    EditorialSurround yourself in style

Well, theres good news and bad news. The good news is were repairing and rebuilding at a great rate. Canterbury construction levels re-wrote the record books last year with $2.5 billion spent on home building and $4b on construction work overall.

So in terms of rebuilding buildings, its full steam ahead. Unfortunately, as far as our citys infrastructure is concerned, we face a rough ride for longer than many of us possibly imagined.

The City Councils 30 year infrastructure strategy has cited that it will take [brace yourself] all of this time to fix our city.

The initial phase of repair and replacement is expected to be completed by Scirt in 2016. Thats good!

However, in many instances even once the network is reinstated, it will not be to the same standard as was typical prior to the earthquakes and it will be approximately 30 years before the whole network is returned to a reasonable level of service, the infrastructure strategy states. Thats not so good.

And then theres the small matter of who gets to foot the bill. Care to guess?

The plan also proposes a 10 percent rates increase from

July, followed by eight percent increases during the next two years. Just in case you were wondering, thats the bad news.

At the risk of being a bit glass half empty, I interpret this as living here is going to cost you more, yet nothings going to change.

So whadda ya gonna do? Well Im going to focus more on turning my humble abode into a little slice of paradise; a veritable island of calm floating in an unending sea of crumpled concrete.

If youre similarly minded, then these pages are just what youre looking for.

We look at the changes to building contracts, what Kiwis want in a new home, renovation ideas that have healthy intentions and outline insulation options before winter bites.

The lead story, Going your own way, is about just this; creating your own sense of style and living in a place that suits you perfect oasis creation information. We also have some quick value adding tips, look at creating new kitchens and imaginative space saving solutions.

Yes, just sitting there is going to cost more so why not do it surrounded by style.

    Architecture

Building is a time consuming and costly process, so ensuring you have a site-specific building contract in place has always been critical. So in this piece Im going to guide you through the latest legislative changes when it comes to this essential piece of documentation. It is fair to say that the average homebuilder possesses little to no knowledge around the legal side of building. Unlike the often black and white nature of contract law, building contracts require a level of organic growth and development, which needs to be addressed in their express provisions.

Building contracts rely on both parties to put clear outlines on the table around the scope of work, payment terms and then the manner in which changes will be addressed.

Falling out of the ongoing costs, damages and battles which emerged from leaky homes during the last few years, we have seen a number of regulatory reviews of the Building Act which have resulted in amendments and changes designed to assist and protect both the contractor and the consumer.

These include amendments such as Restricted Building Work, which required practitioners involved in certain residential work be licensed in order to carry out the work. This work was deemed high risk, not necessarily due to the construction method, but in regards to the relationship being entered into between consumer and contractor.

On January 1, 2015 section 4a of the Building Act was amended to address contractual agreements between consumer and

    Protecting ourselvesBy Cymon Allfrey

contractor. What this regulatory change did was introduce a mandatory requirement that a building contract must be in place for any building work completed over $30,000.

One of the benefits of this amendment to section 4a is that it places the onus on the contractor to mobilise the process and requires certain things to be done prior to the contract being in place; things such as disclosure around the building process and the contractors credentials.

The contractor is required to illustrate any relevant insurances, warranties, occupational licenses, qualifications and so forth, prior to the contract being agreed to. It ensures everyone is aware of the who, what and how behind the contractor. No stone is left unturned in illustrating how the builders competency is measured, ensuring the homeowner is well equipped with information, prior to entering into an agreement.

One of the more contentious aspects of the amendment however, is its introduction of a 12 month period in which the contractor is liable to repair any defects found in the building after completion. What is critical to clarify here is that the contractor, an expert in his/her field, is required to remedy any defects as identified by the consumer, more often than not an average homeowner with minimal knowledge of the construction industry and its associated materials.

The concern I have is the ambiguity between wear and tear and defect. We have seen this in our current quake environment, where the ability to identify damage has been hindered significantly over periods of time.

While identifying damage, such as cracks, was simple four years ago, now these surface cracks can appear as though they are five, 10 or even 50 years old, depending on their location and circumstance. So will the

With more than 20 years industry experience, Cymon Allfrey holds the Chair of the ADNZ National Board and has won the ADNZ National Supreme Award three times in the past five years. Visit: www.caarc.co.nz

average consumer be able to distinguish the difference between wear and defect?

Responsibility is being placed on those without expertise to identify a potential defect, while the onus is on the builder to illustrate no such defect is present. The average punter is perhaps being given power they shouldnt have.

If something is defective, essentially it is not fit for purpose and common law, the Building Act and the Consumer Guarantees Act is clear around this; the supplier or installer is required to fix it. The law is also clear that the responsibility around defects has a limitation period significantly longer than 12 months.

Under the amendment to the Building Act, consumers now have more opportunity to take action. No longer is the home-builder only able to fall back on provisions found within the Building Act, or the Consumer Guarantees Act, should there now be an issue there is now a specific contract for remedy.

While protection for both the consumer and the contractor is essential, is this latest amendment all it is shaped up to be?

Smaller homes, brighter interiors and customised kitchens are the key trends for new houses. The four bedroom, two bathroom home was number one on the wish list of people building new homes in 2014, and the trend looks set to continue in the year ahead.

Generation Homes reports that 59 percent of its customers built four bedroom properties in 2014, while 38 percent built three bedroom, and three percent built five bedroom houses.

The standard four bedroom, two bathroom home is still the most popular among homeowners, says Generation Homes chief executive Kevin Atkinson.

Homes larger than five bedrooms are becoming less commonplace in todays market, which is consistent with the new trend of building smaller homes confirmed by the average house

    New homes

size among group home builders decreasing by 24 sqm in the past year.

Housing affordability, increasing concern for the environment and an effort to reduce energy costs could be behind the new less is more philosophy, Kevin says.

Quality, functionality and design have taken over from square-footage, and people are looking at ways to build a really smart, yet smaller and efficient home for their family.

More than 40 percent of Generation Homes enquiries in 2014 were from people with a household income of less than $81,000, representing the average Kiwi family who are in the market for a more affordable, smaller home.

In terms of interior design trends there was a swing back to lighter colour palettes, according to home stylist Jennifer King from House Couture, who advises Generation Homes.

We have said goodbye to the dark tones of greys and beiges that have been predominant over the last few years, she says.

Bright colours have made a comeback with pastel tones coming through really strongly, and house exteriors are also moving away from the dark colours and going back to traditional white.

In 2014 we saw a huge movement towards the Scandinavian look of light wood and white tones a trend that I expect to continue in the year ahead.

Generation Homes customers were most concerned with the heart of the home, the kitchen. Walk-in pantries, vinyl wood

planking, white cabinetry and neutral palettes were key kitchen trends in 2014.

People are opting for a contemporary look in their kitchens and moving away from more traditional materials, says designer sales manager at Heirloom Kitchens,Tracey Smith.

Engineered stone bench tops and drawer loaded rubbish bins were a common trend, says Tracey, who oversees the design of Generation Homes kitchen plans. We are also seeing a move towards inbuilt range hood cabinetry.

Other trends in 2014 included covered outdoor entertaining areas, walk-in wardrobes and edible gardens.

Bright colours have made a comeback with pastel tones coming through really strongly, and house exteriors are also moving away from the dark colours and going back to traditional white.

Back in the old days wed carry a bushel of disposable cameras, and when we wanted to print off our precious pictures, wed simply leave them at the printer store and wait for however long it took to receive them in the post. With more people choosing to use their smartphone to take pictures, it seems logical then to be able to have an instant lab to transform digital images into an instant in-your-hand photograph in seconds. Five ways to create a

healthy home Most buildings are renovated for functional and energy reasons, but there are other equally important advantages to focus on in a renovation or building project such as health, wellbeing and comfort. Nineteen world leading experts in architecture, civil engineering and medicine were gathered together by the Velux Group for five workshops to discuss and formulate guidelines on how to make a healthy home.

This is a selection of some of the most important tips the group agreed on.

    1. Bring nature inside Living in close contact with nature improves your mood, creates better health and reduces stress, which is why we need to bring nature inside our houses.

When building a house, it is worth considering having at least one outdoor or semi-outdoor space such as a garden, terrace or balcony.

Another option is to make sure that the house provides you with a generous view of the sky and ground; this brings nature inside too.

    2. Correctly positioned windows make the most of fresh airNo one can live without fresh air and the same goes for your house.

More often than not, we cannot sense pollutants in indoor air, but they will affect our health and wellbeing. This is why our houses should offer protection from the hidden pollutants we discharge when we cook, or that are given off from building materials and furniture.

By positioning your windows correctly, you can enjoy the benefits of natural ventilation that will rapidly improve the indoor air quality in your home.

    3. Take control of indoor temperaturesOne of the factors most crucial to our indoor comfort is avoiding unpleasant indoor temperatures.

We spend 90 percent of our time indoors, so make sure that indoor temperatures follow the same rhythm as those outdoors, which rise during the day and fall at night.

Because our bodies are designed to follow the rhythms outdoors, this will automatically achieve what we feel is the most comfortable indoor temperature.

    4. The right amount of daylight at the right time Waking up to natural morning light, plenty of daylight throughout the day and darkness at night are crucial to our health and comfort.

Light and darkness are key elements in keeping our internal body clock and circadian rhythm synchronised. So investing in appropriate measures at home to provide daylight and darkness, such as windows and blinds, can pay big dividends.

    5. Rid your home of stressful noise Apart from being a source of irritation, unwanted sounds, like loud traffic, can cause stress and have a direct negative impact on our wellbeing.

External noise from rowdy neighbours, and internal noise from heating/cooling or ventilation systems, should be kept to a minimum. And even lower noise levels are needed at night.

    In season

Autumn is the perfect time to take care of the little jobs around the home that will make a big difference once winter sets in. Its worth investing a bit of time and money into preparing your home for winter now and youll be sure to save in the long run.

Keep outdoor furniture, umbrellas and childrens toys in good condition for next summer by cleaning and storing them away in the garage or in an outdoor shed, alternatively cover these items to protect them from the elements.

Batten down the hatches by eliminating drafts. A few small cracks can create bone chilling drafts that will hit your power bill and significantly decrease your comfort. Beat the drafts by inspecting all windows, external doors and garage door to make sure they close tightly. Seal gaps with spray foam or weather-stripping where needed.

Clean your heat pump; weather you do it yourself or get a professional in it is well worth the effort. Cleaning your heat pump annually will increase efficiency, remove bacteria, fungi, dustmites and harmful pollens keeping you warm and healthy.

Get ready to hibernate by adding extra insulation to your home. Installing insulation is an easy DIY job, all you need to do is identify where it is needed most. Warm air escapes through the roof so start insulating at the top and work your way down to get the best value for money.

Clean your gutters and downspouts by removing debris. Clogged gutters filled with stagnant water and decaying plant waste can cause water damage both inside and out by allowing water to seep into the walls.

Get on top of roof problems. Inspect your roof for tiles or shingles that are damaged or have shifted and replace them.

Rodents can become a big problem around the home in the cooler months, taking up residents in the ceiling, walls and floors. Stop them from entering your house by blocking off crawl spaces, vents and any gaps on the exterior of your home.

  • Where do you draw your inspiration from when you are designing a space?

The client: what theyre wearing, their favourite piece of furniture, their personality.

What is your most popular product in store?

My resurrected furniture - it is recycled yet is so modern. Its colourful and original and it makes people smile.

Solid colour verses pattern, which do you prefer and how do you use them?

Am I allowed to say both?! And I think, as long as the colours work, they look amazing together.

Do you have a favourite designer, who is it and why?

I am really excited about a young local textile designer Josie Dawson from Josie Dawson Hand Printed Textiles - she has some innovative ideas and its so refreshing to find original work these days. She prints using environmentally-friendly inks and organic materials. These are very important considerations for me.

Is there anything else you would like to add?

Decorating is a first world luxury - dont over-think it.

    B&R | 19

Sick and tired of letting someone else determine your sense of style?

Well youre not alone. It seems like ever more people are left a little deflated by that latest design trend or style, and as such, are going their own way.

And this is exactly what Blue Scarlet is embracing helping people find their own bold sense of colour and working with it to create spaces that wow and excite.

Inspired by her passion for strong vibrant colour and a desire to recreate spaces and furnishings that are both fun and functional, interior designer Lou Barker established Blue Scarlet in Sydenham.

Lou offers her expertise with an interior design service which includes spatial planning, lighting, soft furnishings, window treatments, floor coverings and of course colour.

She talks to Build & Renovate Today about the latest trends and how to rejuvenate your home for any season.

What colours and styles are on trend right now?To be honest, I dont follow trends too closely as I believe in doing what you like, youve just got to be confident about it! However, we are moving away from neutrals and whites and embracing bold colour a bit more - an accent colour on a door for example is a really cool way to add a punch of bright. Brights look gorgeous teamed with more relaxed pastels.

How can people easily freshen up their home? I find changing a room around can be really refreshing and

    Cover story

something as simple as swapping cushion covers can work wonders.

If people want to redecorate their home where should they begin? It depends on the budget! Repainting is an obvious answer and a fresh coat of paint can make a space really come alive. If youre on a smaller budget, again, change cushion covers, or even get a sofa reupholstered. I believe the most successful interiors evolve, rather than those that are put together in one hit. If you follow this rule then the need to redecorate (overhaul your entire decor in one hit) is unnecessary.

What mistakes do people make when they are decorating their home? They follow trends that dont suit their lifestyle and/or personality,

they over-think it and they dont trust their instincts. I think people are too worried about what others will think instead of doing what they like. Dont go all out and do whats on trend otherwise youll have to redecorate in a couple of years - again, it comes down to that evolution.

What are the advantages of using an interior designer to decorate your home?

When the over-thinking does happen, or youre simply too busy, you can get overwhelmed. An interior designer can help streamline the process - finding out the clients needs then narrowing down, for example, their fabric choices - its often simply a process of elimination - thinking about what you dont like before you focus on what you do.

What is the secret to successfully resurrecting a piece of furniture?

Use a professional! These guys have so much experience and in my opinion its money well spent. For an armchair for example, choose the right fabric - too often I have seen a great piece of furniture reupholstered in a flimsy piece of fabric that simply wont last.

    Design concepts

Protecting a rare stand of totara on a small coastal property, while providing a comfortable space for people, was the major design driver for this modest holiday house designed by Arthouse Architecture. Lifted above the forest floor and tucked under the canopy, three small buildings linked by

open but sheltered walkways step lightly through gaps in the trees, ending at the beach.

The position and size of each module was determined by the gaps in the forest coinciding with the original bach, a driveway and a small clearing. Each module is subtly differentiated, the guest wing closest to the road is clad in dark green Colorsteel, reflecting the little corrugated iron sheds you see in the area.

The living module in vertical cedar boards, echoes the trunks of the forest, and the

main bedroom beyond is clad in horizontal cedar weatherboards.

The light and sun that penetrate the canopy reach deep into the rooms via high level glazing, and each module has two aspects: an interior focussed on trees and forest and an exterior face looking out to views and sun.

From the living area large bifolds open to the deck and the sea - at high tide you could almost throw a fishing line from the deck. Internal spaces are deliberately simple reflecting the Golden Bay holiday lifestyle.

The modules provide linked yet separate areas for shared and private living like three little baches hidden in the trees, sitting peacefully in the understory as the forest continues to re-establish itself.

Government moves to open up the New Zealand building materials and product markets to all comers from around the world, irrespective of pricing, will put a high consumer premium on ensuring the fit for purpose quality of what they buy. While the market has been a free entry one for all comers, there has in the past been some protection for local manufacturers through tariffs on goods from countries with which New Zealand does not have a free trade agreement, and through anti-dumping protection against predatory pricing by overseas suppliers.

Why use a trusted brand?Predatory pricing is defined as the dumping of materials or products at prices below that at which the suppliers sells the goods in their country of origin.

The Government has now removed all tariffs on building materials and products intended for use in residential housing, taken off anti-dumping duties imposed on some imports of wire nails, plasterboard and steel bar, and ruled out imposing fresh anti-dumping duties for a three year period.

The purpose of these moves was to lower costs of materials used in residential building, as part of the Governments drive to improve housing affordability, and to keep pressure on materials pricing in the Christchurch Rebuild.

The building industry as a whole had, and has, no problems with the elimination of tariffs. But it takes issue with the measures on anti-dumping because it believes the global trade rules outlawing dumping should be observed.

But it has also warned the Government that suppliers who indulge in predatory pricing may also be the ones prepared to be less than observant of New Zealands requirement that materials and products comply with NZ Standards and the Building Code.

And our message to consumers, DIYers and professional builders alike, is to put your faith in the brands and suppliers whom, from experience, you have come to trust to sell you quality products and provide best

value - and to stand behind the products they sell.

Special care should be taken in purchasing online and at street-side builder auctions. These can be prized outlets for sellers with few scruples about the quality of the wares they are offering.

Building regulations require shower doors to be shatter-proof an absolutely necessary personal safety requirement. A bulk lot of imported unsafe shower doors showed up some time ago in a Christchurch builders auction.

This example reinforced, in our view, the need for consumers attention to the quality of what they buy and the importance of trusted brand suppliers.

The question prospective purchasers grapple with is Should we buy this house? They are faced with a myriad of quandaries, including: what is it worth, can we afford it, does it really meet our needs, might we find something better if we keep looking and so on. While a pre-purchase inspection report cant answer any of those questions, it will provide information to a purchaser or mortgage company about the condition of the building/s and the associated risks.

So what are those risks? Most obviously; what if the house has physical problems that are not apparent? The good news is a thorough pre-purchase inspection by a qualified and experienced building surveyor should identify major defects and areas of risk.

The bad news is non-invasive investigations cannot quantify these risks with any degree of certainty, which is why a recommendation

Pre-purchase inspections - what use are they?for further investigation frequently appears more than once in a pre-purchase report.

Why cant the report provide more certainty? And what use is the mere identification of risk without any certainty about what it might actually mean?

There are a myriad of building-specific designs, construction details and materials, all of which affect what can be assessed. The time of year and the weather on the day also make a difference.

Until technology produces an x-ray like machine which can accurately diagnose the condition of hidden elements such as structural framing, the inspector has to rely on a combination of experience and non-invasive tools.

In short, the only way to collect definitive information about the condition of hidden elements is for a knowledgeable surveyor to gain direct access through invasive investigations. Unfortunately this is seldom possible in a pre-purchase situation because the inevitable damage is not something a vendor is usually willing to accept.

When the report does list one or more such items of uncertain risk, it leaves the parties with the dilemma of considering how this risk might be quantified.

The pre-purchase inspection industry in this country is unregulated. Anyone can set up business as a pre-purchase inspector whether qualified to do so, or not. Many qualified and experienced building surveyors shy away from this litigation-prone work leaving a vacuum for others, far less qualified, to fill.

There are however, professional organisations who have requirements of their members for qualifications, experience and ongoing education. When selecting a pre-purchase inspector, as well as making sure they have insurance, do some background checking on the organisation they belong to.

For example, the New Zealand Institute of Building Surveyors Inc (www.buildingsurveyors.co.nz) has some members who do these inspections. It sets stringent requirements for both becoming and remaining a registered member.

This article was provided by the New Zealand Institute of Building Surveyors (NZIBS).

Big manicured back garden, swimming pool, four bedrooms what do you think home buyers are looking for? There are some things you cant change about your property, but you can take measures to change the smaller, practical things which will endeavour to enhance your home and give it a better chance of selling.

I talk to business owner and manager Lynnette McFadden of Harcourts Gold in Christchurch about the selling power of a home.

In order of importance which features contribute the most as whether a house will sell or not?

The importance of various features regularly changes however the current standouts include:

Kitchens that are crisp and attractive, connecting easily to a dining area (not room) and living spaces. As well as smart bathrooms (with a bath!)

An easy connection between the house and the outdoor or garden area. The old adage of indoor/outdoor flow definitely matters to todays purchaser

Orientation to the sun and light

Living rooms or areas which are congruent with the number of bedrooms. Lots of bedrooms with only one living area falls short for a lot of people

Method of construction, buyers are wary of particular cladding systems.

    Property

What are the simple and inexpensive features homeowners can fix to improve the selling power of their home?

Start from the outside and work inwards:

Well maintained grounds and gardens, trees trimmed, paths swept

    Nothing creaking or leaking

Odours, unless they are lovely, are a no no. Smoking, dogs, cats, mould! Get these sorted

Fix all light bulbs and electrical appliances. These are the little things that create an impression of care. Painting, clearing and/or upgrading come after these.

Which features generally add little or no value? The invisibles, the specialist items that you

love but no one else cares for or values and if they do, dont want to pay for them

High-end electronic items, speakers or sound systems

Some specialist lighting and the wiring that supports it

Swimming pools (for some people) and spa pools that feels plonked into the landscaping

An item that is well beyond the price point of a home i.e. expensive tapware that you cant use easily

Conservatories have been superseded by the outdoor room, fireplace and kitchen.

    How important is curb appeal?

    Very!!!

    Storage

Ever thought of storing items in the stair risers? Or place drawers inside the steps so you can pull them out when you need something? Its a great way to hide items and a bonus that it adds visual interest to your home. Find storage in the stairway wall and under the stairway by adding shelves or a shelving unit that can be pulled out from under the stairs.Ceilings overhead storage is not always the most obvious place you would look to store items, but its surprisingly suitable. Narrow hallways are ideal and if you dont mind a bit of DIY, attach shelving onto the ceiling to make the most out of your ceiling space.

Floor boards if youre not looking up, look down. Find storage under the floor boards where you can store everything from precious possessions to jewellery and clothes.

Furniture ottomans, window seats with a lid, sofas with drawers in the bottom, beds with in-built storage, and trunks. These furniture pieces not only work as storage but it adds character.

    storage solutions

Closets build rows of shelves inside the closet and additionally, add rows of hooks to hold handbags or jewellery on the inside of the door. Hang an over-the-door rack or hook to keep things organised and out of sight.

Walls fringe your hallway with shelves or cabinets, particularly if you have a wide hallway. For something creative, add character with a wall decal. Want to store some books on a shelf? Apply a tree wall decal and attach the shelves high up in the tree.

Remember: look up, look down, look inside and look behind for unused storage solutions around your home.

    Security

Taking extra precautions to secure your property while away makes perfect sense, but a recent AA Insurance survey reveals that burglars are nearly four times more likely to break-in to Kiwi homes when people are at work or home, than while they are away on holiday. The Home Security Survey found that 71 percent of all break-ins occurred when kiwis were away for less than a day, such as when they are at work or out shopping.

The survey, which interviewed 1,000 kiwis online, found only 17 percent had a break-in while they were away on holiday or a long weekend. Frighteningly, 12 percent were still in the house when their home was broken into.

Our survey found that one quarter of all kiwis had experienced a burglary, says Amelia Macandrew, AA Insurance customer relations manager. While the percentage of kiwis whove had a break-in is similar to last years findings, the timing has changed: were now seeing 15 percent more burglaries happen when people are away for a day.

Burglary is a 24/7 business, she says. Conventional wisdom would suggest youre

most exposed when you leave your home to go on holiday. We all know to be careful: lock everything, cancel the newspaper, have the neighbours collect the mail and so on. But when were just going to work or to the shops, we are much more complacent and burglars know to take advantage of any opportunity.

In one example, a customer had left her home for only 2.5 hours one afternoon, giving burglars enough time to jimmy open a bedroom window and steal more than $800 worth of jewellery and items, after initially trying to open the living room ranch slider and another window.

Another customer was vacuuming downstairs when burglars climbed through an open upstairs bedroom window and stole her jewellery box containing a number of expensive items.

Despite burglaries remaining a concern, New Zealand Police crime statistics show a 7,200 decrease in unlawful entries, burglaries and break-ins during the past few years, with 52,247in 2013, 52,937 in 2012, and 59,518 in 2011.

Burglars are highly opportunistic and will go for the easiest target, so it pays to be prepared and make sure your home isnt easy to access. And remember, you may have

Dont be complacent even for a day

dead locks and an alarm, but they will only work if you use them, Amelia says.

One family always kept the front door unlocked when they were home. Unfortunately this meant easy access for burglars who stole almost $7,000 worth of property including laptops and other electronic gear, tools and clothing, while their adult daughter was at home.

Christchurch City residents are 21 percent more likely than the national average to have their home burgled.

On the other hand, places such as Wellington, Bay of Plenty, Taranaki, West Coast, Marlborough, Southland and Otago are all below the national average for burglaries. And the wider Canterbury area is safest for break-ins a home here is 76 percent less likely to be burgled than the national average.

When were just going to work or to the shops, we are much more complacent and burglars know to take advantage of any opportunity

    Home theatre

When it comes to home entertainment systems, theres really only one option talk to the experts. With a simply staggering array of visual and audio devices, systems and packages available, its easy to get something that might leave you underwhelmed, or over cooked, because youve bought a sledge hammer to crack your home entertainment walnut.

Christchurchs Top Hi-Fi Shop manager, Jonathan Mitchell says when it comes to choosing a high quality system it is not all about money or specs.

When choosing a system people often go online and check out specs of the sound equipment before buying. They also think the more money they spend the better the system they are getting.

However, specs and price do not tell the full story. Good hi-fi doesnt have to break the budget and high-end doesnt mean high price. The proof is really in the listening.

The Top Hi-Fi Shop in Pilgrim Place is the place to do that with two fully functioning demo rooms for customers to try out some of the best hi-fi gear in the city. What sounds better, is better - and we encourage our customer to have fun and to trust their ears.

We will often spend several hours in the demo rooms with customers looking at the alternatives. We encourage them to bring their own music as it allows them to accurately compare the sound reproduction of our high quality equipment to what they have been used to.

The Top Hi-Fi Shop also encourages customers, particularly those building or renovating their home, to bring in their home plans and they are able advise as to the best set up and have the technicians to complete the install.

Despite the amount of online streaming now going on,

Mitchell says CD and vinyl still provide the best source for sound quality. There is a bit of a resurgence in vinyl because of the sound quality and turntables are always developing in quality.

    Sounds sublime

Also making a resurgence are valve amplifiers. Valve amplifies appeal to the audiophile because of their high quality sound reproduction and the retro look is also appealing. The valve amp has benefits over transistor amps including more accurate reproduction which produces a full and warm sound.

Every system starts with the source component:

The CD and turntable define the absolute potential of your system as they are the first to deal with the recording quality embedded on the disc

The amplifier comes next. Obviously a poor amplifier will make nonsense of an excellent CD player, but the fact is that no matter how good an amplifier it is, it can not reproduce what has not come before it

Speakers come last. They are the slave of the amplifier and once again, no matter how good they may be, they can not improve what has not come before them.

    For more information visit: www.tophifi.co.nz

We will often spend several hours in the demo rooms with customers looking at the alternatives. We encourage them to bring their own music as it allows them to accurately compare the sound reproduction of our high quality equipment to what they have been used to.

Our home is our fortress and its because winter forces the majority of us to stay indoors, but that doesnt have to be a bad thing. The heart of family activity, a warm home is winter bliss at its best. According to the State of the Home Survey, commissioned by HRV, insulation was rated very important by 84 percent of those surveyed when choosing a house. This shows that many of us are choosing insulation over more luxurious things such as a spa pool or manicured garden.

If your home is uninsulated all of that wonderful heat is leaking out through the roof, walls, windows, doors and floor.

Below is a list of insulation options you may need to consider when turning your cold fortress into a warm and comfortable abode. Each one suits different parts of the house.

Fibreglass and mineral wool made from materials such as rock slag, recycled glass, quartz sand, soda ash, limestone and boron which are melted and spun into fibres. Ideal for new builds, retrofitting existing homes, ceilings, walls and under-floor insulation.

Wool wool-based insulation can only be labelled as wool if it contains more than 95 percent natural wool. Some types of wool insulation are made using wool, preservatives, polyester or resin. Ideal for new builds, retrofitting into existing homes, ceilings walls and under-floor insulation.

Polyester is a synthetic material and is ideal for new builds, retrofitting into existing homes, ceilings, walls and under-floor. Often contains recycled content such as plastic bottles.

Polystyrene is a highly processed synthetic material. It is used as a stable, rigid foam which can be formed or cut. Ideal for ceilings, walls and under-floor insulation in new homes. Mainly used under-floor when retrofitting existing homes. Often contains recycled polystyrene.

Paper-based or cellulosic (wood-based) insulation is made from paper or paper board and is 100 percent recycled. Ideal for existing houses which are difficult to access and where it is too difficult to install blanket insulation, particularly ceilings.

Injected foam Urea-Formaldehyde Foam Insulation (UFFI) is the most commonly used type of injected wall insulation. It is pumped or injected into existing walls as foam which then dries. Ideal for retrofitting into wall cavities but is not suitable for some types of walls.

Every insulation option has an R-value the name used to measure insulation performance. The higher the R-value, the more effective the product is at preventing heat loss or gain.

Passive heating and coolingWe all know how expensive it is to run our heating and air conditioning systems, so its in our best interest to take advantage of the suns energy, and wind, to minimise energy use in our homes this is called passive heating and cooling.

Passive heating means to collect and store heat from the suns energy and release it into your home so that it remains warm day and night. It not only benefits those who live in your home, it is also an environmentally friendly option and reduces heating costs.

Electric heaters do not release greenhouse gases, however any

Cold frontsthermal generation of electricity to supply them does. However, in saying this, other forms of heating, including woodburners and gas heaters, also release greenhouse gases.

Passive design considers the location and orientation of a building, layout, window design and insulation, thermal mass, shading and ventilation. All of these elements work together to achieve comfortable temperatures and improve indoor air quality.

Passive design is best incorporated straight from the very beginning of a new build, although it can be integrated into an existing home however, it would be difficult to achieve the full benefits. Good design and effective insulation equals

healthier and comfortable living conditions for the whole family.

Full passive heating and cooling is usually only possible in specially designed homes due to the combination of insulation, orientation, shading, window size and placement, thermal mass, and cross-flow ventilation required. Many New Zealand homes can reduce the amount of active heating and cooling that is required through insulation (including improving the thermal performance of windows), external shading, and secure ventilation strategies (such as window stays and locks).

A building consent is required before retrofitting external walls of houses with insulation. Check with your local Council.

Blue hueIf youve already done black or charcoal, heres a new way to add richness and drama to a room; paint the walls in an

interesting, saturated, inky blue like Resene Regatta.

Traditionally, blue has been a calming colour and we think people like the idea of cosying up in the hues of the deepest sea.

Shake it upSeeing a lot more mixing and matching in interiors - in which contemporary metal chairs are paired with rustic tables for example. By pairing two things that dont seem to go together, you are actually emphasising the best qualities of both.

BookwormI am a huge book fan and love opening a new book! Theres something soothing about being surrounded by books home libraries are making a comeback, despite the proliferation of e-readers.

Libraries preserve memories of the characters, the words and the stories that have touched us, and remind us of where weve been and who we want to be. A library looks stunning when mixed with other personal items such as family heirlooms, small painting/pictures and travel memorabilia.

Shades of greyWhen it comes to wood finishes, try looking towards the beach and its pale-grey shades of driftwood. Dining tables, coffee tables, side tables, bedsides in this hue have the softness of lighter-colored boards, but the gravitas of dark planks, mixes well with any existing dark finishes you possibly have already.

    How to wallpaper

Preparation Read the label on the wallpaper

    and follow any specific instructions

Remove any old paper. This must be done for the best results, if not, the new wallpaper may not stick down properly and the old pattern or texture might show through

Repair any imperfections in the wall or plaster and sand it smooth with 80 grit sandpaper. Remove the dust with a soft brush

Note: you may need to use an oil-based pigmented sealer if you have chosen a light coloured paste-the-wall paper to stop the plasterboard colour possibly showing through discuss this with your retailer

Once the wall surface is clean, dry and sound, then brush the wall surface with a liberal coat of size and let it dry (size is a sort of wallpaper undercoat which makes it easier to position the wallpaper when it is time to start hanging and helps the wallpaper to stick properly).

Hanging your wallpaperHow to start It is best to work away from the

main source of light, aiming to finish in a discreet area such as behind a door

Make a plumb line - a straight line from ceiling to floor will

What do I need to wallpaper? What tools you need will depend on the type of paper youve chosen read the guidelines on the roll label.

Basic equipment includes: Paint roller or brushes Scissors and a knife with a

sharp blade Sponges Smoother Water trough

(for pre-pasted wallpapers) Pasting table, or a covered

    kitchen table (for paste-the-paper wallpapers)

Tape measure Plumb-line, plumb bob or a

spirit level The correct adhesive (paste)

and size Ladder Bucket Drop cloth.

ensure that even if your ceilings or floors are not level, the wallpaper will still be straight. To do so, first measure the width of the paper. Then, measure the same distance out from the corner in the direction you intend working. Now come back 15mm towards the corner from the narrowest point, then hang the plumb line. Carefully mark with pencil on the wall down the plumb line. You can now remove the plumb line

Always hang your first strip of paper next to the plumb line

With patterned wallpaper, start in the middle of the wall that has the most noticeable feature such as a fireplace, and again, plan to finish in an inconspicuous area to avoid a mismatch if you have to cut the paper to fit.

Cutting the paper First, check that each roll is

the same design and batch number, and whether you have to allow for a pattern match before you start

Measure one wall from the skirting or bottom edge up to the ceiling. Add 10cm to allow for trimming (if you have bought paste-the-wall paper, you can instead apply the paper to the wall straight off the roll, and then trim it to size at the ceiling and skirting. If you wish to follow this process, then please skip the next bullet point)

Now cut the first length. Use this length as your guide for cutting the rest of the paper into lengths. Allow for a pattern match if needed.

Hanging the first stripThere are different pasting instructions for each of the three different paper types: Paste-the-paper, paste-the-wall and pre-pasted. Therefore, please refer to the label on your particular wallpaper for the specific pasting/hanging details.

Step up the ladder to the ceiling with your wallpaper and unfold the top portion. Position the paper to correspond with the pencil marks you made on the wall. Press it against the wall, leaving 5cm for trimming along the ceiling line. Line the paper against your plumb line

Moving down, smooth the paper against the wall, using a brush or smoother to position it while checking it is against the plumb line. When you are satisfied with its position, smooth it over fully, removing any air bubbles. Dont rush

Use your sharp knife to cut any extra paper at the ceiling and floor. Remove any extra paste by carefully sponging it off with clean water

With the next lengths, slide the paper into position so the pattern (if any) is matched and the joins are butted

together. Once you have placed the second strip on the wall, your smoothing brush will help align the seams. Follow this process for the rest of the lengths.

    Dealing with corners

Dont try to hang a full width of wallpaper around a corner. Always hang the paper in two parts

Measure from the edge of the last strip into the corner and add another 15mm before you cut the strip of wallpaper to size. This extra 15mm will wrap around the corner onto the next wall

Start the next strip of paper in the corner, overlapping the 15mm of paper from the last drop

Use an extra adhesive like Shur-Stik Stick Down just on the overlaps if necessary.

Step 1: USE A PLUNGER The first step in unclogging a sink is with a plunger. To do this, partially fill the sink with water to cover the plunger head, then plunge up and down vigorously, keeping the plunger sealed against the bottom of the sink.

If you do not feel the water swishing back and forth or enough resistance, then air may be escaping through the second drain or overflow opening. To stop this air intake simply hold the wet rag firmly in place over the opening. Once you have broken the clog loose, run hot water or a drain cleaner through the drain to flush out the debris.

Step 2: DRAIN AUGERIf the clog is too stubborn for the plunger, it is time to try the drain auger. With an auger you can go down the drain or you can remove the trap and go into the horizontal drain line. Use your judgment based on where you think the clog is located.

NOTE: Chemical treatments can be used to unclog a sink drain. It is very important to read the instructions on the product before using.

Step 3: THROUGH THE DRAINIf the clog is in the sink trap, use the auger (also known as a snake) to carefully drill down the trap to remove the clog. You may need to remove the drainer basket. The most suitable auger is a coiled cable that is wrapped inside a housing.

The housing should have a handle and a crank on it for spinning the cable inside the drain. With limited force, feed the cable into the drain and when you feel some resistance, you are probably up against your clog. Make sure you flush the drain with boiling water to loosen and flush any remaining debris.

NOTE: Replace top seals if worn.

Step 4: REMOVE THE TRAPIf the clog is beyond the trap and you cannot get at it from above, remove the trap using channel locks or a pipe wrench to access the

    Kitchens & Bathrooms

horizontal stretch of pipe. Simply wrap a rag around the area you are clamping onto (this will prevent the teeth of the tool from marking the pipe surface) and unscrew the two nuts that hold the trap.

Be sure to put a bucket under the trap to catch the water contained in the trap. Follow the instruction above and keep extending the cable until it pushes the blockage into the larger vertical pipe. Pull the cable back out, cleaning it and feeding it back into the housing as you go.

Step 5: Replace the trapIf you removed the trap, carefully replace it making sure not to over tighten the nuts. Once the trap is replaced, run hot water or a drain cleaner through the drain to flush it out. If water backs up, there may still be some loose debris in the line left behind by the auger. Try plunging to get rid of this debris. Again, flush the drain with hot water.

Step 6: HINTS AND TIPSIf you pour a few litres of boiling water down your bathroom sink it will help to dissolve soapy, greasy materials that are coating the walls of your pipes.

    Kitchens & Bathrooms

The preference for including ensuites and powder rooms in the average family home has accentuated the demand for space-saving bathroom fixtures that create the perception of space in a limited area.A popular solution is the low profile wall hung basin - or a counter top version that can be mounted on an undersized wall mounted vanity. Kohler has expanded its basin offerings in response to this trend by introducing a number of new designs and adding extra sizes to best selling existing models.

While each of the basins is compact in design they forfeit nothing in the way of style or eye-catching features.

For those craving a statement piece with sleek, geometric lines the Reve offers three different sizes, integrated counter space for toiletries and a beautifully faceted profile.

The largest 1055mm wide model protrudes just 500mm from the wall while the smaller 800mm model has a more compact 412mm protrusion and the mini 650mm option a mere 400mm!

One of the newest additions to the Kohler range is the sleek, lineal Reach wall mount basin with optional integrated towel rail in brushed steel. Protruding just 225mm from the wall and with a width of 500mm it offers the perfect solution for tight

spaces while allowing ample room for ablutions.

For a dose of unadulterated luxury in a confined space the Antilia Wading Pool slab of beautiful cast glass is hard to beat. Its subtle rippled texture and slightly concave shape perfectly mimics the time-worn surface of natural stone under a cascade of water.

And for really tight spaces a corner basin, like the Ove, can be the ideal fit. It takes just 225mm of space on each wall yet offers ample room for hand washing.

The complete range of Kohler bathroom basins is available nationally go to www.kohler.co.nz, or www.micobathrooms.co.nz for details.
