT THE LESS FORTUNATE CHILDREN OF THE SUNSHINE COAST WAS A HUGE HIT AGAIN LAST YEAR.

A NUMBER OF LOCAL RESIDENTS AND BUSINESSES CAME ALONG TO SUPPORT THE CAMPAIGN BY DROPPING OFF GIFTS WHICH WERE HANDED OUT TO OVER 30 LOCAL CHILDREN VIA THE KAWANA WATERS ROTARY CLUB.

BOKARINA BEACH SET TO BECOME EXCITING NEW LOCAL PRECINCT Stockland’s Bokarina Beach precinct at Oceanside Kawana is one step closer to fruition as the developer continues working with the Sunshine Coast Council to progress planning approvals for the project.

Development Manager Mark McMahon said as part of the Oceanside Kawana masterplan, Bokarina Beach is set to be an exciting mixed-use residential, retail and tourism precinct. Features include new homes, boutique shops, cafés and restaurants, tourism accommodation, abundant parkland, a new surf lifesaving club and community facilities, and public beach access.

“THE MASTERPLAN FOR THE PRECINCT INCLUDES EXTENSIVE ON-STREET CAR PARKING FOR VISITORS AND A NETWORK OF WALKING AND CYCLE PATHS CONNECTING BOKARINA BEACH WITH THE FUTURE OCEANSIDE TOWN CENTRE AND KAWANA HEALTH PRECINCT, WHICH INCLUDES THE SUNSHINE COAST PUBLIC UNIVERSITY HOSPITAL AND THE SUNSHINE COAST UNIVERSITY PRIVATE HOSPITAL,” he said.

Mr McMahon said the timing of construction at Bokarina Beach was dependent on a number of factors, including gaining the necessary approvals from the Council.

Ben Wilson’s love of coffee is well known amongst his staff and friends and he couldn’t hide his joy when he heard that one of his favourite local coffee shops is now open on the ground floor of the Pulse Building on Florey Boulevard. The Good Bean is the mastermind of local entrepreneur Shane Hepburn who commenced the business just seven years ago and today has a presence in numerous locations on the Sunshine Coast as well as Brisbane and Melbourne.

“There’s so much happening in and around the hospital precinct, when the opportunity came up to establish a franchise within the area it didn’t take long to commit to a tenancy. I am sure we will get a lot of our business from the Pulse Building tenants and local residents but we are also expecting a lot of the hospital staff to come across and enjoy great coffee while relaxing away from their work space,” Shane said.

The new franchise will be owned by Shane’s good friend Tallon Pamenter and long term Good Bean employee Katelyn Wright.

The ground floor of the Pulse Building will also include tenancies such as Raw Energy, Coffee Club and current Kawana Shoppingworld tenant Wisteria Blue florist.

MARKET PROVE TO BE A WINNER FOR LOCAL BUYER

They say there’s never been an easier time to secure a loan but when you are retired and your cashflow stops then you need someone with the experience and knowledge who can work with the real estate agent and the right bank to make things happen.

That’s exactly where Ray White Kawana and its inhouse Loan Market officer Carol King recently came to assist local couple Beverley Tierney and her husband Fred.

Beverley said they desperately fell in love with a home that Ben Wilson was selling at Bareki Street Wurtulla but it was going to auction and they had an existing house to sell.

“Normally you can get bridging finance but our existing bank couldn’t find a way to help us as we were retired and even though we had sufficient assets we had little cashflow.

‘We were disappointed with the lack of support from our life long bank and spoke to Ben who put us in contact with Carol at Loan Market who we found to have detailed knowledge of many loan providers.

“The whole process was made easier with the guidance of Ben and Carol. They found a way for us to purchase the house and kept us realistic in what our other house was worth and what we would have to do to sell it in the timeframe.

“Carol went above and beyond what was required of her and helped us understand each step of the process. She was ready to answer any questions we might have at any time.

“Having energetic, experienced people like Ben and Carol guiding you through this whole process of buying and selling is invaluable,” Beverley said.

Carol said the beauty of working with Loan Market is that clients can work side by side with the agent as well as a range of banks to secure the best loan for their particular circumstances.

“Different clients have different needs and we certainly don’t take the cookie cutter approach to home loans. Beverley and Fred had specific requirements for their loan and it was great to be able to help them achieve their dream of moving into their new home which was done without any stress whatsoever,” Carol said.
