orchard was originally planted in 1970 to Atlantica Rootstock with Kerman tops. Peters males are approximately 1 in 30 trees. Approximately 34% of the Atlantica Rootstock remains with 66% having been replanted to Pioneer Gold Rootstock with Kerman tops. The majority of the replanting took place during 2005 and 2006.
Production 5 Year Production history (Pay weight per planted acre) for the orchard is as fol-lows: 2013 – 1,526 lbs/acre 2014 – 914 lbs/acre 2015 – 1,159 lbs/acre 2016 – 4,368 lbs/acre 2017 – 2,001 lbs/acre 2018 – 3,845 lbs/acre
Water/Irrigation Water is provided by an onsite deep well equipped with a 150 hp electric motor with variable frequency drive. The most recent pump test from April 2017 indicates a flow rate of 787 gpm. A reservoir with an electric booster pump and four filter tanks distributes water throughout the orchard via a single drip hose system equipped with 3 1-GPH emitters per tree. Additionally, the property is located within the boundaries of the Cawelo Water district, but is not in the service area. A district turnout is located adjacent to the reservoir allowing the property to receive water from the district when it is available.
Asking Price/Term $2,883,100 or $27,500/Acre. Buyer to reimburse Seller for cultural costs incurred toward the 2019 crop up until the close of escrow. Sale is subject to Seller finding a suitable 1031 exchange property.
