DESCRIPTION Offered for sale is a fantastic south facing development site with outline planning permission for two sizeable detached dwellings that would enjoy lovely far reaching countryside views to Godolphin and Tregonning Hills. The site backs onto fields and has high quality neighbours to either side. The exact location is on Carntiscoe Road which is a quiet and little used lane and the site is only a few hundred yards from Old Coach Road which links the main St Ives to Penzance road at one end and Lelant and the A30 at the other providing this site with excellent access throughout the surrounding area. Within short walking distance is one of west Cornwall’s highest landmarks and most picturesque walking locations, the National Trust owned Trencrom Hill, from the top of which one can see for tens of miles over countryside to the sea and is a way point on the Saints’ Way extending from Marazion to St Ives and linking into many other walks in the area. Also, within walking distance is a riding stables which benefits from the quiet surrounding lanes and accessible countryside.

LOCATION Lelant Downs is found just over a mile to the west of Lelant which stands beside the River Hayle estuary which itself opens into St Ives Bay which is surrounded by about 4 miles of golden sands wrapping around from St Ives itself to Godrevy Lighthouse. These azure waters offer a mix of sheltered bays for swimming and children to play on one side and more open sand dune backed beaches which are perfect for surfing, kitesurfing and windsurfing on the other. At Lelant there are two inns, a restaurant/delicatessen/wine shop and the West Cornwall Golf Club which overlooks St Ives Bay. St Ives and its neighbour Carbis Bay provide an extensive array of facilities including local and national retailers, banks, schools, a supermarket and doctors etc. Hayle is also nearby where there are further facilities including an out of town retail area with a Marks & Spencer, Next and Boots. and Paddington railway line runs through the area with the nearest station being at St Erth only about 2 miles away by car and this is also where the main A30 expressway will be found. It is just a short 10-15 minute drive to the south to reach Mounts Bay with the iconic St Michael’s Mount overlooked by the picturesque town of Marazion and the much larger town of Penzance which is known as the capital of west Cornwall. The coastline to the south is quite different to the north with lower lying rocky cliffs punctuated with small coves and all linked together by the South West Coast Path.
