A platform approach means we will use digitally designed components across multiple types of asset and apply those components wherever possible, minimising the need to design bespoke components.
For example, a single component could be used as part of a school, hospital, prison building or station.
The three principles are:
▪ Design for manufacture;
▪ Use a Platform approach;
▪ Open for manufacture, use and procurement.

1. Platforms combine design, manufacture and procurement

Perhaps the most critical; generally the element with the greatest longevity
and provides key technical aspects:
▪ Fire resistance between floors;
▪ Acoustic separation between floors;
▪ Load bearing capacity;
▪ Vibration and structural response factor;
▪ Dimensional stability (particularly in response to humidity and moisture);
▪ Embodied carbon;
▪ Speed of erection.

The ‘carrier frame’ is predominant because it has a role in enabling the
other platform systems, for example:
▪ Being the right cross section to accommodate services within structural depth;
▪ Supporting the envelope cladding panels;
▪ Allowing fit-out to be fixed without drilling holes.
Superstructure must therefore be
▪ Economic in material and labour;
▪ Promoting rapid and accurate attachments of cladding, installation of services and installation of partitions and ceilings;
▪ Enable the optimisation of sequence.

What are we asking for?

Substructure systems that incorporate additional functions beyond simple
load bearing capacity are encouraged. Examples might include:
▪ Systems that miminise excavation while also reducing vibration
e.g. screw pile systems or similar;
▪ Systems that act as a carbon sink;
▪ Systems that integrate e.g. ground source heating / cooling.
Alternative structural systems, especially those providing sustainable alternatives
to traditional construction:
▪ Low embodied carbon materials;
▪ Bio technology materials.

The building envelope (including the roof covering) has a significant role in defining
energy efficiency of a building, since it controls heat loss and solar gain:
▪ Thermal insulation and potentially thermal mass;
▪ Solar control (and therefore potential for overheating);
▪ Natural daylight (and therefore the extent of artificial lighting);
▪ Air tightness (and therefore ability to control the internal environment);
Bidders should consider:
▪ The envelope has the potential to provide solar power generation, vegetation (in the form of green roofs or walls);
▪ Articulation in the facade may provide external space in the form of balconies (inset or cantilevered), winter gardens etc;
▪ The envelope is the most visible element externally, and has a large impact on the aesthetics;
▪ Cycle time may be less than for super structure - say 20 years.

These control the habitability and comfort of the internal environment –
temperature, lighting, provision of fresh air and air quality, provision of power, data etc.
Bidders should consider:
▪ Adaptability / suitability of MEP systems to multiple asset uses with minimal changes;
▪ Design for ease of maintenance and replacement;
▪ Ability for self-optimisation through use of IoT sensor data combined with machine learning;
▪ Integrated MEP ‘products’ (as opposed to multiple distinct systems or ‘trades’);
▪ ‘Cycle’ time may be shorter than carrier frame and envelope (say 10 – 20 years);
▪ Recyclability of components and materials;
▪ Implement energy efficiency measures to reduce the total regulated heating, cooling,
mechanical ventilation, lighting energy consumption and achieve a minimum 15% reduction in
energy consumption and carbon emissions without the use of low or zero carbon technologies.

This is the element that building users will most often interact with and creates the
‘look and feel’ of the asset.
Bidders should consider:
▪ To be rapidly installed if the benefits of other platforms are not to be lost (large %age of time on
site is in fit out);
▪ Should be an integrated multi-function kit of parts (not a series of separate, skilled, specialist
trades);
▪ Must be adaptable or reconfigurable through the life of the asset (‘cycle time’ may be 5 – 10
years);
▪ Ability to evolve individual components within the overall platform as materials science evolves
(e.g. printed electronics, ‘smart’ surfaces);
▪ Significant reduction in or removal altogether of ‘wet trades’.

Bidders should consider:
▪ 100% of key materials (e.g. timber, concrete, metal, stone, glass etc.) must be covered by an
Environmental Management System (EMS) or a responsible sourcing certification scheme
(e.g. BES 6001, CARES, CSC, FSC, PEFC etc.).
▪ Maximise the specification of construction products with recognised Environmental Product
Declarations (EPDs).
▪ The system should enable a reduction of waste generated on site - a minimum of ≤ 3.4m³ per 100m²
GIA non-hazardous construction waste, with an aspiration to achieve ≤ 1.6m³ per 100m² GIA.
▪ A minimum of 25% of high-grade aggregate should be recycled or secondary aggregate.
▪ Consider ease of disassembly allowing the building or parts of the building to be disassembled at the
end of its life, including exposed and reversible connections, layer independence, standardisation etc.
▪ All elements of the design (e.g. superstructure, envelope, MEP systems etc.) must make allowance to
the impacts of climate change (e.g. flood, extreme temperature variation, increased wind speeds etc.).

While health and safety has significantly increased in recent years, there still remains an imperative to:
▪ Increase productivity on site;
▪ Reduce overall numbers of operatives
▪ Reduce reliance on workmanship / skilled trades;
▪ Increase consistency and quality of installation;
▪ Continue to improve the health, safety and wellbeing of operatives,
We are therefore seeking solutions which address these through e.g.
▪ Automation in material movement, lifting, handling and placement;
▪ Enhancing operative safety and / or capability
▪ Automation in information capture and reporting;
▪ Automation in setting out and metrology;
▪ Carrying out dangerous tasks through automation.

How do I enter?
1. Register your interest online at https://constructioninnovationhub.org.uk/
2. Open Call - complete the online application form - 6 questions with <450 word answers about how your product / technology / service is aligned to the CIH Benefit Areas and your intended
support for the programme.
3. Down Selection - Applications against each building element will be assessed by our judging panel formed from industry
professionals. They will down select the applicants that are taken forward in to the design team.
4. Pitch Event - Where it is not possible to select between competing applicants a Dragon’s Den type pitch event will be held to determine who to take through. You will be required to prepare
a 15 minute pitch and respond to 15 minutes Q&A
