• Demand made a big comeback in May with pending up 104.6% over Apr. Total pending transactions in May (7,025) are up 4.1% year-over-year, recording the highest pending level for May in over a decade.
• Overall, inventory is tighter with active listings down 19.6% compared to May of last year. Detached single family (DSF) are down 26.4% while attached single family (ASF) is only off 4.3% in active listings. 1,493 fewer active listings on the market in May 2020 compared to this time last year.
• Sold Listings showed a sharp decline in May, down 43.8% year-over-year:• Adams down 35.3%• Arapahoe down 45.8%• Denver down 49.3%• Douglas down 37.6%• Jefferson down 43.0%
• Average sold price posted a decline with detached single family (DSF) at $534,337 down 2.3% year-over-year and attached single family (ASF) at $366,714, down 2.5% year-over-year.
