Byberry Farm existed from the 1700s to 1880s for the purposes of growing crops and raising animals. No other previous uses for the site are known. 4. The Phase I Environmental Site Assessment revealed no evidence of recognized environmental conditions in connection with the property.

Saidgreen belt shall be landscaped with grass, shrubs and trees according toa plan approved by PIDC;

    (i) All permanent exterior walls shall be faced with brick, naturalstone masonry, prefabricated curtain wall panels, or other fireretardant material, approved by the Philadelphia IndustrialDevelopment Corporation, or its successors. Bare or paintedconcrete masonry block walls are not permitted, except whenused as an expansion wall;

    (j) All loading areas shall be at the side or rear of building. In caseswhere an industrial property abuts a residential property,off-street loading areas shall be screened from view of adjacentresidential property with a natural wall of vegetation whichmeets PIDC requirements;

    (k) Occupants shall landscape their property, not improved withbuilding or parking areas, including land between property lineand curb line, with trees, shrubs and grass in accordance with aplan approved by the Philadelphia Industrial DevelopmentCorporation and shall maintain said landscaped areas in amanner that contributes to the aesthetic appearance of theproperty. All existing trees that do not interfere with thebuilding and paved areas shall remain in place;

    (l) All industrial uses, except warehouse and storage building,shall provide off-street parking in conformance with theZoning Code requirements;

    (m) All parking areas shall be paved with bituminous concrete orother impervious material. All parking facilities shall be locatedto the rear of the front set-back line. On corner lots, parking willbe permitted along the side of a building, providing that a depthof 12 feet from the street line be landscaped;

    (n) Outdoor storage shall be permitted only after a list of materials,products, etc. to be stored is approved, in writing, by thePhiladelphia Industrial Development Corporation. Such outdoorstorage of approved materials, products, etc. shall be located tothe side or rear of buildings and shall be completely enclosed bylandscaping walls or other means acceptable to the PhiladelphiaIndustrial Development Corporation in order to screen the viewof such storage from thoroughfares and adjoining properties;

    (o) All exterior identification signs shall refer only to the company occupying the property or the products or services manufactured or offered by the company;

    (p) There shall be no roof signs;

    (q) There shall be no signs with flashing lights, animation ormotion;

    (r) Only one identification sign per property will be permittedunless the property is a corner lot, in which case, a sign will bepermitted on each street frontage;

    (s) Identification signs shall not be larger than 100 square feet,more than 6 feet in height, nor located less than 20 feet fromthe property

    (t) Site development plans showing building location, grading, landscaping, driveway and parking areas, architectural elevations and exterior wall specifications shall be submitted to, and be approved by, the Philadelphia Industrial Development Corporation, or its successors, with regard to the standards set forth in these Deed Restrictions and to the aesthetic value of the exterior appearance prior to the start of any construction.
