So you have decided that you are not going to buy or build a house or an apartment and that you are going to rent. Deciding on whether to
rent an apartment or house usually will depend on your current living needs and your preferences. If you are unsure which is better for you based on your situation you may want to consult professional real estate agent (Prime Location) as we are experts in this field. Below we will discuss some of the advantages and disadvantages of renting an apartment vs. renting a house.
Let’s start with apartment: Just like anything, it’s important to weigh the advantages and disadvantages of renting an apartment before doing so. There are numerous advantages to renting an apartment, but there are also some disadvantages. To make a proper decision, below are factors to consider.
Most of the time it is more advantageous and less expensive to rent apartments because the rental includes some of the basic costs i.e. utilities and other services that save tenants some money. Also there other things that are taken care of by the property management company that the tenant should have done on his/
her own on a standalone home, such as garden care, property regular maintenances, and external cleanness.
Apartment tenants conveniently enjoy extra amenities at no or less extra charges such as gym, swimming pool, sports facilities, just to mention a few that the standalone house won’t enjoy.
For those who do not want to buy furniture and other appliances find it less cost to rent apartment because majority are ready furnished with all important facilities ranging from appliances to sofa sets, including cooker, washing machines, refrigerators, beds, TV sets, sofa sets etc. Most of these items are premium brands and could cost a lot of money to buy all of them at once if you opt renting a standalone house and yet you do not own them.
Security is another key benefit to enjoy when renting apartments. It is more secure in apartments than on a standalone house because it is very difficult for thieves to access your apartment without alerting other tenants. It is also more advantageous to rent apartment because you run less risk of getting a bad landlord, since things are more standardized.
Looking on the other side of the coin, there are some limitations or disadvantages when renting apartments. The critical one being lack of privacy. In apartments you will not have the privacy that you would have enjoyed on a standalone house. It is common to hear noises from nearby apartments from all sides up, down, right and left. The other limitation is on parking space. Most apartments provide maximum of two spaces, and others one. Imagine when you buy an extra car or you have a guest with a car.
It is not easy to negotiate rental in the apartment. They are standard, and the landlords do not like to lower rent because if word gets around, other tenants paying more get disgruntled and everyone wants lower rent.For those who like holding get together party at home, apartment is not a place to enjoy this kind of activities. of the available party venue, limiting guests, and other tenants complaining on noises. Being so close to other tenants, you will be limited from practicing your hobbies such as piano or guitar or playing louder music. If you do these things, your neighbors may complain about the noise.
Another disadvantage on renting apartment is on space limitation, if you own a lot of stuff you will not have space to place them as compared to standalone house where there is always extra space such garage or servant’s house. And for those owning or preferring keeping pets and other home animals, this is not the place to enjoy such freedom. You won’t have a space to accommodate your dogs etc, and if you try to move in with cats or dogs, they will not have the outdoor to exercise their freedom; this means you will be required to take them to the parks or other places.
Now let’s look into the advantages and disadvantages of renting a standalone house. In Africa, standalone house says a lot to your family, friends and neighbors. Majority would like to stay in a standalone house, though after the following analysis you will make a proper decision. As we have seen above on apartments, there are advantages and disadvantages to rent a standalone house. Starting with the advantages, standalone house has lots of privacy and space. Your family members especially kids will enjoy playing in the big compound and their toys will always be safe compared to apartments where
these freedoms will not be there and it is likely you will be buying new toys now and then.
House rentals are more likely to have larger yards and garages. If you have a dog or several vehicles, then these amenities make home rental a more enticing option.While it is inconvenient in the apartments to hold get together parties, it is very convenient to organize get together parties at home and enjoy big compound space and matured garden with all controls you want on guests including numbers etc. Furthermore, there is no restrictions on the music sound level, though you need to observe other community bylaws such as time to close your party or stop playing louder music. You will also have freedom to practice your guitar or piano without complains from neighbors.
Renting a house provides you the freedom to choose if you want to live near the city, or in a residential area as apartments are usually situated in more commercial areas. If you have kids and are looking for a yard, a house will likely have that available. It is also not advised to raise kids in apartments because you will never have total controls on what you want your kids to be.Depending on the contract, you will have a freedom to personalize the house including repainting with your favorite colors or hang pictures something you wouldn’t exercise in the apartments. However, you must be very careful as you might be required to repaint the house to its original colors before leaving.
On other side of the coins, there are disadvantages to rent a standalone house. In most cases it very expensive to rent a standalone house. There are also a lot of extra costs attached on this option such security costs, garden maintenance, extra electricity bill on security lights which can be avoided on apartments.
Another major disadvantages of renting a house, is there may not be a great deal of certainty regarding the amount of time you will be allowed to rent the house. While a contract may protect your rights for a certain period of time, there are no guarantees the landlord will extend the contract beyond the existing terms. This means as the contract is due to expire you may be given notice that the house would not be available for rent in the future.Looking on the maintenance part of the property, the tenant is always responsible for the house maintenance which is a bit expensive and cumbersome. The landlord main responsibility is to fix the house.
On the security part, apartments offer more protection than standalone houses, as there is a minimum chance for thieves to enter into your apartment without being noticed by other tenants than it will be on a standalone house.In the end deciding if you should rent a house or apartment comes to you or your family’s needs. Each has their own advantages and disadvantages, and sometimes it just comes down to what is available when you are looking to move.

It is the administration of residential, commercial and/or industrial real estate. Property management typically involves the managing of property that is owned by another party or entity. The property
manager acts on behalf of the owner to preserve the value of the property while generating income. Managed properties include residential and vacation properties, commercial retail space or industrial warehouse space. Property managers are typically paid a fee and/or a percentage of the rent brought in for the property while under management.
The property manager is typically responsible for budgeting expenses, securing renters, collecting rent, complying with laws and regulations, and maintaining the property. This includes preventive maintenance, repair or corrective maintenance, routine cleaning and maintenance, and construction, including tenant improvements when handling commercial or industrial space.
Prime Location had an opportunity for an exclusive interview with one of the reputable property management firms-GALAXY ESTATE MANAGEMENT managing director Mr. Fazzel Abbas. The interview was geared to understand his firms’ roles in the property management in Tanzania.
Before starting GALAXY ESTATE MANAGEMENT in 2006 Mr. Fazzel Abbas was employed as a Real Estate Manager for almost 3 years, and with his immense experience in the field no wonder his firm within a short period of 9 years has risen so fast and become one of the trusted property management companies in Dar es Salaam with big portfolio of properties under his management.
Talking on his responsibilities, Mr. Fazzel Abbas said “As a (proper) Property Manager you are actually taking over to “manage” the Property that you are in-charge of. This means you in effect become the “defacto” owner”. My roles start from soliciting Tenants for the Property right upto managing the services, all fall under me. As property manager, your list of duties includes.
Soliciting Tenants (through whatever means you can and that would be through Estate Agents, Advertisements, Contacts, Word of the mouth). In short, you try to fill up the Property.
Negotiating with the Tenants the Rent and the terms of payments (upto finalization) as per the guidelines laid down by the Owner.
Preparing the Lease Agreements and (if allowed) sign them on behalf of the Owner, otherwise get the Landlord to sign.
Collect the Rents and all other charges (services, utilities etc)
Preparing the Invoices and Receipts (including TRA Fiscalised Slips)
Deliver all the collections to the Landlord with proper checked accounts.
Ensure all the TRA dues are prepared and settled on time.
Ensure all services are given to the Tenants (i.e. Cleaning of the Common Areas, Garbage Collection, Water, Electricity Supply, Security, Maintenance etc)
Ensure timely payments of the Utilities (TANESCO, DAWASCO, Garbage etc)
Annual Statutory Payments like Property Tax, Land Rent etc.
He highlighted on the processes he takes when selecting the right tenants. “When it comes to tenants qualifications, there are processes tenants must undergo to proof their eligibility for the wanted property”. Since most of tenants are brought by our partner Real Estate agents, in some cases we rely on them. However, along with this reference, we also enquire for more information including their employer’s address or work they do, their place of business, immigration status (for foreigners) etc. We sometimes go extra mail on back ground check.Having qualified the tenants we further manage them throughout the rental period including rent collection, offering them some of the required services and finally renewal of the contracts. However, in some cases we are forced either to terminate or not renew the contracts. The main reasons being failure to honor the contract terms and conditions especially payment of rent. In other cases, some of other reasons for contract termination include disturbing the neighbors and neighborhood, damaging
Property, abusing the terms of agreement, just to name a few.When it comes to tenant eviction, Mr. Fazzel Abbas said “This is a very sensitive area where you have to balance between humanity and inhumanity. However, the law is supreme and we follow the law”. Prime Location continued to ask more questions on Property management and he did not hesitate to provide detailed answers.
How often do you inspect properties that you manage?
Being a reasonably large company, we have our team of Supervisors and Technicians on Sites (as we take care of Maintenance ourselves, hence reducing the response time, in case of any complains/emergencies). Then the senior Management (including myself) visit the Site once every fortnight. However we do surprise checks, sometimes at night, too.
What does your management service encompass?
We do all the items stated above and we also add value to our clients and tenants by having our own Maintenance Team which includes Plumbers, Electricians, Aluminium Technicians, Carpenters, Airconditioner Technicians and Generator Technicians. This reduces our reliance on outside sources and we can respond to complaints and emergency calls faster than normal.
How do you determine what rent on the properties you manage should be?
There are quite a few factors which affect the determination of the Rent of any property.These would include but not limited to

Supply/Demand Position
Rate of Return to the investment
by the Landlord
Size of the Property (Bedrooms/
Bathrooms and their sizes in
case of Residences, Sqm Area

What measures do you take to ensure that you are getting a good tenant?
Dealing with reputable Estate Agents is very crucial, as they also are very cautious about their reputation. Secondly their standing in the Market by doing a background check
What are the procedures if a client wants to terminate/transfer the service to another company?
Any contract has a Termination/Exit Clause and it is not difficult. But the causes should
be reasonable on both sides. Where do you see the real estate industry in Tanzania in the next years?
Tanzania is developing and changing very fast. A lot of foreign companies are coming in our Country to benefit from our recent discoveries and every one who comes will need housing, offices, yards, warehouses for their office, their staffs etc. So I personally see that the Real Estate Industry will thrive. Yes with the rapid pace of construction, the demand/supply position will stabilize and the prices of Property will come down. Even the Rents will come down. We are seeing the start of this trend already. However, a lot will depend on how the laws are made and implemented in our Country.
What is your call to the key players in real estate and the government?
Presently the rent of good decent housing is very prohibitive and hence is accessible to very few Senior Executives or probably those who are paid for/subsidized by their
Employers.
The Key players in real estate should concentrate on providing the general masses with affordable housing as currently most of the players are more focused on the private sectors. If this is the case, what happens to the ‘’General Masses’’? The Father of the Nation, Mwalimu’s vision was accessible housing for the general masses.
As far as the Government is concerned, the general masses rely on the Government to provide them or facilitate to provide them with affordable housing. I feel the Government should encourage and incentivize developers to build. Also at the moment, the Taxes in this industry are very high, right from construction stage to renting, Mr Abbas concluded.

Africa region(File)It may come as a surprise for some of us, but the emirate is more affordable to live in than almost two-thirds of the world’s 133 cities ranked by the Economist Intelligence Unit’s (EIU) annual Cost of Living Report 2015.
For the record, Amman, Nairobi and Abu Dhabi remain the most expensive cities in the Middle East and Africa region (MEA) even as Riyadh and Jeddah rank among the region’s Top 5 least expensive cities.If the look on your face right now is one of disbelief, you’ll be forgiven. For, it is indeed surprising to see Dubai ranked among the more affordable cities since a majority of the emirate’s residents would have witnessed inflation first-hand: rents have been inching up, children’s school fee is rising, so is the monthly grocery bill, and the food and entertainment bill is dearer, among many other things.
But believe it – according to the EIU’s stringent and meticulous criteria, Dubai is more affordable than the likes of Malaysia’s Kuala Lumpur, Thailand’s Bangkok and China’s Beijing.Regionally, Jordan’s Amman holds the dubious honour of being the most expensive city in MEA. Ranked at No. 48 worldwide, Amman enters the global Top 50 this year, and has become more expensive
compared with last year, rising four slots from No. 52 in 2014 rankings.The EIU survey compares more than 400 individual prices across 160 products and services. These include food, drink, clothing, household supplies and personal care items, home rents, transport, utility bills, private schools, domestic help and recreational costs.
Even as most items of daily use along with services and rentals are becoming more expensive in Dubai, it must be noted that this is not a local trend – things are getting dearer across most of the cities surveyed. So, even as Dubai residents end up paying more for enjoying the same lifestyle this year compared to last year, residents in some of the other cities surveyed too paid more. In fact, the cost of living in Dubai is about 30 per cent cheaper than New York, the base city of the survey. “Overall, the region continues to supply value for money,” EIU’s Jon Copestake, Editor of the Cost of Living report, said in comments sent to Emirates 24|7.On the other hand, the cost of services and local goods, priced as they are in dirhams, appear expensive in global comparisons, pushing the country’s cities higher in Cost of Living rankings. Even as Dubai retains its position among the ranks of the world’s more affordable cities to live in, a rising inflation is clearly taking hold.
EIU says its survey, which has been carried out for more than 30 years, is a tool to help HR and finance managers calculate cost-of-living allowances and build compensation packages for expatriates and business travellers.The 2015 Worldwide Cost of Living survey shows that living in Dubai has become more expensive than the year before, with the emirate’s cost of living rank moving up 11 slots, from No. 94 last year among 133 metropolitan cities surveyed to No. 83 this year.
“In cost-of-living terms, the two regions [Middle East and Africa] can be divided along lines of whether currencies have been pegged to the US dollar or not. In the case of the former, the relative cost of living has risen. Cities in the UAE, Saudi Arabia, Jordan, Qatar, Kuwait and Oman have all seen rises in their ranking,” Copestake says.This rise of 11 places makes Dubai more expensive to live in, but still more affordable than it was four years ago, in 2011, when it was ranked as the world’s 78th most expensive city. Even as Dubai’s rank in the Cost of Living table has been fluctuating, thanks in part to the varying dollar value, the emirate has steadily become more competitive by becoming overall affordable over a period of time.
The UAE’s capital Abu Dhabi too has become more expensive this year (jumps five slots from last year’s rank) although the jump in its
rankings is less pronounced than Dubai’s.At No. 77 globally, Abu Dhabi is ranked as the region’s third most expensive city. This suggests that the UAE capital is a relatively more expensive place to live in than its more flamboyant neighbour although it remains ranked in the bottom half of the 133 cities surveyed.
Kenya’s Nairobi is the MEA’s second most expensive city, rising four slots this year to rank at No. 69 worldwide. “Elsewhere, Sub-Saharan African cities such as Lusaka in Zambia, Abidjan in Côte d'Ivoire and Dakar in Senegal have all become relatively cheaper, falling down the ranking as a result. Part of the reason for this is that one of the dominant Sub-Saharan African currencies, the CFA franc, is pegged to the euro rather than the dollar,” explains Copestake. “Although the cost of living in Sub-Saharan Africa is falling, it is North Africa and the Middle East that supplies the cheapest cities in the region,” says Copestake.“Algiers and Damascus both feature among the world’s 10 cheapest, while price controls also put the Saudi cities of Jeddah and Riyadh, alongside Pretoria in South Africa and Muscat in Oman, in the cheapest 20 cities surveyed,” he adds.

Tanzania Portland Cement Company Limited (TPCC) is the largest cement
producing company in Tanzania. It is part of the Heidelberg Cement Group. It was established in 1966 with the principal activity of manufacturing and selling cement.
The first bag of cement rolled out at Wazo Hill in mid-1966. But due to development challenges TPCC was nationalized in 1978 and later privatized in 1998. Heidelberg Cement is TPCCs’ major shareholder currently holding 69.25% of shares via Scancem International DA, the remaining 30.75% shares are owned by the general public of the United Republic of Tanzania. traded on the Dar es Salaam Stock Exchange (DSE).
Since its inception, TPCC has produced high quality cement conforming to the standards issued by Tanzania Bureau of Standards (TBS). The company currently produces three brands of cement, Twiga Extra (32.5R), Twiga Plus+(42.5N) and Twiga Ordinary(42.5N). At present TPCC has about 750people in employment (includes direct & indirect employees).
An expansion project, the construction of a new Cement Mill (CM5), to increase the production capacity to 2.0million metric tons per year was completed later in 2014. This cement mill
has been a milestone in TPCCs quest to deliver quality services and is satisfying the technical requirements of the business, thereby ensuring consistent quality cement delivery to both the domestic and regional markets.
Today, TPCC remains the market leader in the cement industry in Tanzania holding around 36% of the market share. Haven’t you always envied your friends
beautiful lawn or their lush tropical paradises that overflow with bright flowers and rich colourful foliage. Don’t you despair when your ‘green fingers’ would be better referred to as ‘brown fingers’ when all your plants wither away and die. Cathryn Morris, a landscaper and Garden Centre owner in Dar es Salaam, shares some valuable tips and suggestions with us to help make our garden the envy of our friends.
LAWNS
There are basically two types of lawn
grass in Tanzania, one being Pemba (Axonopus compressus); which is the broad bright green grass that is the more common type in most gardens, and the other is Cynodon (Cynodon dactylon) which is the finer small leafed grass which gives a more golf green look. Unfortunately instant lawn is not available at present so one has to use the traditional method of planting sprigs.
Sprigs are generally bought by the bag full and need to be planted as soon as possible. For the best coverage make a series of small holes in the ground using a thin stick about 5-10cm in a triangular
grid formation. Cut the grass sprigs just below a node (the small joints) and place them vertically at a 45 degree angle. This method does work well but coverage takes up to six weeks and it is important to keep weeds under control. Do not be tempted to plant runners as one would with Kikuyu or Buffalo grass, as the runners will not grow. Ensure that the area gets watered thoroughly each day and don’t be alarmed when the grass appears to die after two weeks, this is simply natures way as all the plants energy gets converted into making roots and before concentrating on the leaves.
COMPOST
The soil in Dar es Salaam and in
other built up areas is generally very poor and can always do with a boost. I suggest taking all grass cuttings and leaves that are swept up on a daily basis and create a pile somewhere at the back of your garden. Due to the high humidity and frequent rain, the plant matter breaks down very rapidly and before you know it you’ll have the most wonderfully rich organic compost. Spread the compost into the beds and turn the soil gently using a fork, being careful not to disturb the roots.
Gardening Tips
Most books and websites state that grass clippings can make the compost too acidic, but in my opinion the soil is generally so poor and has been leached of all nutrients due to the high rainfall and high coral component. Basically any additional nutrients will be a vast improvement to the soil quality. Try not to add any woody sticks or palm fronds as they are very slow to break down and can create a haven for termites. If this seems like a lots of extra work, simply spread the grass clippings in amongst the plants and use as a mulch.
MANURE
Manure comes in a variety
of forms namely chicken, cattle or goat manure. I however don’t recommend the use of manure as it is extremely difficult to ensure that it is weed free and I have also received numerous reports of
tick infestations just after the spreading of manure. It is also often delivered in a rather ‘wet’ form which is very unpleasant to work with and can have a disagreeable aroma. It is however a good form of natural of humus so if you are certain of the origin then by all means use it to improve the soil quality.
FERTILIZER
Another way to boost the
nutrients in the soil is to apply an inorganic or chemical type fertilizer. These contain the basic trace elements that plants need in order to grow, the primary one’s being Nitrogen, Phosphate and Potassium (N:P:K). Nitrogen is primarily for the formation of leaves (the green part of the plant), Phosphate for the establishment of roots, and Potassium for flowering and fruiting. A range of specialist fertilizers are also available
for lawns, general purpose, rose, planting and foliage fertilizers to name a few.
WATERING
Dar is mainly based on a coral
rock base which results in a very low water retention so my advice is “a little often is better than a lot seldom”. The best time to water is either early morning or late afternoon, when evaporation is at the lowest. Methods include hand watering which can be quite labour intensive but results in a more even distribution of the water or the use of sprinklers which are only effective if moved regularly.
