Residential Development Activity Coughlan Homes – Duffin’s Village (Phase 2) On June 9, 2014 Council endorsed the second phase of the Cougs A9 (Duffin’s Village) development north of Rossland Road, west of Church Street. This phase will include 133 single detached dwellings, 47 townhouses, an elementary school block and a commercial block. Phase 1 of the development is currently under construction. Occupancy of phase 2 is expected to commence by the summer of 2016. Coughlan Homes – Workmen’s Circle On June 23, 2014 Council adopted Amendment No. 47 to the Town of Ajax Official Plan and approved a 140 unit condominium townhouse development on the east side of Church Street, north of Rossland Road. The development will include a historic “memory wall” that will pay homage to the historical use of the property by Camp Yungvelt and the Workman’s Circle Colony and Camp. Oxnard Homes – Harwood Meadows Oxnard Homes is constructing an 85 unit condominium townhouse unit development east of Harwood Avenue, south of Taunton Road. This development is currently under construction. Stafford Homes – Elements Stafford Homes has submitted development applications to permit a 94, 3-storey common element condominium townhouse development at the northeast corner of Salem Road and Harper-Hill Drive, (north of Rossland Road). The applications were received in April 2014 and the applications are currently under review. The sales office is open. MTCO Development Group Inc. – Harwood Place Seniors Community Construction is underway on a 120 unit, 4-storey seniors’ retirement residence at 240 Old Harwood Avenue, north of Chapman Drive. The development will include personal service shops, swimming pool, central dining area, wellness clinic/spa, a theatre and various other amenities. Non-Residential Development ActivityLakeridge Premium Auto Park by Endras Automotive GroupConstruction continues at the Lakeridge Premium Auto Park on the north side of Achilles Road, east of Salem Road. Work is being completed on the Infiniti dealership. Development applications will be forthcoming this summer on Jaguar, Land Rover and Volvo dealerships to the east of Infiniti. Lexus has also made a commitment to the site to the east of the existing BMW dealership.

Life Time Athletic – AjaxConstruction is underway for a 3-storey, 11,800 m2 (127,000 ft2) prestige athletic centre at the southeast corner of Salem Road and Chambers Drive. Life Time Fitness and Athletic facilities offer services and amenities including fitness training and equipment, indoor and outdoor swimming facilities, gymnasiums, personal training, fitness and wellness classes, an indoor café and related activities and uses. The quality of the development, interior spaces, finishing, services and amenities will provide a high-end customer experience not currently provided within the regional marketplace. Footings and foundations are currently being completed. Construction is expected to be completed by April 2015.

Homewood Suites by Hilton – Open for BusinessHomewood Suites officially opened after the Victoria Day weekend. This six storey, 104 suite, 8,035 m2 hotel is the first “generation-nine” design prototype in Ontario. Located at 600 Beck Crescent, the hotel has added 60 new hospitality jobs, which added to the creation of 2,015 new jobs by 2015 as part of the OnTrack Ajax campaign – www.OnTrackAjax.ca.

Environmental DevelopmentsDuffin Creek Water Pollution Control Plant (WPCP) Outfall Environmental AssessmentThe Town of Ajax and others filed a Part II Order Request to the Minister of the Environment, Councils of Durham Region and York Region, requesting a full individual environmental assessment for the Duffin Creek Water Pollution Control Plant Outfall.

The Plant is located on the westerly boundary of Ajax in the City of Pickering, along the Lake Ontario shoreline. The outfall is a 1 km long pipe that extends from the Plant into the nearshore of Lake Ontario, discharging sewage effluent into the lake through a series of diffuser ports. Technical reviews conducted by the Town’s experts confirm that phosphorus from the Plant is the primary cause of nuisance Cladophora algae growth in the Ajax nearshore. The Cladophora algae detaches from the rocky substrate in the nearshore along the Ajax waterfront and washes up on the beach creating foul smells and unswimmable water conditions in the late summer months.

Rain GardensThe Town continues to be an innovative leader committed to introducing new technologies and updating infrastructure to enhance the environment. Rain Gardens are proposed along the south side of Lake Driveway from Harwood Ave to Finley Ave.

Rain Gardens use a natural approach to treating stormwater through soil, plants and mulch acting as a filtrating and absorption system. This project will enhance Lake Driveway road allowance and complement the Ajax waterfront. The Rain Gardens will improve stormwater quality and reduce runoff being discharged to Lake Ontario. Waterfront Trail, Pedestrian Bridge A new pedestrian bridge that connects the Waterfront Trail over Carruthers Creek at Shoal Point Road was completed on June 22, 2014 and is now open for use.
