Prior Losses No more than 1 paid loss in the past 3 yrs. (excluding catastrophe losses). Liability losses require u/w review.

Must have one of the following: Gated community, central burglar and fire alarm, or property management company. Properties that are unoccupied >9 mo are ineligible

Tenant Occupancy

INELIGIBLE EXPOSURES

• Townhouse/row house w/ 4+ units w/out a masonry firewall between each unit and parapets at least 15” above roofline.

• Risks previously rejected, cancelled or non-renewed for u/w reasons• Properties subject to brush or wild fire• Dwellings that are:

• Mobile/manufactured/pre-fabricated/modular homes, motor homes, houseboats, house trailers or trailer homes

• In the course of construction > 9 mo.• In poor condition, w/ unrepaired damage, unrepaired sinkhole damage,

&/or that have poorly maintained paint, stain, caulking, screens, windows or doors.

• Insured under another insurance policy, other than CPIC or NFIP policies

• A “working farm”• Located entirely or in part over any body of water• Located in an area that has been condemned for any reason, including

urban renewal or highway construction• Located in SFHA (Zones A or V) w/out a NFIP policy w/ matching

building & content limits (or the max available)• Vacant or in foreclosure• Multi-family dwellings for 3 or more families• Listed as a Historical home • Not visible by 2 other dwellings or a public road

• Applicant owns off-road all-terrain/recreational vehicles• Limit the extension of liability to a maximum of 4 rental properties that

are owned by our named insured(s)• Applicants ever convicted of insurance fraud, fraud, or arson• Applicants who have declared bankruptcy in the last 5 yrs

• Dwellings with:• A market value less than 80% of RC• EIFS (e.g Dryvit) or asbestos• Open foundations < 6’, with or w/out a crawl space, which is not

enclosed with a material such as: block, brick, siding, or lattice. Pilings/piers for flood are acceptable

• A home day care, assisted living exposures, or • Any business other than incidental office• A trampoline or tree house on premises• Swimming pools or hot tubs not protected by a locking fence at least 4’

high, or by an alternately approved, secure enclosure; or for above ground pools, the outer ladder steps flip up & lock into place.

• Swimming pools with diving boards, diving platforms, &/or slides • Any livestock, saddle, vicious, dangerous or exotic animals, dogs

trained and/or used as guard or attack dog, or used by military/police.• Any of the following dog breeds owned or kept by an insured or tenant:

Akita Inu, Alaskan Malamute, American Bull Dog, American Eskimo Dog (member of the Spitz Family), American Staffordshire Terrier, American Pit Bull Terrier, Beauceron, Boerboel, Bull Mastiff/American Bandogge/Bully Kutta (any other Mastiff breed), Cane Corso, Caucasian Ovcharka (Mountain Dog), Chow Chow, Doberman Pinscher (miniature Dobermans acceptable), Dogo Argentino, English Bull Terrier, Fila Brasileiro (aka Brazilian Mastiff), German Shepherd, Giant Schnauzer, Great Dane, Gull Dong (aka Pakistani Bull Dog), Gull Terrier, Husky or Siberian Husky, Japanese Tosa/Tosa Inu/Tosa Ken, Korean Jindo, Perro de Presa Canario, Perro de Presa Mallorquin, “Pit Bull,” Rottweiler, Rhodesian Ridgeback, Staffordshire Bull Terrier, Thai Ridgeback, Wolf or Wolf Hybrid, & any mixed breed dog containing any of the aforementioned breeds.

Maintain the following in the agency file, as applicable: signed applications; documentation of updates; evidence of NFIP coverage w/ matching building and contents limits; current appraisals or required documentation on scheduled items; alarm certificates; sprinkler system certificates, Wind/Hail Exclusion Form; wind mitigation verification form & plumbers affidavit. We check for all applicable items when doing agency audits.

ADDITIONAL REQUIREMENTS

ElectricalProperties with less than 100 amp service, Federal Pacific Electric (FPE) electrical panel, knob and tube, aluminum and fuses, Zinsco, Sylvania, Stab-lok, Challenger are ineligible.

Farm AnimalsUp to three (3) chickens. More than 3 require prior underwriting approval. Any other farm/saddle animals require Premier Mini-Farm Endorsement be added.

Heating/AC

Central heating and AC - Less than 20 yrs or rebuilt within 20 yrs.

Wood or pellet stoves, &/or fireplace inserts that were not properly installed and meet current code are ineligible.

InspectionsAll properties are subject to inspection. A 4-point will be required for homes over 20 years old. Inspections are paid by UPC.

Land Size5 acres maximum. Maximum of 20 acres with Mini-Farm Endorsement.

Lapse Lapses over 30 days are ineligible

Occupancy HO-3/HO-6- Primary, owner occupied

PlumbingMust be Copper, cast iron or PVC & free of any defects. No Lead, galvanized steel or polybutylene. Water heaters should be 15 years or newer.
