Ellie Beattie and Justin Brownlee are the Founding Partners of Carden & Eames. Having worked together since April 2015 the creation of their own Company which encompassed their professional experiences and business ethics was in many ways, an inevitability. With a sole focus on the client, the opportunity to deliver a bespoke service is one they are delighted to provide.

Their combined background includes working for large Corporations in the Financial Services sector, Property Acquisitions and Sales in the UK & America. The only way to provide this high level of service, we are striving to deliver through our Property Service, is to ensure a Multifaceted approach.

We posses an enviable network of professionals in all associated businesses. These relationships will help deliver a level of client satisfaction, in our opinion, not previously considered in the industry.

This includes: Mortgages and Insurances for any client. Legal and Conveyancing Support. Home staging, Interior Design, Landscaping and Construction to enhance the value of the property. Marketing specialists from Photographers to Designers to assist in promotion. Logistical experts, Utility providers and Installation services.

We can also help clients with Pensions, Investments, ISA, Wills, Trusts, Inheritance Tax Planning and EIS.

Carden & Eames will be your Partner on this journey. This will include providing access to industry software, such as Rightmove and a suite of marketing materials. We will also provide a CRM system to enable client updates to be delivered and nurture through various campaigns to attract referrals and passive income.

Carden & Eames will support you through a World-Class training program and help implement your innovative ideas in a compliant and professional way. This is a constantly evolving program to strive for growth and improvements. Other doors of opportunity will open, such as Mortgage and Insurance Brokerage through Carden & Eames Finance Partners.

Our Model…



There are two options to consider when first joining Carden & Eames, either as a Junior Associate, or Associate.

The difference is based on what your initial plans look like and which would suit you. There are fees and expenses relating to the training, software, emails and marketing material. The initial fee is just £250.00 Plus VAT, with a further £185.00 Plus VAT per month. There will also be a renewal fee every year of £150.00 Plus VAT.

As a Junior, all these fees will be paid for by Carden & Eames, allowing you time to develop your skills and fit in with your lifestyle. As compensation you will receive 25% of the Gross Commission.

An Associate will pay for these fee’s themselves, but have enhanced rates of 30%. All subsequent progress will maintain these fee’s but the rates of commission increase, plus certain overrides.

Our Model…



The fee’s are payable directly to the providers which means Carden & Eames do not profit from the services. The training programs and software is exceptional and will provide a comprehensive foundation to launch from.

You will not be alone. Carden & Eames is an existing business with multiple professionals businesses already referring clients. This will include Property sales although is mainly dominated by Mortgages and Insurance currently. We are working hard to evolve this and for our Associates to receive high quality opportunities.

All Associates working under the Carden & Eames Property name will be in your own entity. This means you can choose your own hours and be the creator of your own destiny. Notwithstanding this, as a combined “Brokerage House” there will be support and comradery to help each other, but also your clients. We see this as the best of both Worlds. Self-employed, yet with a significant amount of professional support.

Average Commission Charged 1.5% = £6,000.00

You will generate income based on the sale of the property you receive instructions on, plus when you have introduced the buyer.

There is an attractive package relating to successful mortgage and insurance referrals to CEFP where you receive 30% of the fee’s received.

You will also be paid 15% on any auxiliary business in relation to Carden & Eames including Pensions, Investments and ISA’s. You will also have access to our complete range of providers where passive income can be generated.

Income…



Each Associate will initially join one of our “Brokerage Houses”. We currently have four “Open”; Manor House, Summer House, Ashton House and Orchard House. Each “House” will have a maximum of 9 Associates. To provide the most suitable support, there will be a maximum of 6 new Associates.

▪ Junior receives 25% of the Gross Commissions – all fee’s paid

▪Associates receive 30% of the Gross Commissions

▪Seniors receive 40%, plus 2% of all Sales of the GC*

▪Managing receive 50%, plus 5% of all Sales of GC*

*Additional bonuses will be paid on exceeding set thresholds of each Brokerage House.
