The look often comes at a cost but lighting company Brilliant Lighting has just released an aff ordable range of on-trend decorative pendants, available at Bunnings, inspired by Scandina-vian design to help get beginner interior decorators and enthusi-asts started.
According to Interior designer, Bree Leech, it doesn’t take much to recreate the look at home.
“Simple Scandi is where graphic geometry and clean lines meet organic and relaxed fi nishes. Sometimes it takes on an indus-trial edge but the look is always clean and modern,” she said.

matte black metals are recurring features in Scandinavian design, which uses simple, limited palettes.
Neutral colours, blacks, char-coals and whites are used most commonly, with pops of colour – pastels are tipped to give a modern twist to the trend, espe-cially pinks – added for detail on features like the lamp cord.
“Modern lighting that combines any of these elements works in the Scandi look,” Ms Leech said.
“Choose simple large industrial pendants or timber balanced-arm lamp bases with black or white shades. Other options might include single colour or timber fi nish graphic geometric designs that feature shards, facets, cubes or polygons.”
Ms Leech said that simple black and white graphic patterns in throws, cushions and artwork
complement Scandi-look lighting and help to enhance the look, as well as light timber furniture, pale timber or white washed fl oors, sheepskin or fur rugs and acces-sories and white accessories in simple shapes.

C oncerns about the dominance of investors in Australia’s home loan market are misguided
because a signifi cant number of those investors are Generation Y fi rst time buyers, says mortgage broker network 1300HomeLoan.
The Reserve Bank of Australia (RBA) has warned about the imbalance between the number of investors in the market compared to owner-occupiers.
But 1300HomeLoan Managing Director John Kolenda said fi rst time buyers investing where they can aff ord to buy property and renting where they preferred to live had become a growing sector.
“The great Australian dream of home ownership is not fading away, it’s just that the goal posts

are changing,” Mr Kolenda said.“Australia, in contrast to Europe
where most people prefer to rent, has traditionally been a bastion of home ownership and Generation Y is still keen to enter the housing market despite a reported drop off in their numbers in recent times.
“What we are seeing though is more fi rst time buyers become fi rst time investors.
“These Gen Ys enjoy the inner city lifestyle and are happy to rent in those areas or live at home with their parents but they also see the advantages of investing in property in suburbs where they can aff ord to buy.
“Younger buyers also are keen to pay down their loans as fast as possible while interest rates are low to boost their equity and possibly upgrade to another property.”
Mr Kolenda said he supported Independent Senator Nick Xenophon’s proposal to allow fi rst home buyers access to their superannuation for a deposit on their fi rst home.
He said the proposal had merit but would probably need parameters such as restricting withdrawals to a maximum of $25,000.

Lawn lessons
U nder the harsh summer sun one of the fi rst things to feel the damaging aff ects of
the heat is the lawn. But with a little TLC you can keep your yard looking beautiful all year round. Australian turf grower and Presi-dent of Turf Australia Anthony Muscat has some advice on how to keep your lawn looking luscious through the warmer months.
When watering the lawn be sure to do it fi rst thing of a morning.
This helps to give the water time to soak in before the temperature rises.
If morning isn’t an option then late afternoon is also a good time. When you do water it’s best to spend a little more time and water deeply.
This leads to a deeper root system which ensures the lawn won’t dry out as quickly on hot days and means you won’t have to water as often.

It’s also important to set the cutting height to suit the condi-tion of the lawn.
Lower heights will best suit lawns that are watered regularly whereas lawns that are not getting adequate water should be mowed a little higher.
It’s also a good idea to avoid mowing on really hot days and save the weed spraying and fertilising until the cooler weather comes.

Tips to get your loan
Be honest: Credit checks take place so make sure you are honest when it comes to your credit and financial situation, as you will come unstuck if you are not truthful. Plus, it’s illegal to lie!
Be prepared: The banks won’t say yes to your loan until they have all the documents they need. So why not prepare in advance to avoid delays? Get your pay slips ready, your credit card statements and anything else you think your bank may ask for.
Don’t be forgetful: Remember that spare credit card you have for emergen-cies? It’ll be on your credit file so don’t forget to declare it or you could get yourself into some trouble.
Shop around: While banks and lenders use the same general rules when it comes to your loan, some are easier than others to deal with. Some have better rates, some have better conditions. Make sure you shop around. Get your home loan at the place that suits you and your circumstances.
Stay informed: Ask your bank about the process and timeframes for getting your loan approved. Chase up, check on the progress and remain informed about what’s going on. Sometimes your bank just needs a little push to ensure everything goes smoothly.

Y ears of underfunding is adversely aff ecting the maintenance of apart-ment common property
with some of the responsibility being laid at the feet of retirees not willing or unable to fund their share, according to a presentation given at the recent Strata Commu-nity Australia (NSW) annual convention.
Data provided by a research project by the City Futures Research Centre at UNSW, and funded in part by SCA (NSW), indicates that almost one in three owners surveyed are concerned that budgeting for repairs and maintenance in their strata scheme is inadequate.

in the strata industry that many residential apartment buildings were falling into disrepair because older residents were struggling to fi nd the funds to pay their share of the common property upkeep costs.
“Understandably most retired owners are on fi xed incomes which leaves very little in the pot for extra expenses such as contributing to the upkeep of their homes, but this means in some cases buildings that need repairs are deteriorating further adding to the cost,” Mr Haywood said.
The data also showed that 39 per cent had diffi culty in coming to an agreement relating to major expenditure.
Another respondent said their older neighbours, “were only really planning for within their lifetime, and they only really had a 10 year plan”.
“Not only does this way of thinking devalue the property but it’s unfair on the new owners who come in and are forced to pay for years of neglect,” Mr Haywood said.
SCA (NSW) advises retirees or elderly people on a fi xed income to do their homework when it comes to strata properties.
