Introduction
2
Exemplary Project in Europe
38 level project in Brussels, Belgium
Originally designed in steel
56.000 m2 office area
4 Parking levels (-4)
Curtain glazing
Central cores providing lateral stability
DEXIA TOWER: From Steel to Precast Concrete
3
Problems with Original Design
Severe fire protection regulations
Base area of the building almost equal to the building
site: no room for any storage
Overall cost of finished building in steel higher than
budget
Total construction time longer than requested timing
DEXIA TOWER: From Steel to Precast Concrete
4
Fire Protection of Steel Structure Options
Sprayed-on fireproofing
Encasing the columns with fire resistant board
Casting the steel column partly in concrete
Casting the columns completely into concrete
Fire Protection of Structures in Reinforced Concrete
Covered by design: Fire protection achieved by
concrete cover and calculations
DEXIA TOWER: From Steel to Precast Concrete
5
No Storage Room On-Site
Only 2 parking bays for trailers outside the base area of the
building
No temporarily storage of elements on site
No storage for column shuttering or materials on site
Construction Costs Too High
Price of finished structure in steel was above budget
20 % higher cost in erecting steel structure compared to erecting
concrete structure
Construction time too long
DEXIA TOWER: From Steel to Precast Concrete
6
Solution in Concrete
Agreed with contractor to make cores with a slipformer
shuttering before going up around the central core
Multilevel columns with high grading concrete (C80/95)
taking vertical loading down
Pre-stressed beams bearing on corbels
Z-shaped beams creating the cantilevering edge on the
beam
Plate consisting of hollow core slabs and U-elements
with a structural screed on-site working as a diaphragm
DEXIA TOWER: From Steel to Precast Concrete
7
Advantages of Solution in Concrete
Smooth concrete columns do not need any fire protection
Painting the columns gives a very good finish
Rails for curtain glazing integrated in edge beams
Construction time of precast building 6 months shorter than
of a steel structure
DEXIA TOWER: From Steel to Precast Concrete
8
Advantages of Solution in Concrete
Pre-stressed beams with corbels erected without any
propping during the erection of the floor and the casting of
screed
Level underneath immediately free
Finishing can be start finishing sooner
Inserts in edge beams for handrails
Handrails can be placed on the trailer, having the area
immediately secured during the erecting of the floor

The Potential of Precast: Office Buildings
10
Precast Concrete Solutions for Residential Structures
Solid walls, sandwich walls
Stairs, elevator shafts
Hollow core slabs
Lattice girder floors
The Potential of Precast: Residential Buildings
11
The Potential of Precast: Villas & More
Precast Concrete Solutions for Residential Structures
Finished right after construction
12
The Potential of Precast: Commercial Buildings
Precast Concrete Solutions for Residential Structures
Finished with architectural concrete

Steel Structure Combined with Precast
Concrete Products
Most frequently used: pre-stressed hollow
core slabs
The Potential of Precast: Combining Steel & Precast Concrete

The Potential of Precast: Combining Steel & Precast Concrete
Steel Structure Combined with Precast
Concrete Products
Precast concrete stairs are used for
emergency exits
15
The Potential of Precast: Combining Steel & Precast Concrete
Steel Structure Combined with Precast
Concrete Products
3D elevator shafts: one or two units for
each level
Fast and easy
16
The Potential of Precast: Combining Steel & Precast Concrete
Steel Structure Combined with Precast Concrete Products
Complete lift shafts designed, produced and installed before
erecting the steel frame
Steel plates cast into the walls
Cores provide lateral stability to the steel structures during erection
(e.g. Dublin Airport)
17
The Potential of Precast: Combining Steel & Precast Concrete
Steel Structure Combined with Precast
Concrete Products
Precast concrete elevation panels fixed on
steel frames
These panels can also be produced as
insulated sandwich panels

Conclusion
Precast Concrete: Fast, Efficient, Reliable
There are many possible ways for the
successful use of precast concrete in
construction
Precast concrete is a combination of many
advantages other construction methods
dont have
Precast concrete can be used as a
complete or partial solution together with
other construction methods
20
Also in Iran we see a high potential for the precast concrete construction method!
