Storage
Presentation by Jon Cape, iPower Energy Ltd And Derek Macdonald, Newton Property

Newton are a privately owned property factor.
Incorporated in 2001.
Over 600 developments ranging from 3 in block to 700 houses.
Three offices. Glasgow, Aberdeen and Inverness.
National portfolio spread of 300 miles from Ullapool to Gretna.
We literally manage.. thousands of roofs!
WHAT IS OUR INDUSTRY’SREACH?
600,000 FACTORED PROPERTIES IN SCOTLAND
300,000 MANAGED BY PMAS MEMBERS
20,000 new homes built per year
The real opportunity lies with the existing stock !
We are working with iPower and property owners to identify sites which could collectively generate > 1MW
WHAT YOU SHOULD KNOW ABOUT FACTORS.
• FACTORS MOSTLY FEAR CHANGE• THEY MOST OFTEN WORK REACTIVELY• THEY RARELY PRE-PLAN FOR NON ESSENTIAL WORKS• FACTORS RARELY LOOK 5-10 YEARS AHEAD• THEY RARELY TAKE COMMERCIAL RISKS OR EXPOSE
THEMSELVES FINANCIALY FOR THEIR CUSTOMER’S BENEFIT.
LEGAL RESTRICTIONS ON OURAUTHORITY
• ANY NEW SYSTEM WHICH IS NOT MENTIONED IN THE TITLE DEEDS AS A ` COMMON PART` NORMALLY REQUIRES 100% AGREEMENT FROM THE BUILDING OWNERS.
• OTHER LEGAL REMEDIES ARE AVAILABLE, BUT THEY ARE COSTLY, TIME CONSUMING AND CONFUSING!
• SO SIMPLY PUT, ADDING A SOLAR PANEL AND BATTERY STORAGE FACILITY PAID FOR BY THE BUILDING OWNERS NEEDS FULL AGREEMENT, NOT 51% ( NOT A MAJORITY)
• FACTORS CAN ON OCCASION OVERLOOK THIS, BUT THEY TAKE THE RISK THAT THEY WILL NOT BE ABLE TO RECOVER ALL OF THE COSTS.
WHAT IS THE SOLUTION?
There is a solution to hand, we just need to get the government really interested in decentralised power
generation!
The solution lies hidden in the Tenements ( Scotland) Act 2004.
This already contains one exception to a unanimous decision to adopt a new system….
And its for these…. !
So, how about the Act also includes these ??!
Or why not also Batteries ??!
And EV chargers?
Factors have the ability to help super charge PV power generation!
But our and our customer’s hands are often tied.
We need to work with likeminded organisations such as the Solar Trade Association to bring this issue to the attention of the Scottish Government and appeal for
simple common sense changes to Tenement Legislation.
If a simple majority of owners in a block of flats can vote to install Solar Panels, this will be a game changer!
Introduction to iPower• iPower is a developer of low carbon projects in the UK
– We develop, fund (when needed) and manage solar PV, battery storage, renewable heat, EV charging and energy efficiency projects
– Our social esco (energy services company) business model helps our customer avoid capital cost and ongoing management and maintenance. The model can be applied across a range of technologies
– We are a social enterprise. A majority of our profit is committed to supporting sustainable development in local communities
– We can work either as esco partner or as consultant: our aim is to structure projects to keep value with the Council and its stakeholders

Strategic Context• ‘Energy Trilemma’: making energy secure, sustainable and affordable • New Energy Economy: Decentralised, Digitalised, Democratised…• Scottish Energy Strategy: 3 core principles: whole system view, inclusive energy transition,
smarter local energy model• Rising levels of fuel poverty as energy bills rise ahead of inflation• Need to address growing grid constraints with rise of EVs and electric heat: More clean,
flexible local energy needed• End of subsidy but cost of PV and Battery Storage continuing to come down• Rise of Time of Use Tariffs at domestic level, ‘Peer to Peer’ round the corner• Rise of Smart Management enabling Demand Response and other grid services…• Virtual Power Plants• Turning energy from a burden into an opportunity• New energy models: great new technologies, same old structures?
iPower projects- Examples: Warrington, Essex, Perth & Kinross, Aberdeenshire, Newton
- Solar farm portfolio development
- Smart solar & storage for housing and commercial – including grid services revenue, peer to peer trading and EV Charging
- Support from Energy Systems Catapult and Social Investment Business
- Appointed Supplier with Crown Commercial Services: Helga DPS for projects up to £10m
Power Circle: Social esco and virtual power plant
Meeting a need for trusted third party funding
Meeting power and heat needs as well as emerging electric vehicle needs
Avoiding upfront costs and provides ‘gainshare’ through our social structure
Cutting energy bills and carbon emissions for its customers
Providing long term energy pricing so customers can plan ahead
Providing resilience e.g. against power cuts
Contributing to resource efficiency, to a circular energy economy and local air quality
Helping meet regulatory or internal carbon, EPC or energy targets
Power Circle Project Types
iPower is working with private and public partners across the UK on both domestic and commercial projects as well as utility scale solar/battery developments. Examples include:
Social housing – smart solar and storage
Private housing – smart solar and storage with EV charging
Commercial buildings – onsite generation, storage and ‘demand side response’
Homes and Commercial buildings – as above plus renewable heat.
iPower Power CircleResidential Project with Newton
- Stage 1 2019/20: Communal Loads Stage 2 Add individual home loads
- Stage 1: Four blocks of flats: Solar PV, Battery, Smart Management, EV Infrastructure, Grid Services
- Business Case requires three benefits from battery:
- Time Shifting (matching PV generation with load)
- Tariff Optimisation (making best use of night tariffs)
- Grid Services (services to National Grid and others)
- Option for flat owners to participate via Community Share
- Benefits: Lower energy costs, lower carbon, EVs facilitated
iPower Power CircleCommercial Project with Newton
- Business Park with commercial office space
- Project being progressed with support from EU NOVICE Programme
- Will integrate esco with grid services contract, incorporating
- Solar PV
- Battery and Smart Management, EV Charging
- Energy Efficiency Measures
- Grid Services (services to National Grid and others)
- Benefits: Lower energy costs, lower carbon, EVs facilitated
Further projects
• iPower is seeking interest in progressing similar smart solar & storage projects from property owners and managers
• First step would be a telephone discussion to discuss options
Project stages:
• Business case for project with funding options
• Enter Heads of Terms to fully develop the project
• Deliver the project and provide long term management
Key Message
• Turning energy from a burden to an opportunity
• iPower can help local partners with transition to the new energy economy and the 4 ‘D’s:
– Decarbonisation
– Decentralisation
– Digitalisation
– Democratisation
