Maui CondoCondo Remodel. Kihei, Maui. Completed 2011

Vacation Rental CondoArea: 665 sfRemodel/Furniture Cost: $40,000

Negotiated to buy un-habitable vacation condo in foreclosure, designed a full remodel, hired contractors and oversaw the work remotely. Made a rental profit in the first year that almost doubled in the second year. Condo value increased 65% after remodel, representing a 200% return on remodel investment (Evaluation went from $162,000 to $275,000 with a $40,000 investment).

Kihei is the prime location for the budget conscious Hawaii traveler. It was important to not overdo the remodel but still exceed the guests’ expectations. The condo has a tight footprint of 665sf with window/doors on three sides allowing for natural cooling.

Swapped master/2nd bedroom for a more flexible sleep configuration (bunk bed can be separated into two twin beds, wheeled crib fits in any room).Tracked down existing tiles to extend tile floors throughout the condo.Designed unique floor to ceiling window treatment with big box materials.Designed bathroom tile layout.

Challenges on the project included, mold remediation, island location with limited low cost options and long delivery times paired with a strict timeline and tight budget.

Condo continues to get glowing reviews on vrbo.

Came onboard during CA. Responsibilities included adapting unit and stairway drawings to as built. Roof plan layout to accommodate individual AC units/ residential unit, model building for corner icon/signage.Responding to RFI’s.

Helped kick start a revitalization of the area.Building wraps around parking structure which creates parking (close) by your front door and allow for better/more efficient façade usage.Several interior courts creates smaller neighborhoods within the building.Income is generated from three different sources. Residential units, commercial tenants, and signage.Historic façade of ABC studios incorporated into design solution.

Beverly Hills Row House

Units: 3 (infinitely replicable along former train track location)Completion: USC 3rd year fall

The site, for the replicable 3-unit row house, is squeezed along heavily traveled Santa Monica Blvd. and a residential area as the transition between two realities lived at different paces.This becomes the premise of the design. To pinpoint the crucial point where the specific area transitions while life goes on around it.This thin red line is represented by a life necessity - water, which has played a central role in the historic development of Beverly Hills. In a body obsessed area it must be represented by a lab pool. The users are individuals living in a matrix made up from planes, where the lifeline acts as the one datum giving clues to the location in the maze.Planes overlap, adding to the feeling of a shifting matrix as well as creating spaces that freely flows between the inside and the outside. This, along with borrowed indirect views, creates the feeling of larger spaces.The organization of planes also help to control the direct sunlight to minimize summer heat gain.

MacArthur Park Mixed-use, MacArthur Park, Los Angeles, CA. USC, 4th Year Fall, Prof. G. Morland

Project is facing west towards MacArthur Park in Los Angeles, CA.Two-story units wrap around central double loaded corridor. This allows for easy cross ventilation of the units and cuts down on the corridor square footage as only every third floor needs a hallway.First floor is open to allow for pedestrian traffic between MacArthur Blvd. and the metro station below the courtyard.

Bought a Copenhagen condo from 1898 that needed a total remodel including establishing a bathroom

Replaced windows, new kitchen, redid all electrical and hid the wiring in the walls, refinished all floors and walls.

Restored and recreated missing crown molding. Did all design and most of the construction work.
