Location Barry is on the western edge of the triangular peninsula of Barry Buddon about one mile from Carnoustie and 10 miles from Dundee. Both Carnoustie and Monifieth provide for everyday requirements while Dundee offers a comprehensive range of high street shopping, cultural opportunities, professional services and travel links.

The towns and villages on the coast to the east of Dundee including Broughty Ferry, Monieith and Carnoustie, became established in the 19th Century on the back of the jute, jam and journalism industries for which Dundee was world renowned. Even today, the concentration of a large number of very fine houses within a relatively small district is a striking feature of this part of the United Kingdom.

In terms of education, there are primary schools in Carnoustie, Monikie and Broughty Ferry, along with secondary schools in Carnoustie and Monifieth. Private schools in the area include the High School of Dundee, St Leonards in St Andrews and Lathallan near Montrose.

Ravensby Hall is well-placed for all modes of transportation. There are excellent connections to all parts of the country via the motorway network: the A90 travels north to Aberdeen and west to Perth linking into the A9 north to Inverness, the M90 to Edinburgh in the south, the M9/M80 links to Stirling and Glasgow, while the A92 leads over the Tay Bridge into Fife. Angus and the neighbouring county of Perthshire are renowned for the quality and diversity of their field sports with the sport available to rent ranging from red, roe and fallow deer stalking to driven and walked-up grouse, pheasant and partridge shooting to wildfowling. Salmon and sea trout fishing is available on the Rivers Isla, Ericht and North and South Esks, while the River Tay is internationally known as one of the four best salmon rivers in Scotland.

The hills and glens of Angus and Perthshire make them the ideal location for hill walking, riding, cycling and enjoying the beautiful scenery and wildlife. For golfers, there are

several courses to suit every level of ability within 10 miles of Ravensby, including the Open Championship venue at Carnoustie. The world famous courses at St Andrews and Gleneagles are within an hour’s drive. For sailors and water sport enthusiasts, the Tay estuary is a haven. There are several sailing clubs in Broughty Ferry on the west side of Dundee providing yachts for hire and sailing courses. Glenshee Ski Centre (52 miles) has 21 lifts and 36 runs and offers skiing throughout the winter when conditions allow. For those of equine interests, there is National Hunt racing at Scone near Perth and polo at Errol, and there are various livery stables in the locality.

The porch leads to a wonderful reception hall, which gives access to the principal reception rooms including the drawing room with fine parquet flooring and ornate cornice. The formal dining room has a south-facing bay window and a large open fire with decorative surround. The other principal rooms are a cosy sitting room and study, which features a notable marble fire surround. The kitchen has an original solid-fuel AGA and ample space for informal dining. In addition, there is a range of useful rooms, such as a butler’s pantry, scullery, two larders, cellar, coal store, wine cellar and a number of stores.

The first floor accommodation is accessed from a spacious landing, which is flooded by light from the spectacular stained glass window. The master bedroom has a large bay window which provides breath-taking views over the parkland and has access to a large bathroom, which is shared with the next door bedroom. A guest bedroom has a dressing room and en suite bathroom and there are a further two bedrooms on this level, along with a nursery/playroom, family bathroom.

Accessed from the back hall is a large store, thought to have originally been a laundry room, a bathroom and another room with flexible use.

It should be noted that Ravensby Hall has been subject to an annual programme of maintenance and repair throughout the period of the vendors’ family’s ownership which dates back to the mid-1960s. Notwithstanding, the property requires significant modernisation of the services, fittings and interior decoration in accordance with contemporary living standards.

OutbuildingsAdjoining the house is a useful range of outbuildings surrounding a very pretty cobbled courtyard with glazed overhanging eaves. To the west, within the original kitchen garden, is the former commercial boarding kennels building which dates from the 1970s. Beyond this to the south, is the parkland and policies through which the Barry Burn flows. The Barry Burn has a population of brown trout whilst kingfishers, herons, dippers, wagtails and other waterside birds are frequently seen. The subjects of sale include about 580 metres of double bank ownership together with about 66 metres of single (right) bank ownership and 90 metres of single (left) bank ownership. Subject to investigation, the burn may have the potential to provide hydroelectricity in the form of a low head run of river scheme. Interested parties are advised to conduct their own investigations in this regard.

From an agricultural perspective, these fields are in-hand. They have been let in the past for the grazing of livestock. The vendors do not own any Entitlements to Basic Payment.

Lot 2 – Ravensby StablesAdjoining the garden and grounds of Ravensby Hall and extending to nearly one acre in extent, this lot includes the following subjects:

North LodgeOf stone construction, beneath a slate roof, with accommodation laid out over a single storey, North Lodge is a semi-detached cottage which adjoins the range of stables and other outbuildings. Having benefitted from some modernisation of the fixtures and fittings – estimated to be in the 1980s – and with services including mains water, electric immersion boiler and night storage heaters and private drainage to a septic tank, the accommodation includes a kitchen, sitting room, one bedroom and a bathroom with shower.

The StablesThe Stables is an impressive two-storey range of former stables, coach houses and groom’s quarters dating from the 1870s. Providing extensive garaging and storage space at present and including features such as cobbled and flagstone floors and wooden panelling, the building has clear potential for residential conversion in future, subject to the appropriate planning consent. This could either be as a single, large dwelling or up to three smaller dwellings.

Providing garaging and general storage at present, the building is in moderate physical condition.

Between the stables building and North Lodge is an enclosed courtyard with independent access onto the minor public road which bounds the property to the north.

Adjoining these buildings to the south, is a walled garden and orchard. This also has potential for residential development, subject to planning. The nature of construction and height of the fence or wall should be agreed between both parties and erected not later than 6 months after the later of the date of entry of either lot 1 or lot 2.

Travel Directions From Perth take the A90 towards Dundee. On reaching the first roundabout on the east side of Dundee, continue to follow the A90 around the northern side of Dundee following signs for Arbroath. Continue on the A972 and

then the A92 towards Arbroath. Having passed to the north of Broughty Ferry and Monifieth, take the left hand exit signposted to Carnoustie/Barry. Follow the road round and turn left heading for Barry. After several hundred yards, take the right hand turn signposted Mains of Ravensby. Ravensby Hall is the first property on the left hand side.
