Works Progress Update

Work continues apace on the second phase of redevelopment at Queens Park, where a further 99 new homes are currently under construction for Blackpool Council.

Now that the demolition is complete, the new houses are really starting to take shape, with the first roofs now going on. We are on track for the first of the homes to be ready for occupation during the Summer of 2017, with final completion of the project scheduled for Spring 2018.

We are pleased to report that the piling works for the foundations have now been completed; work which we know has caused some local disturbance for the neighbourhood and for which your patience has been greatly appreciated. The next stages of work, above ground on the superstructures, should be far less disruptive!

The construction of the new roads and sewers is also well underway. Once complete we will have far less mud on site. In the meantime, we have increased the cleaning arrangements to Laycock Gate, ensuring that it is now being swept on a

daily basis in order to keep mud under control. We apologise for any inconvenience the mud has caused and once again, your cooperation on this has been much appreciated.

Recycling

In order to reduce the number of lorry movements on local roads and to minimise the amount of waste being sent to landfill, we have been actively recycling as much of the demolition masonry as possible. To date no demolition material has left site, with the materials used for the construction of the new highways and the building foundations. Some of it will also be used for the upgrading of the Layton Rec in due course.

Improvements to Layton Rec

We’re pleased to report that we will be undertaking the works to upgrade the Layton Rec on behalf of the Council. Using the landscape masterplan designed by TEP (enclosed) the works will be carried out alongside those associated with the second phase of the Queens Park redevelopment.

The investment to improve the Rec is being made by the Council in order to create a high quality

public open space that will help to enhance pride in the area and improve the quality of life for new and existing residents in the vicinity, as well as those who use the Rec. The investment will include new and improved pedestrian and cycle paths along with soft and hard landscaping.

To ensure safety of all concerned access to the Rec will be removed for the duration of the works. Shortly you will see the area of the Rec being fenced off and this will enable the works to start. It is anticipated that the works will be completed and the Rec reopened in late Spring 2018.

Employment & Training

We continue to deliver our commitments to maximise project opportunities for local employment and training. As we have moved from the demolition phase to the construction work, the opportunities for doing so have increased significantly. We are therefore pleased to report that to date:

• Over 55% of the personnel working on site come from the local FY1-8 post codes area.

• We continue to support Blackpool & the Fylde College’s ‘Build Up’ programme. So far in Phase 1 and 2 of the project, Lovell and our supply chain have placed on site 110 local people who have completed the programme. Build-Up provide employability skills training for those who have been unemployed for over 6 months and further detail can be found online: www.blackpool.ac.uk/buildup

• We will be employing at least 10 local apprentices on the current phase and we continue to work with partners Connexions and Constructing the Future to deliver these. Of these we have created 3 new apprenticeships for local residents so far and future opportunities will be advertised soon.

Keep in touch

You can contact us in a number of ways and one of our team will get back to you as soon as possible.

For general project enquires you can email us at [email protected] or call the site office on 07814 647 404. For emergencies, outside work hours, please ring 0845 600 7695.

You can also keep up to date with the latest project information by visiting our project website, www.queensparkredevelopment.co.uk, where you can follow our blog.

A big thank you

The Lovell Team would like to again say a special thank you to all the residents and local businesses in the area for your patience, understanding and support throughout the project so far.

The most distruptive work should now be complete but we will continue to do our utmost to keep any disruption to you to an absolute minimum and provide information and updates as they become available.
