The efficiency and personalised targeting of the property to individual buyers is a world away from the old days of newspaper advertising. “It certainly got people through the door,” said Mr James. “It was successful for us because it instantly gets the information out there.” Senior sales consultant Martin Froese said that 76 buyers who had inspected a comparable property in Bellevue Ave, 38 who visited another in Franklin Rd and 43 who attended a similar townhouse in Finch St were all alerted to the James’ property in King St. “The beauty of our system is that the buyers who receive the information are well qualified and we target them because we know they are interested in buying that sort of property at that price in that area,” Mr Froese said. The bottom of the property market is behind us as all indicators point to a solid and steady revival this year. Home owners who have been cautious about selling are beginning to see the merits of trading up and investors who have been sitting on their hands for the past 18 months are becoming more active. Interest rates are at historically low levels and with talk of more cuts in coming months, buyers will have the confidence to take action knowing that their repayments are not likely to jump rapidly in the next few years. In the suburbs where we work, our sales and property management teams are seeing more optimism in the market this year than in the past 12 months. This is a good thing. However, I do not think the market will skyrocket this year, but the fundamentals of real estate will continue to hold true. Those who buy quality property in good locations will always do well.
