Explanation of Terms

Property ID - A unique number used for Valuation purposes.

Date Inspected - The date the property was inspected for the valuation.

Levels At - Levels At - or Levels of Valuation Date means the date at which values of properties are determined for all valuations in a Municipal Area.

Land Value - Land Value is the value of the property including drainage, excavation, filling, reclamation, clearing and any other invisible improvements made to the land. After reviewing the application it is requested that you provide the following information before assessment can continue:

1. Please demonstrate compliance with clause C9.5.2 (P1) Sensitive use within an

attenuation area. It is noted that the proposed development is with close proximity to large scale industrial activity (i.e. Greenham Meat Works and Britton Timbers).

2. It is noted that the property has no formal access arrangements to John Street. Please

provide Council’s Road Authority Consent for the proposed access arrangements to the property. The application form is attached with this advice and also available via the Council website. Access to be designed and constructed in accordance with the latest Tasmanian Standard Drawing TSD-R09, TSD-RF01, referenced drawings and as provided for within the Consent.

In response to your RFI dated 8.9.21 for DA 2021/00108, please see below:

1. C9.5.2 (P1) – The proposed dwelling falls within the required attenuations distances as listed in Table C9.1. It

is approximately 650m from Britton’s Timbers and 620m from Greenham Meat, both of which have an

attenuation distance requirement of 1000m. However, there are a number of residential dwellings and

commercial buildings located between the proposed dwelling and Greenham Meat which will baffle any

noise/smell to the proposed dwelling.
