I sold a property at
2 Charles Street,
Marrickville that was
presentable yet tired and
had a few issues that
buyers would be sure to
notice. After a decade of
experience I can identify
what creates doubt in
buyers’ minds and affects
the final price.
First impressions were
a concern. When you
approached the house
you were greeted with the
front wall leaning heavily
which was aesthetically
off-putting and would
make buyers nervous
about the structure of
the whole house and
potential future repair
costs. Rather than viewing
the house properly,
buyers may instantly
dismiss it.
The makeover fixed this
issue along with re-tiling,
painting, landscaping and
internal updates. We also
had the property half-
styled, fusing the vendor’s
furniture with some key
pieces. This helped create
a first impression that
elevated the property
above other two-bedroom
houses brought to market
this quarter.
The vendor was
grateful for the
recommendations for
all mini-transformations
that were performed
by the team at Xtreme
Makeovers. I’m confident
that the carefully
considered combination
of enhancements was
instrumental in helping
us break the Marrickville
record for a two-bedroom
house without parking.

recently sold a character-
filled single-level terrace
at 198 Nelson Street,
Annandale after selling it
to the owners almost 30
years ago.
When Dean and Rie
Brown first bought the
property back in 1988
through an ambitious
young agent, they were
a young couple renting

wooden areas such as
decks for rotting and
pinpoint any rising damp
issues. While it’s the
tenant’s responsibility to
change batteries in smoke
detectors, this can also
be a great opportunity to
ensure this has been done
and that they’re working
properly.
Gardens really come to life
in Spring so it’s the perfect
time to clear out any
overgrown greenery, plant
new flowers, trim trees,
fertilise and deal with any
weeds. Do this early and
your garden will continue
to flourish as the weather
warms up.
As the warmer weather
approaches so do common
pests such as cockroaches,
rodents and termites, so
it’s beneficial to deal with
these before they become
a problem for your tenants.
