OVERVIEW
bull This application proposes to amend the Official Plan and Zoning By-Law to permit the construction of a new Funeral Visitation Centre and related Crematorium Facility within an area of the City designated for industrial uses
bull The proposed development will consist of a funeral visitation centre with a GFA of approximately 2015 square metres (21687 square feet) and a crematorium with a GFA of approximately 225 square metres (2422 square feet) The total proposed gross floor area is approximately 2240 square metres (24112 square feet)

Proposal
This application proposes to amend the Official Plan Amendment and Zoning By-Law to allow the construction of a new Funeral Visitation Centre and related Crematorium within an industrial area of the City specifically at 10 Bramwin Court The proposed facility is unique in that it will provide cremation services that are tailored to the religious principles and traditions of the Sikh and Hindu faiths The funeral visitation centre (approximately 2014 square metres21678 square feet) will be comprised of gathering roomssuites adjacent to a crematorium facility (approximately 225 square metres2422 square feet) The total gross floor area of the proposed building is approximately 2240 square metres (24112 square feet) The proposed building and parking layout is shown on Map 1
Property Description and Surrounding Land Use
The subject property (10 Bramwin Court See Map 2) has the following characteristics

diams has approximately 245 metres of frontage on Bramwin Court
diams is currently vacant
The surrounding land uses are described as follows
North Industrial uses (warehousing with associated offices)

The subject lands are zoned Industrial 3A (M3A)shySection by Zoning By-law 270-2004 as amended A funeral visitation centre and a crematorium are not permitted in this Zone An amendment to the Zoning By-law is proposed to facilitate the proposal It is noted that a small portion of the site is proposed to be specifically rezoned to permit a cemetery in order to facilitate the crematorium

One vehicular access point from Bramwin Court
Parking for the proposed use will comply with the Citys Zoning By-law requirements as follows
bull Funeral Visitation Centre 1 space per 13 square metres of GFA accessible to the public plus 1 space for each funeral visitation vehicle
bull Crematorium 1 parking space per 23 square metres of GFA
This parking ratio results in a parking requirement of 165 spaces based on the proposed GFA of approximately 2014 square metres (21678 square feet) for the funeral visitation centre and 225 square metres (2422 square feet for the crematorium Approximately 260 parking spaces are shown on the concept plan
Approximately 500 metres to the northwest of the subject site is an Islamic Mosque (Islamic Society of Peel) located at 8450 Torbram Road The owner of the subject lands has offered to extend the use of their parking area on the subject site to the Mosque when funeral services are not occurring at the funeral visitation centrecrematorium This should alleviate some of the on-street overflow parking that may occur during services at the Mosque
Comments from agencies will be consolidated and summarized in a future Recommendation Report

Parking for the proposed use will comply with the Citys Zoning By-law requirements as follows
bull Funeral Visitation Centre 1 space per 13 square metres of GFA accessible to the public plus 1 space for each funeral visitation vehicle
bull Crematorium 1 parking space per 23 square metres of GFA
This parking ratio results in a parking requirement of 165 spaces based on the proposed GFA of approximately 2014 square metres (21678 square feet) for the funeral visitation centre and 225 square metres (2422 square feet for the crematorium Approximately 260 parking spaces are shown on the concept plan
Approximately 500 metres to the northwest of the subject site is an Islamic Mosque (Islamic Society of Peel) located at 8450 Torbram Road The owner of the subject lands has offered to extend the use of their parking area on the subject site to the Mosque when funeral services are not occurring at the funeral visitation centrecrematorium This should alleviate some of the on-street overflow parking that may occur during services at the Mosque
