SNOW REMOVAL

WINTER IS COMING! The Town of Leesburg is responsible for snow removal on the single family streets of the community. Please call the Department of Public Works – Street Division at 703-737-7070 or e-mail [email protected] with any issues. Snow clearing of the townhome streets is the responsibility of the HOA. Please direct all inquiries and concerns regarding snow removal in only these areas to PMP. Please be aware, plowing will take place only after two inches or more of snow has accumulated. Owners are responsible to clear any sidewalk which is on, or abuts your property within 24 hours of snowfall.

2017 BUDGET

During the last few months, the Board has focused on, and put a lot of effort into, preparing the 2017 draft operating budget. It’s a complex activity that has to start early so the budget can be finalized and approved prior to the beginning of the new fiscal year on January 1st, 2017. Here’s how we do it:

The Board and Community Manager work together to gather all financial information we’ll need to project expenses for the coming year. This could be a reserve analysis, bids for contracts, projections for utility or service increases, comparisons of past years’ budget trends and many other details. The Board also examines all sources of income—assessments, interest on investments, and other types of miscellaneous income. The Board creates a working draft by adjusting the expenses and income until they balance. The Budget Committee met on 09/28/2016 to prepare a 2017 draft operating budget. At an announced open meeting, the Board of Directors voted to finalize the 2017 draft budget on 10/19/2016. There is a 43 cents per month increase for single family homes and a $1.36 per month increase for town homes. The increase is due to the many community enhancements that have been done, (playground renovations, dog waste stations, fitness stations) and some town home specific expenses that include the cost for the electricity to the new street lights on Smartts Lane and Balls Bluff Rd, and due to feedback from residents, to perform two street cleanings of town home streets in 2017. Potomac Crossing Homeowners Association Payment Options If you are mailing payment, you may send it to: Potomac Crossing Homeowners Association c/o PMP P.O. Box 62678 Phoenix, AZ 85082-2678 Please be sure to reference your account number on all payments. New payment coupons will be mailed to homeowners in late December. To make payment online: Visit our bank’s website www.cabanc.com Click on Homeowners to the left-hand side. Click Pay Assessments Online (this will open up a new window). You may simply choose to make a One-Time payment as a guest, or register to make Scheduled Payments, One-Time Payment and Transaction History. Once you get to the payment screen, you will need 3 key pieces of information: 1. Management Company ID: 7047 2. Association ID: 044 3. Property Account Number: xxxxx (5-digit account number located on coupon book) When making payment, we recommend using your bank account rather than credit card, as there is a fee to use your credit card. To set up automatic debit: Visit www.pmpbiz.com. At the bottom of the page, click on Association Forms. Select 4. Direct Debit Form. Print this form, fill it out, attach a voided check, and mail to the address listed on the form. Please be aware that you may not pay any past due balances with this method, as it will only pull current month’s assessments. We must receive the form by the 30th of the month to begin ACH for the next billing cycle.

2017 ASSESSMENTS Single Family monthly assessments will be $53.43 per unit. Townhome monthly assessments will be $79.08 per unit. Please remember, if you have automatic payments set up with your personal bank, you will need to update the amount authorized in order to avoid an unpaid balance and late fees on your account.

Community Improvements The Association has been busy working to preserve and enhance the areas of our neighborhood that are shared and enjoyed by all. In recent years, we have completed the following projects:

Re-surfaced the Buttonwood Terrace basketball court

Installed a fence behind the basketball court to stop balls from rolling into the creek

Installed fitness stations along our walking path

Installed new equipment at the playground behind Tomworth Court

Installed new, state of the art, equipment and a multi-use basketball court at the playground behind Bluff Court

Will be installing new picnic tables and additional benches and landscaping at the Bluff Court playground

Expansion of the pool deck and additional lighting

New rear monument at Battlefield Parkway and Woodfield Court

Major refurbishment of the monument at the main entrance at Battlefield at the RT 15 Bypass

Added street lights to the townhome streets Smartts Lane and Balls Bluff Road

Significant investment in revitalizing landscaping throughout the community

New coping stones and tiles in the PC Pool

Townhome curb painting

Replacement of split rail fencing

Townhome curb / gutter and sidewalk repairs

Townhome asphalt pavement of Smartts Lane and Balls Bluff Road

The Board of Directors asked for feedback, and the most requested was for pet waste stations. The installation of eight dog waste stations, in various locations of the community, was completed in October 2016. Feedback regarding the stations has been overwhelmingly positive. If you walk the trails, you will see them in various locations in the community.

POTOMAC CROSSING EVENTS COMMITTEE

Potomac Crossing Events Committee Need’s more committee members.

The Potomac Crossing Event Committee was formed in the fall of 2012 and has 3 resident members. We set a goal for that first year to plan events that would reoccur each year within the community, for the benefit of Potomac Crossing and its’ residents, and to create greater opportunities for residents to get more involved with our community.

Now going into our 5th year we are holding regular events all year long. In the spring we have our community cleanup and Easter egg hunt. In the summer we have 3 movie nights at the pool. In The fall we have our fall festival and the turkey trot.

All of these activities are planned and resourced by the committee members. We have only 3 members and would love to have additional people get involved to help make these events even more fun. We only meet once a month at the Starbucks across from Target for 1 hour to plan activities for upcoming events. If interested in becoming a committee member or volunteer, please contact Patrick Vasold at PMP [email protected] / 703-771-9355 x1215.

List of Events:

• Easter Egg Hunt – 3 hours of fun for the kids. Face painting, games, fun houses and the Easter egg hunt.

• Spring Community Clean Up – Friends and neighbors join us to walk the community and pick up trash. (dumpster brought in to the pool parking lot for all to access)

• Summer Movie Nights – Movies shown at the pool Saturday nights, once a month, during the summer.

• Fall Carnival - The 1st annual Fall Carnival at the Potomac Crossing Park was a huge success. Please come in 2017 and enjoy the food and fun.

• Turkey Trot – Fun run for everyone through Potomac Crossing trails (3 miles)

COMMUNITY REMINDERS

• Monitor your childrens activities to avoid injury to them and vandalism to property.

• Drive cautiously. Be alert to pedestrians and, especially, children playing. There have been

reports of speeding not only on Battlefield Parkway but on the community streets as well.

• Report damage to common areas to Patrick Vasold at [email protected]

• Trees on your property that overhang sidewalks must be limbed up to 6’ so that people can

walk without ducking.

• Pick up after your pets and dispose of the waste appropriately. Dogs must be on leashes

when in the common area.

• Trash Pick Up—Tuesday/Friday

• Recycling and Bulk Pick Up—Friday

• Bulk Pick Ups must be scheduled before NOON on Wednesday by contacting the Town of

Leesburg at 703-771-2790 or e-mail [email protected].

• It was reported that a puppy got a fish hook stuck in his mouth at the small creek in the com-

mon area behind Hunton Place. Please don’t leave trash or debris in the common area.

• Please remember that trees, plants or other permanent structures on common areas are con-

sidered the property of the HOA and residents may not alter them unless written authoriza-

tion is obtained from the Property Manager.

BULK LEAF PICK-UP Effective through the week of December 30th.

Crews will collect non-bagged leaves placed no more than four feet from the edge of the curb by Sunday evening of each week. There is not a set schedule to collect leaves on specific days for any particular street or

neighborhood within a quadrant. For more information, please call the Street Maintenance Division at 703-737-7073 or e-mail

Trash and recycling must be in containers and are not to be placed at curbside before 5:00 PM on the evening before trash pickup, and must be retrieved before midnight on the day of collection. On windy days, please secure your containers to prevent trash from blowing into the streets.

PARKING REMINDER

There is no reserved parking in Potomac Crossing. If you reside in a townhome, please be courteous to your neighbors and work an amicable arrangement for everyone. All vehicles must also be properly

licensed and tagged. When parking on Shanks Evans Road to pick up children from Balls Bluff Elementary School, please be courteous of your neighbor’s property and don’t block their driveway. Please don’t drop students off on

Ferndale Drive to walk to BBES.

Recently, it was reported to the HOA that residents were leaving items stored in the common area overnight. The Association guidelines state:

4.9.4 NON-PERMANENT EQUIPMENT

“Non-permanent equipment includes (but is not limited to); bicycles, plastic sliding boards/play areas, balls, miscellaneous toys, non-permanent above ground pools (kiddie pools) etc. Non-permanent equipment must be stored in the house, garage, shed or rear yard when not being used. Equipment can be used anywhere within

the homeowners lot and/or the common community recreational areas. Additionally, the pools may not exceed 18” in height and must be emptied each night for sanitary and safety reasons. Non-permanent equipment may

be used in those common areas not used for vehicular traffic, parking, foot paths or landscape plantings, provided it is not left there overnight.”
