Former Director of

Leasing for Kellys, Chris

Weaver has recently

taken on the role of

New Business Manager

for both Callagher and

Kellys.

Chris’ approach is

entirely focused on

the client experience –

everything is customer

service driven, right

down to the last detail.

Forward thinking and

intent on staying at

the forefront of the

industry, Chris embraces

new ideas, processes

and technologies that

benefit clients and the

company.

However, he always

comes back to the

people side of the

business. “You can have

all the fancy gadgets

and latest innovations

but if you don’t have

your customer service

and follow-through

properly managed,

everything goes out the

window.

I really see my role as

providing clients with

reassurance so that

they know I’m genuinely

eager to help. It comes

down to the basics – if

I say I’m going to call

back, my clients are

guaranteed that’s going

to happen.

Both Callager and Kellys

have knock-out leasing

teams and our excellent

track record at bringing

new clients on board

and getting properties

leased quickly is

testament to our client-

centric ethos.

When new clients are

looking at switching

to us, I start by paying

really close attention to

the existing marketing

and look at ways to

enhance it, because in

this market it’s more

important than ever

to make a great first

impression.”

Chris understands all

too well that the key

to lasting success in

real estate involves

establishing trust, loyalty

and respect. Highly

motivated and full of

energy, he takes the

time to listen intently

to clients’ needs and

aspirations, responding

with tailored solutions

that produce win-win

outcomes.

INTRODUCING CHRIS WEAVER, OUR NEW BUSINESS MANAGER

Page 3: PROPERTY INSIGHTS Hello Spring - Callagher · big gain in rental returns. There are plenty of easy, inexpensive ways to make your home that much more appealing to potential tenants

I sold a property at

2 Charles Street,

Marrickville that was

presentable yet tired and

had a few issues that

buyers would be sure to

notice. After a decade of

experience I can identify

what creates doubt in

buyers’ minds and affects

the final price.

First impressions were

a concern. When you

approached the house

you were greeted with the

front wall leaning heavily

which was aesthetically

off-putting and would

make buyers nervous

about the structure of

the whole house and

potential future repair

costs. Rather than viewing

the house properly,

buyers may instantly

dismiss it.

The makeover fixed this

issue along with re-tiling,

painting, landscaping and

internal updates. We also

had the property half-

styled, fusing the vendor’s

furniture with some key

pieces. This helped create

a first impression that

elevated the property

above other two-bedroom

houses brought to market

this quarter.

The vendor was

grateful for the

recommendations for

all mini-transformations

that were performed

by the team at Xtreme

Makeovers. I’m confident

that the carefully

considered combination

of enhancements was

instrumental in helping

us break the Marrickville

record for a two-bedroom

house without parking.

HOW A CLEVER MINI-MAKE OVER WAS THE FOUNDATION IN ACHIEVING A RECORD RESULT

Page 4: PROPERTY INSIGHTS Hello Spring - Callagher · big gain in rental returns. There are plenty of easy, inexpensive ways to make your home that much more appealing to potential tenants

Callagher Managing

Director Cary Giezekamp

recently sold a character-

filled single-level terrace

at 198 Nelson Street,

Annandale after selling it

to the owners almost 30

years ago.

When Dean and Rie

Brown first bought the

property back in 1988

through an ambitious

young agent, they were

a young couple renting

through Callagher and

excited to purchase their

first home.

Three decades on

and the connection

was still there, with the

Browns asking Cary

to market their much-

loved home, no doubt

delighted to capitalise

on the enormous growth

that Annandale has

experienced since they

purchased.

“We have a rapport with

Cary that has endured

for 30 years,” said Dean,

“and after all this time we

enjoyed the same calibre

of service and level of

care that we remember

when we first bought

the home. Cary even

helped us negotiate and

navigate the purchase

of our new property,

advising us from start to

finish, which made the

experience all the more

rewarding.”

Sold at auction, the

property achieved an

exceptional price that the

vendors were delighted

with. Like Dean and Rie,

the new owners are a

young couple coming

out of the rental market,

eager to make their

mark on their first home,

fulfilling the same buyer

needs and profile as the

Browns.

A small amount of effort

and outlay can result in a

big gain in rental returns.

There are plenty of easy,

inexpensive ways to

make your home that

much more appealing to

potential tenants. New

paintwork is an affordable

yet highly effective

way to freshen up the

surroundings –

your Property Manager

will be able to recommend

a trusted painter, or do

the job yourself to save

money if you’re able.

Similarly, recarpeting

drastically improves

a home and good

quality new carpet

won’t break the budget.

If you can remove the

carpet to expose timber

floorboards, even better.

Tackling an overgrown

garden will improve first

impressions and updating

small details such as light

fittings and blinds can

also make a big impact.

A rundown kitchen will

really detract from an

otherwise appealing

property, so look at

updating yours – places

like IKEA offer great

design-conscious

budget options. Your

Property Manager will

be an excellent source of

information as to what’s

financially worth your

while.

MAXIMISING YOUR PROPERTY YIELD

We’re here to assist and

advise our landlords on

all things maintenance,

and Spring is a great time

to get your investment

looking its best.

To maximise the appeal,

liveability and yield of

your property, there are a

number of tips for getting

your property in shape. If

it’s currently tenanted, we

like to cover a few extra

details in our regular

Spring inspection.

It’s a good time to check

gutters for clogging,

inspect for damage such

as loose roof tiles, check

wooden areas such as

decks for rotting and

pinpoint any rising damp

issues. While it’s the

tenant’s responsibility to

change batteries in smoke

detectors, this can also

be a great opportunity to

ensure this has been done

and that they’re working

properly.

Gardens really come to life

in Spring so it’s the perfect

time to clear out any

overgrown greenery, plant

new flowers, trim trees,

fertilise and deal with any

weeds. Do this early and

your garden will continue

to flourish as the weather

warms up.

As the warmer weather

approaches so do common

pests such as cockroaches,

rodents and termites, so

it’s beneficial to deal with

these before they become

a problem for your tenants.

We can book a pest

inspection and manage

any required pest control

on your behalf.

Keeping an eye on your

property’s security is

important – break-ins will

definitely impact on the

satisfaction and longevity

of your tenants and

cost you financially. It’s

worthwhile checking that

alarms are functioning

properly and being used

and that window and door

locks are strong. Adding

security grilles on windows

and doors can enhance

your tenant’s sense of

security and minimising

risk.

BE PREPARED THIS SPRING

Page 7: PROPERTY INSIGHTS Hello Spring - Callagher · big gain in rental returns. There are plenty of easy, inexpensive ways to make your home that much more appealing to potential tenants

As we move into the

warmer months, there are

a number of helpful tips for

you to secure a successful

sale before Christmas.

With James Burke

Professional styling can

make the difference

between a home that really

makes an excellent first

impression and attracts

plenty of buyers and a

home that gets lost in

the crowd. If your home is

vacant, full styling is always

a good idea. It helps people

envisage how the space

can best be utilised and

gives a real sense of what it

feels like to actually live in

the home.

Partial styling can give your

residence that extra edge

by de-cluttering spaces,

drawing attention to

special features and giving

it a fresh, updated look that

appeals to a broad range

of buyers. Your agent is a

great source of advice as

to whether professional

styling will be beneficial,

and at Callagher we work

with some of the best in the

industry, guaranteed to be

worth the investment.

A mini-makeover can

really give your home the

lift it needs. Spend time on

gardens, update window

dressings, add a fresh coat

of paint or change small

but important details such

as tapware, light-fittings

and handles. These are

all comparatively minor,

inexpensive undertakings

however when combined

they can really mean

the difference between

your house looking dated

and unloved and looking

polished. This will minimise

buyer objectives and

make it easy for them to

see value. We have plenty

of affordable, trusted

tradespeople and design

contacts that can assist

you.

Finally, with the market

right across Sydney

starting to level out, a great

sales team with strong

negotiation skills will be the

defining factor between

a lacklustre sale and a

market-leading result.

Look for an agent who’s

prolific in the area, backs

up recommendations

with well-researched data

and is familiar with local

buyers, properties and

culture. Choose someone

with strong suggestions

about how to make your

house look its best and is

proactive about helping

you achieve this.
