BIDDER/RESPONDER SHALL CONFORM TO THE FOLLOWING CHANGES AS SAME SHALL BECOME BINDING UPON THE CONTRACT TO BE ISSUED IN RESPONSE TO THIS INVITATION FOR BID. Please see the attached. Please note that it contains a revised bid form, as we have added Unit Price #3 for replacement of damaged subfloor as this is a hard to quantify item before demo occurs. We have asked for an allowance of 600 SF of replacement to be in the base bid with an associated unit price so that differing amounts can be calculated.

ADDENDUM NO. 2
TO THE DRAWINGS, SPECIFICATIONS AND CONTRACT DOCUMENTS FOR:
Northern Kentucky University
Kentucky Hall Renovations NKU-22-18
TO ALL BIDDERS: This addendum supplements, amends and takes precedence over the original Drawings and Specifications, and shall be taken into account when preparing proposals, and shall become part of the Contract Documents. Bidders must indicate receipt of this addendum in the space provided in the Bid Form.
GENERAL AND ARCHITECTURAL ITEMS: Item #1 Fences and Gates
See attached SK-1 and SK-2 for locations of new exterior fences and gates
Item #2 Q&A Question: Per note A27/M303 – please provide additional information on the architectural drawings for extent and product types to be used to patch these floors where equipment is removed. Response: Contractors are instructed not to include carpet patching and repair where mechanical units are being removed in the base bid. Item #3 Q&A Question: Note 1/D102, it is not feasible to do a complete prebid analysis of the existing conditions to be able to identify “damaged” subfloor. Can additional guidance (or an allowance) be provided to help quantify the extent of these conditions and what constitutes “damaged” subfloor? Response: Please include an allowance in your base bid that covers a cost equal to 600 SF of new subfloor to replace damaged areas in your base bid. Also include a unit price (UP-3) for each 10 SF of subfloor replacement on the bid form which has been revised and included with this addendum.

Item #4 Q&A Question: General Demolition note E states, “Remove flooring finishes and base. Complete throughout area of work unless otherwise noted”. The only area it calls out flooring demolition is the restrooms. Could you please clarify the extent of flooring and base demo in non-restroom related work, such as at the fan coil unit and wood curb removal curb removal shown on D150, Notes D18 and D19. If carpet and base replacement required, please provide manufacture and make of carpet of existing that we are to match. Response: General Note E applies to areas of work where flooring is indicated to be removed per sheet D150. No flooring is being removed in the bedrooms. Revise General Note E on D101, D102 and D150 to read as follows: “WHERE FLOORING IS INDICATED TO BE REMOVED, REMOVE WALL BASE TO THE EXTENT OF THAT AREA. Item #5 Q&A Question: Can the AWI certification requirement be lifted? Response: Yes. Please remove AWI certification from the requirements for this project. Item #6 Q&A Question: On A601 Finish Listing, it states under Paint “To match existing adjacent where patching is required – unless noted otherwise”. Please clarify the extent of paint patching required in the dorm rooms where fan coil unit, light fixture, conduits are conduit are being removed. For example, should we assume corner to corner of the wall patching at these conditions? Response: No- please anticipate only patching areas where items are being removed, not entire wall surfaces. Item #7 Refer to the drawings, sheet D102
A. Revise General Note I on D102 to read as follows: “WHERE EXISTING WOOD SUBFLOORS OR SUBSTRATES ARE DAMAGED REMOVE DAMAGED MATERIAL FROM CENTER OF JOIST TO CENTER OF JOIST. REPLACE UNDERLAYMENT WITH STURD-I-FLOOR SYSTEM OR EQUAL. SCREW DOWN REPLACEMENT PANELS”

MEP ITEMS: Item #10 Refer to the drawings, Sheets P100, M100, and E100 Legends
A. With the exception of the dormitory director apartment, the building will be unoccupied during the construction period. Work that will be in proximity to the dormitory director apartment must occur during the 8:00AM – 5:00PM timeframe. Contractor shall provide necessary means to prevent damage to finishes from expansion and contraction during the renovation. Contractor shall document existing conditions prior to construction to indicate finishes that have been previously damaged.
