LIVING THE DREAM!The original ideas and concepts by our clients were inspired from the transitional coastal styles of architecture from properties in New England in the USA which then ultimately grew to the foundations of the planning permission currently granted. Visualise the following:

Upon entering the property, once built, you’ll be welcomed into an impressive Galleried Reception Hall, complete with an open plan Snug / Day Room with fireplace and folding doors to the rear landscaped gardens. This area is made more spectacular with the use of glass roofing and skylights to enhance the galleried landings on the first floor accessed via a sweeping staircase located in one corner with ‘His and Hers’ Cloakrooms opposite. As you make your way through each of the rooms, one can envisage the light simply pouring in by the use of carefully positioned picture windows that also maximise the wonderful vista beyond. Two pocket doors from the Reception Hall lead in to the open plan Dining Kitchen creating a communal space that’s perfect for entertaining. Off the bespoke Neptune shaker style Kitchen, a pantry and temperature controlled wine and cheese room have been designed. Folding doors lead from the Kitchen to an evening terrace for dining alfresco. Glazed Crittall sliding door screens lead from the Dining Room to the separate Living Room pictured as a spacious sanctuary, where you can snuggle up with the family beside the fireplace or gaze out through the windows to the landscaped gardens, decked terracing and beautiful river views beyond. A Bar has been designed beyond a pocket door where two external doors lead multi purposely to the rear, west facing landscaped gardens or swimming pool area.

Leading back through the Reception Hall, a short flight of stairs will lead down in to an Inner Hall. Two doors will give access to a Study / Media Room which will capture the beautiful river views. The other door enters a Boot / Wetsuit Store Room (with shower cubicles and w/c), purposely designed as an informal entrance for daily use arriving back from an enjoyable days sailing, sunbathing on nearby beaches or one of the many river or coastal walks, which are on the doorstep. A rear door enters on to a side loggia and terrace, which has an outside shower and would also provide access to a plant room.

Upstairs you’ll instantly capture panoramic views of the Percuil River, which can be enjoyed through the sea of glass over the Reception Hall. Designed are four good-sized bedrooms, each with their own en-suite facilities. One can envisage each bedroom having its own unique personality. The design has carefully considered the balance of independent space for the family as well as providing privacy for any guests visiting. Two of the bedrooms have a balcony, whilst one guest bedroom is located on the opposite side of the glass roof and walk way landing.

PROPOSED LANDSCAPED GARDENSThe external landscaping forms a very important feature of the planning permission. Once the cars are parked in the drive or the double garage, landscaped steps and pathways lead to the formal or informal entrances. Directly off the Living Room and Dining Room is a decked terrace featured by pillars supporting the first floor balcony. The rear garden is south west facing to attract the afternoon and evening sun where alfresco dining with privacy is imagined. To the rear south west corner, the planning permission granted the building of a swimming pool.

PROPOSED DETACHED PAVILIONTo one side, off the swimming pool area, is a detached ‘Pavilion’, purposely positioned to take full advantage of the wonderful river views, which provides ancillary accommodation for guests, relatives, or nanny. With its own Loggia, ideal for barbeques, the Pavilion would provide a combined use as a fifth en-suite Bedroom or Pool Room.
