Exhaust for Toilet Rooms, dryer vent, and range vent shall be provided byHeat Recovery Ventilation Unit, discharging/exchanging air through the roof.Shafts provided by Carpentry as required.Programable Space Thermostat (fan on, off - heat, cool, off) with nightsetback shall cycle the blower and control heating and cooling.Balance the all areas for a uniform temperature throughout in all seasons.Submit shop drawings.Provide Mechanical Design and Drawings as required by RegulatoryAgencies.

DIVISION 26. ELECTRICAL:It is intended that this Division shall provide for all electrical work. Thesubcontractor shall be responsible for an adequate and satisfactoryinstallation within the limits as generally outlined and will be responsible alsofor the procurement of permits and payment of all necessary fees.The drawings are not intended to be used as a design drawings. They areintended to show the Owner's lighting, power, and switching requirements.This specification is intended to establish performance criteria and a level ofquality. The electrical subcontractor shall be totally responsible for acomplete installation including design drawings where required by thegoverning agencies and codes.The subcontractors shall furnish brochures, information, diagrams and samplesas necessary or as requested for all equipment and material they propose tofurnish and install for the complete electrical installation.General: Meet the latest editions of the Wisconsin Commercial BuildingsCode and the National Electrical Code that are in effect at the time of work.Wiring: Copper conductor with THW or THWN insulation. Conduit: EMT orflexible metal conduit(if required). Panels and breakers are to be Square D,or equal. Submit shop drawings.

Electrical Service/Power:Provide 400 amp Electrical service. Provide receptacles and switches perWisconsin Commercial Buildings Code and the National Electrical Code.Provide 1 meter, and locate on the building exterior, near service entry, asrequired by Xcel. Provide one panel in Electrical Room for common areas,and one subpanel for the R&D Kitchen. Coordinate with Architect.Provide CAT 6 cable for computer, cable, and communicationsconnections/receptacles to each work area. Coordinate exact locationswith architectural drawings. Submit shop drawings.Connect power to all Mechanical, Elevator, and appliances. See Div. 11, 14,22 & 23. (Note: Restroom exhaust will be handled by a Heat RecoveryVentilator provided and installed by Mech.).

Lighting & Fixtures:Scope: The work under this section provides for furnishing all labor, materials,etc., necessary to install a complete lighting system, and provides all fixtures,conduit, and accessories required for a complete system.Provide general lighting as shown on drawings, or within the limits ofgoverning codes. Meet all requirements of the Wisconsin CommercialBuildings Code and the National Electrical Code. Coordinate with architectfor fixture types and locations. Submit shop drawings.

Furnish and Install the following:All fixtures are to be dimmable and LED type. LED bulbs will be provided inthe fixture allowances. Provide occupancy sensor controls in Restrooms andall common areas.

Exit Sign: Single face, self-powered exit sign with the following features:Diecast aluminum housing with hinged face plate and brushed aluminum finish.Universal pattern knockouts on rear for direct mounting to junction box. LEDlamp panel which provides uniform lighting of sign letters. 120 VAC, 60 Hz.,solid state voltage limited charger and solid state switching with sealed nickelcadmium battery. All batteries and electrical components enclosed withinthe housing. NFPA 101 compliant knockout chevrons. Red letters and testswitch. UL listed (UL 924) Sure-Lites CAX series, or equal.Exterior Lighting: Allow $400 for fixtures.Interior Lighting: Include an Allowance of $700 for common areas, $8000 allinterior unit lighting fixtures, which are to be selected by Owner/Architect.

DIVISION 31. EARTHWORK:Demolition: Remove remaining shed structure. Disconnect and cap existingutilities as required by the City of Hudson.Clearing: Remove trees as indicated to be removed, and brush in the cutarea.Earthwork: Excavate as required. Remove existing stumps and roots. Preparesite as recommended in Civil Drawings. Provide 1" crushed stone for drainagefill behind retaining walls (see drawings). Existing non-organic fill saved fromsite may be used for backfill. Backfill to finished conditions. See CivilDrawings.Erosion control: Comply with City standard requirements (see Civil Drawings).

DIVISION 32. EXTERIOR IMPROVEMENTS:Drain Tile: Furnish and Install 4" corrugated PVC drain tile with filter fabriccover at building perimeter, all sides.Landscaping: Furnish and install plantings, seeding & mulch as shown onLandscape Plan.Sidewalks: Concrete, 3,500 psi, unreinforced, on 6" granular base (see CivilSite Plan).Retaining walls: See Civil and Architectural Drawings for garageentry/courtyard area retaining walls.

DIVISION 33. UTILITIES:SCOPE: Provide new water and sanitary sewer service from City mains to 5'inside building. See Civil Drawings.

DIVISION 7. THERMAL & MOISTURE PROTECTION:Waterproofing: Furnish & Install Fluid applied Elastomeric ThermoplasticRubber waterproofing at foundation walls as mfgrd by Polyguard Products,Inc., Ennis, TX 75119 www.poly-wall.com. Install per mfgr's recommendationsto include surface preparation.Insulation: Roof: HD PolyIsocyanurate rigid tapered, with inorganicmattfacing, R-31 above deck. Sprayed Polyurethane, R-18 closed cell,below roof sheathing.Walls: R-21 Fiberglass batts @ exterior stud walls (24"o.c.), with R-5 XPSinsulation outside of sheathing/Air & Water Barrier, and R-10 XPS(2" )@concrete foundation walls. Insulate rim joist areas at truss level with SprayedUrethane Foam, closed cell, R-21 min.Vapor Barriers: 6 mil. PVC under Drywall. OUTLINE SPECIFICATIONS

DIVISION 1. GENERALScope: This Contract covers the Removal of existing trees, site work, andConstruction of a 2+ story office building above enclosed undergroundparking. New construction will be of concrete foundations, pre-castconcrete first floor, wood framed walls, pre-engineered wood trusses,weather-tight barrier, doors, windows, membrane roofing, interior finishes,and all mechanical, plumbing & electrical systems.

General Conditions:The General Conditions of the Contract, A205, American Institute ofArchitects, latest edition, applies to these specifications. A copy may beobtained from the Architect upon request. The General Conditions apply toall work of each section of these specifications.

Permits: CONTRACTOR shall obtain all necessary permits and schedulenecessary inspections as required by governing Codes.

Governing regulations: All Construction Work shall be performed inaccordance with provisions of the Wisconsin State Building Code, currentedition.

Temporary Services: Temporary Water and Electrical power, andTemporary Sanitation facilities, if required, will be provided by the GeneralContractor.

Clean-up: General Contractor shall provide dumpster and removal for allconstruction waste. Each Subcontractor should provide daily cleaning ofthe site and all active work areas during construction.

Shop Drawings: Provide 3 copies, and sample if appropriate, to ConstructionManager, and Architect/Engineer for review and approval, a minimum of 14days, prior to installation if required (see each section).

Allowances: Allowances are listed in each specification section to establisha base value to be used in the Contract, when quantity or quality areuncertain at time of proposal, and are to be Provided in your proposal. Contractor's Insurance: The General Contractor and all Subcontractorsmust: carry Comprehensive General Liability Insurance and Worker'sCompensation Insurance as required by state and federal law. "All-Risk"Builder's Risk Insurance, for the completed value of the building from thebeginning of construction, will be carried by the Owner. Alternate Proposed Manufacturers/Products:Proprietary product manufacturers/names are used in this Specification toindicate acceptable standards of quality for products to be used on thisProject. Proposed Alternative Products are encouraged. Use approvedbrands. Submit product literature (and samples if appropriate) to theArchitect, prior to approval by Owner, for review and record.

DIVISION 2. EXISTING CONDITIONSExisting wood frame shed is to be salvaged, and removed from the site.Salvage will be coordinated by Owner prior to excavation.
