The bioclimatic residences are designed using the bioclimatic architecture and

renewable energy principles. Furthermore, they are studied and constructed

according to the specifications of the owner, while the cost is not higher than

the cost of a common residence.

VIP residences are distinguished for the exceptionally low energy losses

(conservation of heating/cooling energy up to 70%) and the exploitation of

solar energy with the use of photovoltaic panels on the roof. Furthermore,

most significantly the VIP residences are constructed with ecological

materials, both human and environmentally friendly. As a result, these

residences, according to the classification of the new energy regulation

KENAK 2012, fall into the A+ category, thus offering multiple long term

benefits to the owner.

We use leading branded products and materials which offer a luxurious and

high quality residence. The delivery time for a finished 110 m2 residence

without basement is about 5 to 6 months from the start of the project. The

surrounding area is not included in this period of time.

A. PROJECT DESCRIPTION

This report refers to the construction of a 110 sq. m. bioclimatic residence on

land located at............................................, with the total of ..................

square meters.

The building will include:

• Ground floor of 110 sq. m. With two bedrooms, WC, bathroom, kitchen,

living area and stairs which lead to a mezzanine

• 20 sq. m. mezzanine

• 87 sq. m. roof covered with solar panels totalling a power of 10 KWp.

• 74 sq. m. attic

Based on the budgeted cost, an insurance company selected by the contractor

will insure the project for 6 months from the start of the building works. If the

project is not completed within the period of 6 months, the insurance contract will

be renewed for the period necessary for its completion. The contract will cover the

employer's civil liability for each case and up to the amount of 300,000 EUR per

accident and all risks insurance. The cost of the insurance contract is covered by

the employer.

2. EARTHWORKS - EXCAVATION

• Before commencing the general excavation, all existing flora will be

eradicated and the top soil will be stripped along with further loose

grounds. Excavation means the works on soil which aim at the creation of a

base for the foundations of the building.

• Mechanical means of excavation will be used.

3. FOUNDATION - CONCRETE The foundations of the building will be constructed using reinforced concrete,

category C20/2,5 and reinforced steel, category S500s, according to the antiseismic

regulation and the structural design as approved by the urban planning

department.

General base or strip footing will be used for the foundations, depending on the

requirements of the structural design. In the case of strip footing, the back filling

will be reinforced with ground slab.

Full checks are carried out on alignments and elevations (levels) before inserting

the casing, so that the dimensions are in accordance with the designs.

4. SUPPORTING STRUCTURE - SUPERSTRUCTURE The supporting structure (the frame of the ground floor and mezzanine

superstructure) is a composite construction made by merchant bars (Heavy duty

steel type H, HEA type columns, IPE type yokes, IPE purlins, HEA roof braces,

SHS vertical stiffness links) for columns and beams, and reinforced concrete for

slabs. For the construction of the steel frame we will use S275 (St 44) steel

according to EN10025, brand new, without damage or defects, guaranteed for its

chemical composition, treatability, sensitivity to brittle fracture, welding suitability,

which meets the requirements of EUROCODE 3 "Design of steel constructions".

C20/25 reinforced steel will be used for the slabs with dimensions based on the

approved structural design, the Greek Antiseismic Regulation and the Greek

Reinforced Concrete Regulation.

The slabs (slab on grade and floor slab) will be manufactured using C20/25

concrete and wire mesh of the appropriate T131 section.

The steel sheet of the composite slab is trapezoidal (type SymDeck73 or

equivalent), 73mm height (hp) and 0,75mm thickness, with end lengths and by

using all the necessary special items according to the design plans. The pre-

galvanised steel sheets are of S320GD Z275 quality, certified by an accredited

laboratory (EUROCODE 3 - Part 1.3 and EUROCODE 4).

Shear studs type Nelson 15-04-98 will be also used. The diameter of the shear

studs is d=19mm, d2=32mm and height 100mm or of equivalent type, ductile.

They meet the requirements according to EN13918. The welding of the studs is

specified by EN14555.

The elements of the supporting structure will be treated with paint as described in

the procedure below:

a. Degreasing according to SSPC-SPI

b. Sandblasting Sa2

c. Anti-rust protection with a layer of SHOP PRIMER

d. 150 microns thick painting using SIGMACOVER epoxy coating

Individual colourings are defined by the employer.

Frame elements are created by Fe430 steel standard commercial sections.

Cutting and welding will take place using modern machines and according to the

regulations and standards for the construction of steel structures. There has been

a study for the methodology of construction, equipment, the way of construction

and the placement of the metal frame aiming at the safe and immediate erection

and placement of all metal pieces.

• Greek Regulation for Structural Works

(GG 325/Α/45 and GG 171/α/16-05-1946).

• Greek Antiseismic Regulation

• EC3 for steel structures.

For issues that are not covered by the above regulations the below is valid:

DIN 1055 construction calculations

The columns-beams are manufactured in the factory and transported to the site

appropriately formulated and painted. Their dimensions are in agreement with the

structural design, which has been drafted according to Greek regulations and

Eurocodes.

The metal poles attach to the foundation with the help of steel anchors type M20.

The anchors are linked together with plates in order to form one body and to be

placed and attached in the reinforcement of the foundations under the

responsibility of the contractor so that they will not be moved during concreting.

The contractor will draw the exact positions of the axes of the columns.

During concreting of the foundations, continuous inspections will make sure that

the flatness and alignment of the blades will be sustained.

On the trapezoidal sheet we will cast concrete type C20/25.

Emphasis will be given on its full vibration in order to eliminate any gaps in its

mass. The slab will be dampened on a regular basis until full strength is

developed according to the concrete maintenance specifications.

Following, the temporary shoring beams will be removed.

The stairs will be built using metal sheet 2mm thick in the form of steps.

Furthermore, the stairs will be supported by square sectioned beams sized

100*100*5 mm in its centre upwardly.

5. ROOF The roof is visible and manufactured by glue laminated fir timber from Finland.

The laminated timber beams are visible and placed at 70 cm apart with

galvanised screws and steel corners on the steel supporting structure of the

building. Their dimensions are 7.8 x 16.5 unless the structural design requires a

bigger section of 9 x 19. The panelling is made of large Swedish wood 14 x 1.6

cm thick. Also, we will use slats with dimensions 3 x 1.5, DIVOROL breathable

membrane with 15 cm overlapping, beams with dimensions 5 x 5 at 36 cm apart,

FIBRAN insulation 4 cm thick between the beams and second layer of insulation

(beams 5 x 5 - Fibran 4 cm). Finally the roof will be covered with GERARD

metallic tiles. Gerard tiles with natural stone chippings are manufactured using

steel covered with a blend of zinc and aluminium, which combines great strength

in all weather conditions with light weight (6 times lighter than common tiles).

Furthermore, the special design of the tiles and the horizontal placement ensure

high resistance in heavy snowfall, severe weather conditions and strong winds.

The tiles are placed with inclination from 15o to completely vertical. There is a

variety of colours to choose from. The advantages of these tiles are:

• Long working life

• Secure and resilient in severe weather conditions (snow, wind,

tornadoes, etc) because of the way they are placed

• Lightweight, 7 kg/m2. Gerard tiles are the most lightweight in the

market. Less weight on the roof means fewer loads on the supporting

structure. Furthermore, these tiles are easier to transport and place.

• Resistance to earthquakes

• They are accessible without sinking due to their ribs

• The sound of the rain is diffused and it is not annoying

• Resistance to temperatures from -45oC, as in areas like Siberia, to

+50 oC as in Saudi Arabia

• Wide range of colours

Material Description

Gerard metal roofing tiles are composed by multiple layers of materials as

mentioned below:

Heritage Minimum roof inclination 27% (15o) 6. MASONRY Knauf dry construction is used for interior and exterior masonry. All masonry will be constructed vertically, parallel and smooth facing according to artistic and scientific rules. The exterior masonry system Knauf AQUAPANEL® W388E consists of the below constructional elements:

• 1 exterior layer of AQUAPANEL® Outdoor cement board • Placing of the breather membrane AQUAPANEL® Tyvec between the

steel frame and the cement board • Knauf AQUAPROFIL® steel frame composed by UW75-100/40/06

sleepers and CW75-100/50/06 studs. The studs are placed in axial distances of 40 or 60 cm between them. The steel profiles are manufactured by galvanised metal sheet 6/10mm thick, galvanising category Z250, according to European Standard ΕΝ14195:2005/A6:2006.

• Knauf Insulation stone wool in different thicknesses and density, placed inside the frame with λ = 0,039 – 0,032 W/m K.

• At least 1 cm gap between the frames. • CW50 AQUAPROFIL interior steel frame with studs placed in axial

distances of 40/60 cm. • 2 layers of Knauf GKΒ plasterboard 12.5mm thick.

The cement boards are assembled using the AQUAPANEL® Joint filler assembly material combined with the alkali-resistant glass tape AQUAPANEL® 10cm wide. W388 Ε Exterior masonry properties Wall thickness: ≈ 17-20 cm Soundproofing: 58-65 db Insulation: 0,35-0,26 W/m2 Interior masonry is manufactured using 2+2 gypsum board systems. They consist of a double layer of standard gypsum board 12.5mm thick which is secured with screws on 2 sides of the steel frames 50mm wide. The steel frame is manufactured using a single layer of appropriately formulated steel profiles, sleepers - studs by galvanised steel sheet 50mm wide. The studs are placed every 600mm. Also, stonewool 40mm thick and of 40 kg/m3 density is placed. The joints are filled and finished as expected. 7. FACADE COVERINGS - COATINGS The building's facade is covered with readymade plasters by Knauf or other company. AQUAPANEL® Exterior Basecoat Grey AQUAPANEL® Exterior Basecoat Grey is a cement-based, synthetic resin-enhanced basecoat to serve as a complete basecoate on AQUAPANEL® Indoor and Outdoor cement boards. It is suitable for both outdoor and indoor use according to EN998-1 Standards. Technical specifications Reaction to fire - A2 Water absorbency - W2 Vapour diffusion coefficient (μ) - 11 Density of finished mortar - 1,35 kg/dm3 Density of dry material in powder form - 1,40 kg/dm3 Coefficient of thermal conductivity - ≤ 0,47 W/(m K) P=50% (λ10,dry) based on standard (EN 1745) - ≤ 0.54 W/(m K) P=90% The north facing bedroom wall is covered with Aragon artificial stone from the Decostone collection. This is an exceptionally thin covering stone with an average thickness of 15mm. When the stone is used for indoor covering no functional space is removed. Furthermore, it is one of the most lightweight materials (weights less than 25kg/m2) and has many benefits: a. can be placed on polystyrene insulation systems

b. add minimal static loading on the building in relation to other covering stones which weigh more than 50kg/m2.

• The outdoor surfaces of the attic will be covered with a coating with 30 x 30mm wooden slats placed on a distance of 20-30mm from each other, as mentioned in the designs.

• The bathroom walls will be covered with first class Italian ceramic tiles. The types that will be used are LOFT BEIGE, LOFT GRICIO, MANHATTAN ANTHRACITE, MANCHATTAN GRICIO, PASTORELLI NOX and KU by Eurobath Company. Dimensions: 30 x 60, Cost: 20 €.

8. ROOFS Inside the building, especially on the ground floor roof, suspended ceilings made by plasterboard 12.5mm thick are placed in all areas, apart from the bathrooms where water-proof plasterboard 12.5mm thick will be placed. On the exterior, where necessary, cement board coating 12,5mm thick will be placed. For height conservation, a system of flat metallic frame will be used. The primary and secondary drivers will compose a flat frame where the plasterboards and cement boards will be secured. Suspended ceiling will be composed of the following elements:

• Main frame (primary mounting drivers) by Π-shaped horizontal galvanised steel channels with ribs, 0,6mm thick and 60mm wide. The sections are distributed in distances defined by factory instructions and are mounted from the roof with appropriate hangers that provide quick height adjustment and galvanised rods, which are placed per every 1m. The rods are fitted on the roof either with concrete nails, or with suitable screws inside plastic plugs. After the adjustment of the height (levelling), the sections are stabilised and fixed on the peripheral walls with galvanised supports, plastic plugs and screws.

• Bearing frame (fixing drivers) with the same sections as above which are placed vertically to the main frame sections and are distributed at 60cm apart. They are connected to the main frame sections with galvanised metallic connectors. The end drivers are placed in the maximum distance of 10cm from the wall they are parallel to.

9. FLOORING

• Italian ceramic tiles 60 x 60, LOFT BEIGE or LOFT GREY, of exceptional quality by EUROBATH LTD, with the relevant skirt guard, will be placed in all areas. The cost is ca. 25 €/ m2.

• Ceramic tiles of the same quality standards, type LOFT BEIGE, LOFT GRICIO, MANHATTAN ANTHRACITE, MANCHATTAN GRICIO, PASTORELLI NOX and KU, dimensions 30 x 60, will be placed in the bathrooms. Cost: ca. 20€/m2.

Before placing the tiles, the areas are filled with lightweight concrete and coated with cement mortar in order to achieve insulation and flatness of the flooring. The tiles are placed in rectangular array. Tiles of the same quality will be placed in the semi-outdoor spaces of the residence.

• Kavala marble or equivalent is used for the window sills with thickness 2cm. The sills of the exterior frames are made of same quality marble but are 3cm thick.

• The interior steel stairs are coated with wood. Construction and placement of 17 pieces of composite pitch pine solid wood 40mm and border in the front and 17 pieces of 8mm MDF risers with veneer coating. The wood pieces are painted with two ingredients satin lustre.

10. FRAMES • Exterior

Exterior frames are made by powder coating aluminium with thermal break and low emission coating in colours specified by the architectural design. Furthermore, double glazing with thickness 4mm and 5mm each will be added with a gap of 12mm in between. The joints between drivers and sub-frames or marble will be sealed with silicone. All aluminium materials are provided by EUROPA (5500 series) or ELVIAL (Thermo series).

• Exterior entrance The main door of the residence will be an ALUMINUM SECURITY DOOR, type Golden Door, dimensions 2.10 x 1.025m. The door is secured by 15 lock points, steel frame and black profiles. The exterior coating is made from pressurised aluminium design or straight white, the inside coating by straight lacquer, exterior aluminium ledges new oval white, interior lacquer ledges. Door accessories are matte nickel, bull M3 nickel, P3 nickel handle, nickel eyes, nickel security block, CISA combination lock.

• Interior doors The interior doors are pressed MDF with artificial oak veneer, honeycomb filling, lock, hinges and lustre. 12. CLOSETS The closets are constructed in the positions and sizes mentioned in the architectural designs. The sheets are made of coloured melamine, hidden hinges, 3 drawers, 2 shelves and an oval bar. Furthermore, melamine will be placed on the side of the wall in order to create a "box" for the closet. The knobs will be metallic.

13. KITCHEN The kitchen will be of Italian design made by COLOMBINI factory (QUADRA OR PARAGON model) and provided by EUROBATH LTD. • Porcelain washbasin • Shower formed by fixed safety glass • Cold-Hot mixer taps for washbasin and shower • Wall mounted accessories and crystal mirror above the washbasin 15. Insulation The residence is insulated on every surface, either horizontal (beams) or vertical (columns) in order to be protected against temperature fluctuations. The exposed elements of the steel frame are embedded with extruded polystyrene tiles by Dow or Fibran. The thickness is specified by the KENAK report and is no less than 3cm. a. INSULATION OF THE FOUNDATION The foundation is also insulated using extruded polystyrene and is waterproofed using nylon of relevant density and weight. b. ATTIC INSULATION 1. Creation of a vapour barrier in the areas that are insulated with bitumen emulsion in order to prevent the emergence of vapours that may liquefy in the

insulation. This will cause the loss of insulating capability and the creation of mould on the roof. 2. Thermal insulation with Roofmate SL-A extruded polystyrene tiles by DOW, 5cm thick. 3. Sealing using lightweight concrete, weight 450 kg/m3 and average thickness 10cm. 4. Waterproofing with bitumen membrane and chipping coating - Priming of surfaces with bituminous varnish Sika Igoflex P01S Primer - Placing of elastomeric waterproof bitumen membrane with polyester reinforcement, Sika Bituseal T660MG (SBS) weight 6 kg/m2, flexibility at -20o C and chipping coating for the protection against UV radiation - Placement of geotextile and spreading of cement mortar on which ceramic tiles, suitable for outdoors, are attached. 16. COLOURINGS The interior walls of the residence are painted with environment friendly plastic colours. The walls are scraped, rubbed with fine sandpaper and are primed. Two layers of plastic colour follow. The colours are provided by VIVECHROM or other company of equivalent quality. The employer selects the colours. 17. PLUMBING a. Water supply Plumbing installations are executed according to valid regulations, approved designs and the instructions of the supervising Engineer.

The building's water supply is achieved with FASO PLAST multi-layered piping, suitable for drinking water, which ends in water meters area. The vertical hot water pipes will be again FASO PLAST multi-layered piping, with insulation. In the bathrooms distribution panels for cold and hot water will be installed. With a switch, F16 pipes will start from the panel and go towards each hydraulic receptor. Also, piping and supplies for solar water heater will be constructed. The network is ready to link to the ground floor boiler and the panels on the building's roof. b. Sewage Sewage installations are executed according to valid regulations, approved study and instructions of supervising engineer. Bathroom sewage is constructed using F50 and F40 plastic pipes which end up to a floor outlet with brass grate and then they are guided to the vertical drainage column. The sink and washing machine drainage use also F50plastic pipes, with a siphon curve. Drainage columns are plastic pipes heavy type 6 ATM with F100 diameter which end up at the ground floor in manholes with plastic or cast iron lids. The waste

water starts from the manholes with F100 or F125 pipes and end up to the central sewerage system. Drainage of rainwater occurs from plastic exterior gutters which are placed in the positions specified by the technical report. Rainwater is led to the gutters with the suitable inclination. If there is no drainage network in an under construction building, a sewage pit is constructed following the agreement of the employer and a readjustment of cost. 18. ELECTRICAL INSTALLATION The installation of electrical facilities will take place following the guidelines of the approved technical report. The residence is powered directly with a circuit line and night power which connects through a meter to the power supply company. Foundational Earthing Foundational earthing will be constructed according to the approved designs of the building license. A conductor - rectangular tape 30 x 3mm coated with zinc, will be attached at the foundation reinforcement with proper clamps, boxed in the perimeter foundation and with earthing connection sockets for the protection and proper function of the residence. Installation of High Voltage The residence will be powered with three-phase power 230/400V from XT network of the power supply company. The meter will be installed on the fencing and will be connected to the main electrical panel of the residence with a subterranean wire, type J1VV-R, which will be placed in a PVC pipe. An independent panel will also be created which will be powered by the main electrical panel with J1VV wires. The superstructure electrical panels will be built in IP40 and made by self-extinguishing white plastic with transparent plastic door similar to Legrand Nedbox. The panels' departures will be protected by miniature circuits and the arrival by a fuse isolator. According to Regulations every panel must have leakage circuit breakers per departure team or in total. The panel equipment is made by ABB, Legrand or Schneider. The departure circuits of some panels will have A05VV wires or HOVV conductors inside plastic pipes, which will be built in the gaps of the plasterboard frame. In rare cases, they will be built in the masonry and coating. The wall materials for high and low voltage will be of the same series for the whole of the residence inside special areas (wet areas) and provided by Legrand Valena or Plexo. Each area will have the following: 1. An independent AOVV line, 5 x 2.5 with miniature circuit 16A and indicator lights for the stove 2. An independent ΑΟVV line, 3 x 0.5 with miniature circuit 16A and indicator lights for the washing machine 3. Any independent lines required for the solar thermal system

4. The lighting points, switches and other sockets specified are: 5.a Reception/Living area: two double lighting points on the roof and eight earthed plugs. 5.b Bedrooms: Two lighting points in each bedroom, one on the ceiling with 2 way switching and one on the wall. Also, four earthed plugs, one for air-conditioning with independent line 3x2.5. 5.c Kitchen: Two lighting points, one on the ceiling and one on the wall below the cupboards, one plug for the cooking hood, one independent plug with miniature circuit 16A for the dishwasher and four reinforced earthed plugs for the fridge and worktop. 5.d Bathrooms: One lighting point with simple switch on ceiling or wall of each bathroom and a plug with switch. 5.e Hallways: A single or 2-way lighting point on the ceiling with switch. Also, a supply for door bell panel and intercom is specified. 5.f Balconies: One or more lighting points on the ceiling or wall for each balcony without the fixtures, with single switches positioned inside the residence. Also, a waterproof earthed plug for each balcony. Installation of telephone station An accessible connection locker (distributor) will be created on the ground floor, which will contain the telephone line. This line will go to two telephone receptors in selected areas. UTP 4" category 6 wiring will be used for data transmission. Audio and Video door systems A central low voltage network will be created starting from the main entrance up to the ground floor hallway to serve for a closed communication circuit, audio and video. It is explicitly stated that the purchase of intercom devices is not in the agreement. Alarm system installation Piping and wirings will be positioned in suitable areas for the installation of alarm systems. The installation consists of a wire for magnetic contacts of all accessible exterior frames and the main entry. Furthermore, a wire will be provided for space radars on each floor according to specifications and a wire for the control panel and keyboard. Main TV antenna network A built-in network for terrestrial TV antenna with one socket per each main area, also piping and wirings will end on the roof in order to be linked to the IKUSI HD antenna. Furthermore, a SPAUN booster and SPAUN PV-SAT plugs are included. 19. COOLING - HEATING

For cooling - heating and hot water supply, a heat pump by Daikin will be installed. Daikin Altherma uses a natural source of energy. The outdoor unit extracts low temperature heat from the outside air and increases the temperature in order to provide the desired heating. Subsequently, the heat is transferred to the indoor unit through refrigerant piping. The indoor unit heats the water which circulates through fan coil units. Daikin Altherma system offers an equally effective solution for hot water. The hot water tank of the reservoir offers maximum energy performance. Initially, the water inside the tank is heated by the thermal energy of the air thanks to an exchanger which is linked to the heating pump. At the same time, an electric heater which is integrated on the top of the container heats up the extra hot water needed for the shower, bathtub or sink. Furthermore, an integrated function increases the water temperature to 70 degrees on fixed intervals, thus preventing the development of pathogenic organisms. This system consists of: a. Daikin Altherma monoblock heating pump One three phase 14 kW Daikin Altherma monoblock heating pump. The main heating pump feeder and the piping network with German multi-layered Uponor MLCP pipe and 9mm insulation. All other necessary components. In the Daikin Altherma Monobloc system, the hydrobox components are located in the outdoor unit. In this new system the water pipes, rather than the refrigerant lines, run indoors from the outdoor unit, making installation much quicker and easier. The reversible air/water heating pump contains a compressor which is controlled by an inverter. The inverter system constantly maintains the desired temperature. As a result, there is a reduction up to 30% on energy consumption comparing to the standard on/off system. b. Hot water system - Panels

Regulatory synthetic Uponor collectors with balancing bolts for the FCU. All other necessary components, like sewage pipes. d. Main distribution network for Cooling - Heating pipes This network will be constructed using PRESS multi-layered pipes and components. Furthermore, it will be insulated completely with 9mm insulation. 21. PHOTOVOLTAIC SYSTEM FOR POWER GENERATION A photovoltaic system (solar panels) will be placed on the roof of the residence for the generation of electrical power with capacity 10 KWp. The power is channelled entirely to the country's electrical network and sold to the Electrical Power Company with an initial contract of 25 years. The photovoltaic system is installed by the technical crew of the company and we guarantee its proper installation and function according to applicable Electrical Regulations. The system is composed of:

• Photovoltaic modules (Mprime of European origin or Yingli Solar of Chinese origin).

• Support bases for the roof panel frames (Krannich-Metalumin-Alumil). Certified support system of the photovoltaic panel modules made by aluminium, designed to endure wind pressure and climatic changes.

• SMA or KOSTAL PIKO 10.1 (inverter) (1 piece) network inverter, nominal capacity 10KW three-phase outlet.

• Telemetry system for the monitoring of power generation and selling to the electrical network either locally or remotely.

• DC and AC electrical panels with integrated lightning protection, type T1 + T2, category IP65.

• Other electrical materials. 6mm2 wire type SOLAR for the connection of the photovoltaic modules with the inverter and DC electrical panel.

• 5 x 10 mm2 suitable for connecting the inverter with the AC electrical panel and the meter of the electrical company.

• Plug connectors for the photovoltaic panels with the inverter. • Supporting and wiring material (wire channels, wall plugs, wire pipes,

pipe support bases, cable ties).
