GOING ON MARKET OR ALLOW BUYERS TO

OFFER DATE?
YOU SHOULD PREFERABLY NOT DO AN INSPECTION BEFORE
GOING ON THE MARKET. THIS WILL MEAN THAT YOU HAVE TO
DECLARE EVERY LITTLE ITEM THAT MAY NEED REPAIR. IT WILL LOOK
SCARY TO A BUYER AND PUT THEM OFF MAKING AN OFFER. YOU
SHOULD ALLOW PRE-INSPECTIONS BEFORE THE DUE DATE. THIS
WILL SHOW US WHO IS A VERY EARNEST BUYER WHO WILL
SPEND THE MONEY ON AN INSPECTION AND THEN BE WILLING
TO WAIVE INSPECTION CONTINGENCY IF THEY DON’T FIND
ANYTHING MAJOR NEEDING REPAIRS. IF IT’S JUST SMALL ITEMS,
THEIR BROKER WILL CALL IT THEIR “HONEY DO LIST “ IF THERE IS
SOMETHING MAJOR LIKE THE ROOF NEEDS REPLACING OR WATER
IN THE CRAWL SPACE OR SAFETY ISSUE LIKE THE FURNACE NEEDS
SERVICE, THEY MAY ASK FOR IT WITH THEIR OFFER.
