A Comparative Market Analysis (CMA) is essential.Your agent can prepare a Comparative Market Analysis (CMA) for your home based on the most current housing market information. The CMA could show you current listings, recent sales and expired listings. Together, you and your agent will establish a competitive list price for your home based on location, size, style, condition, the community, financing and housing market conditions.

The market analysis takes into account the amount received from recent sales of comparable properties and the quantity and quality of comparable properties currently on the market. The desired end result is to find a price that will attract a willing and able buyer in a reasonable time.

Once the value of your home has been determined, you can decide on an offering price that will achieve your goals. Generally, the price should not exceed the value by more than 5% or potential buyers may not even make offers. Naturally, if you want to sell quickly your asking price should be very near the value.

When an Appointment is Made

Remove clutter.Toss out stacks of newspapers and magazines. Stow away knick knacks and try to de-personalize as much as possible including family photographs. Organize and put away toys and clothing. Make sure foyer and stairs are free of any clutter and take time to straighten and organize your garage.

Keep everything extra clean.A clean house will make a strong first impression and send a message to buyers that the home has been well-cared for. Kitchen must be spotless and all countertops clean. Wash fingerprints from light switch plates, mop and wax floors, and clean the stove and refrigerator. Wash your windows and screens, allowing more light into the home. Polish your doorknobs and address numbers. It’s worth hiring a cleaning service if you can afford it.

Get rid of possible smells.Clean carpeting and drapes to eliminate cooking odors, smoke and pet smells. Open the windows to air out the house. Potpourri or scented candles will help. If possible, bake cookies or bread to add an inviting aroma.

Brighten your rooms.Put higher wattage bulbs in light fixtures to brighten up rooms and basements. Replace any burned-out bulbs in closets. Clean the walls, or better yet, brush on a fresh coat of neutral color paint.

Don’t disregard minor repairs.Make sure to fill nail holes in your walls. Small problems such as sticky doors, torn screens, cracked caulking, a dripping faucet, or a loose hinge may seem trivial, but they’ll give buyers the impression that the house isn’t well-maintained.

Create Curb Appeal.Cut grass, rake leaves, add new mulch, trim bushes, edge walkways, and clean the gutters. For added appeal, place a pot of bright flowers and a new doormat near the front door.

Make the bathrooms feel luxurious.When potential buyers enter your bathroom, they should feel pampered. Add a new shower curtain, new towels, and fancy guest soaps. Make sure toilet lids are closed and all your personal toiletry items are out of sight including the shower area.

Send your pets to a neighbor or take them outside.If that’s not possible, crate them or confine them to one room (ideally in the basement), and let your real estate professional know where they’ll be to eliminate surprises.
