The new building will showcase large community staircases, outdoor gardens and a roof terrace for both the assisted living and memory care residents. A second assisted living home is also in the works for the following summer which will be situated on the north end of Rodgers Park, next to playgrounds, picnic areas and athletic fields.

Beer HallWhat was once the Cotton Caboodle Outlet, at 203 W. Thomas Street on Lower Queen Anne, will soon be occupied by a beer hall with a beer garden. It will be surrounded by new apartments and companies like Omeros Corporation, Big Fish Games, and Classmates. TIM LENIHANI think the key to hiring a real estate agent is having an agent who lives, breathes and loves the area you live in. My wife and I moved to Queen Anne because we loved the schools, the restaurants, the parks, the people,

and all that Queen Anne has to offer. We take pride in being good neighbors and helping build our little community up here on the Hill. You will often see us walking the streets with our two boys. Say “Hi” if you see us! Wishing you a great Fall!

Sincerely, your neighbor and your local realtor, Tim LenihanWindermere Realestate Co.

Research Value StatisticsMarket Action Index (In the Seller’s Advantage Zone) 52.9

The Market Action Index answers the question “How’s the Market?” by measuring the current rate of sale versus the amount of the inventory. Index above 30 implies a seller’s advantage. Below 30, conditions give the advantage to the buyer.

The median price of homes in the Queen Anne neighborhood in September was $749,000. Inventory and days-on-market are both trending higher recently. However, the improving Market Action Index implies some increased demand will temper the negative trends.

The market has been cooling off a bit in recent weeks as it usually does around this time of year. More homes are available and demand is less. We’re already seeing prices move lower as a result of that.
