Joint Message from Chairman and President & CEO
Recognizing that development activity is taking place on 125th Street, we examined what is happening with development above retail spaces; how to mitigate construction impacts, what will it take to activate development across 125th street and why are private developers not taking advantage of the cultural bonus that was put in place in 2008 with the re-zoning of 125th
Street.
Our theme for this year’s 26th Annual Meeting is Quality of Life – “On and Around 125th Street”. Over the past year, this topic has dominated the discussions in our board meetings. We have partnered with our Community Boards 9, 10, and 11; we have joined the Greater Harlem Coalition and we have taken an active role in working with our member property owners to address ongoing and growing complaints about the quality of life diminishing.
The issue is complex and the causes are numerous. We as well as others who are searching for solutions have their view on the causes. We have conducted studies and are working with our partners on developing short, medium and long term strategies. Moratoriums, re-visiting the zoning, working closer our elected officials, more enforcement, creating places for those who need services to go when they are waiting are all ideas that have surfaced. What has also become very clear is the need for the Community to Unite around the Quality of Life in Harlem. Our Annual meeting begins that process.
In the meantime, the changes and transformation that have been occurring in the district over the last decade is continuing. With 1 development site completed and 5 more in construction, 1,222,906 square feet of development on 125th Street will bring approximately 165,420 commercial square footage, 674 housing units (supportive, affordable, condos, rentals); along with a ballroom, arts center and conference center. This new development will also bring new spaces for parking, office, artist in residence, education and public programming.

With all of the new changes taking place, there is a need to improve the pedestrian experience for those who live, work, visit and invest in our district. Growth increase demands on our infrastructure. Through our Streetscape Committee, we are working with NYC Department of Transportation on improving our roadway and sidewalks. To keep up with the global digital movement, the BID has made bringing FIOS to 125th Street a major priority. Paying attention to detail, the BID has partnered with Manhattan Community Board #9 and 10’s Arts and Culture Committee, Harlem Community Development Corporation and NYPD to launch “Art Doors” during Harlem Holiday Lights 2019. Arts Doors is a program that creates canvas space for artistic expression in the business district.
Local marketing content is a primary driver if the BID’s marketing strategy. With many diverse brands that are all capable of launching their own marketing campaigns, filling in the gaps with local ongoing content is needed more today and ever. Spearheaded by our Local Marketing Committee chairs Maria Nieves (Blinkfitness) and Leah Abraham (Settepani), the BID marketing efforts is focusing on driving qualified traffic to our members and those who are “On and Around 125th Street.

Local Digital Marketing
125th Street BID has a goal to develop a unique streetscape that celebrates Harlem’s cultural heritage. It will promote art and business commerce within the area, and expand the BID’s mission to improve the quality of life and the visitor experience on 125th Street.
Introducing Art Doors, a temporary, revolving street art exhibition that will showcase the cultural charms of Harlem and local young artist on the freight doors of participating businesses. Businesses will have the opportunity to work with local groups under the guidance of the arts and culture committees of Manhattan Community Board’s 9 and 10.
