Unique Project Features Having successfully managed the build-out of this 30,000 sf office and pharmaceutical research lab located in the South Lake Union neighborhood, we were again invited to participate in the development of a vivarium to be located in the basement area of the same building.

Solution Due to the nature of the use of this space, medical research on live animals, the project required extensive mechanical exhaust and filtered intake air requirements, as well as sophisticated security entry requirements.

Unique Project Features This hospital and medical clinic operator wanted to relocate and expand their existing urgent care and walk-in clinic from the lower level of an apartment complex in West Seattle. A free standing 12,000 sf retail space with surface parking became available but required extensive renovations for conversion to a medical clinic. The lower level was partially below grade and the main level was partially above grade. Both levels were accessible only by stairs from the parking area.

Solution The renovations included completely demolishing the interior on both levels, adding an exterior vestibule complete with new stairs and an elevator serving three levels, grade, lower, and upper. In just over 14 months we managed the entire process from initial concept to final completion.

12,000 sf build-out and office consolidation

Unique Project Features Medcom sought to expand their services from Madigan to the city of Olympia, where it would be easily accessible to patients who did not live on base at Fort Lewis-McCord. Medcom requirements included a tight timeline with strict military standard finishes. Medcom’s final design is clean and colorful, with personalized touches throughout the hallways and waiting area.

Solution Construction included demolition and build-out of 12,000 sf for offices, laboratory, blood draw, pharmaceutical, and exam rooms from three previous space plans. With our assistance, the project was completed on time and under budget.

Collaborate in development of cost-effective design solutions by identifying each clients’ requirements early in the project

Architect selection by bid

Consult on design goals and value-engineering solutions prior to completion of construction planning documents

Estimate construction costs based on preliminary design

Coordinate the bidding process, including preparation, evaluation and contract awards to general contractors, specialty services and client vendors

Acquire building permits through appropriate jurisdictions

Coordination of furniture selection through a bid process

Create a plan for procurement and scheduling of carpeting, technology and low voltage systems, and furniture

Prepare project schedule, providing updates as necessary

Maintain running cost estimates during construction

Chair weekly construction meetings

Monitor construction progress through site inspections and regular communication with the client and all team members

Review and approve invoices and change orders for accuracy

Coordinate complete moving logistics with client

Assure completion of “punch list” work items

Oversee completion of general contractor’s close-out tasks

Review contractor’s final cost accounting for accuracy

Obtain the subcontractor and contractor’s final lien releases

Provide client with project close-out documentation
