President’s Message
The 2018 Winter Season is well underway as evidenced by all the activity on the tennis courts, at the pool and in the Yacht Club.
Over the past 2 weeks I have hosted separate Town Hall meetings for each of the phases. For those owners who were not able to attend, each meeting had a similar agenda: Y-to-D Financial results, overview of the 2018-2019 budget process (currently underway), findings/recommendations from the seawall report, status of the Overlay District discussions with the City, future EP-wide projects and Phase-specific issues. The good news is that all Phases are in the black (underbudget) through December 31st. The Finance Committee has done a great job establishing a realistic budget – and Alan has exercised tight controls that keep us within budget.
Within the next 10 days you will be receiving a ballot/resumes of the candidates running to fill the seats of the 4 Board members whose terms expire in March. The Annual Meeting is TUESDAY, March 6th. Please VOTE!

From The Manager’s Desk:
Things are getting very busy here at Emerald Pointe now that everyone has settled in for the
season. We have a number of projects that we are working on and we have completed several oth-
ers over the past several months. One project was the installing of the new wood fence around the
storage area. The old fence had rotted and had blown down during hurricane Irma but we now have
a new fence around the area up near Marion Ave and along Setter Street that parallels our storage
area property. Once the wood fence weathers for a few months we will paint the fence to help pre-
serve the wood. We also had a bad leak that developed in the water line that feeds the fire pump
system in E building last month. It took about 3 days to repair the leak and we had to replace the
shut off valve for that system.
Another project we are working on is renegotiating another contract with Comcast. This is one
of our largest bills that we pay every month, right now we pay close to $11,000 per month for the
basic cable service for all 313 owners. During the summer months that rate stays the same even
though a large percentage of the owners are not using their cable for several months at a time. The
Cable committee has had one meeting with Comcast so far and we have received a new contract
proposal that would lock us in for another 5 year period but would increase the rate by the end of
the 5 year period from about $34 per month per person to near $39 per month plus taxes and fees.
Taxes and fees are over $2,000 a month which means at the end of the 5 year period we would go
from paying $128,000 a year which is our current rate, to near $150,000 a year. We are also talking
to direct TV and Century Link to see if they would be less expensive. The other option is to cancel
all TV service and let owners negotiate their own rate with Comcast or another company and re-
duce Maintenance fees by the current rate of $34.00 a month. We have another 6 months before our
current contract runs out with Comcast but we are currently working on our 2018/2019 budget
which is effected by the Comcast bill so a decision will have to be made in the next few months on
this new contract. If we do nothing then the current Comcast contract automatically rolls over for
another 2 years at the current rate with a 3% increase per year.
Another large project is looking at the status of our paved roads around Emerald Pointe. The
roads are starting to show their age and we need to start planning ahead for future repaving or an-
other type of coating to protect the pavement we now have. We have contacted several paving com-
panies that are giving us quotes on both repaving and repairs on the existing pavement so that we
can get a few more years usage.

BOAT YARD WORK DAY
There will be a work day at the boat yard on February 17th starting at 8:30 AM. Any and all help will be
appreciated, remember it's your boat yard so lets help straighten it up. We will be cleaning up the yard
in general and installing and replacing barrier lines between the boats as spacers. Please remember to
wear gloves and bring the following tools if you have them, hammer, flower pot trowel for digging and a
sharp knife. Please send an e-mail to [email protected] by Feb 15th if you think you can

IMPORTANT UPDATES FROM THE LANDSCAPE COMMITTEE:
The Landscape Committee (LSC) has changed its meeting day and time. Starting in February, the
LSC will meet on the 1st and 3rd Tuesdays of each month at 2:30p on the upper level of the Club
House. The LSC has developed an owner consultation request form that is available in the Office for
owners to make requests of the LSC for consultation. The purpose of the consultation is to provide
information on Florida friendly plants, invasive plant species that are harmful to the Florida environ-
ment, and recommendations for the care and feeding of plants. Personal planting projects and
maintenance of personal planting projects are not funded by the LSC. Stay tuned for monthly up-
dates on the projects and role of the LSC. Anyone interested in joining the LSC, please feel free to
attend a meeting and learn more about our Mission and Goals.

entertainment. Oh yes, they had a meeting too.

Who We Are By Doris Strieter
Chuck and Regie Philbrook: Bikers and So Much More Chuck, a WWII Navy vet and a biker, met Regie at the Gloucester MA
American Legion where Regie, a single mom, was a bartender to support
her three daughters. Regie thought Chuck was a good tipper, and Chuck
liked Regie’s “bubbly” personality. They soon dated, and he suggested that
she go with him to Daytona for the annual biker week. Regie wasn’t a biker
back then, but she went, and soon became part of the biking crowd, the two
of them towing their bikes to Sturgis, South Dakota (a U.S. biking mecca)
every year from 1990 to 2000.
In 1993 they married at a bike rally (where else?) in Sturgis. Chuck, now going on 91, reminisces about his con-
cerns that he was nineteen years older than Regie; however, his future son-in-law said, “It’s good that she’s younger. If
you married someone your own age, you’d be married to an old lady!”
One time while the Philbrooks were biking down the west coast of Florida, they visited a friend in Port Charlotte
who suggested they look at Emerald Pointe. As they came in on their bikes, Chuck said, “I don’t think we belong here,”
to which Regie replied, “Who says?” So they bought in Building D where they stayed for eight years before buying their
townhouse. Those early days at Emerald Pointe were not without some difficulties. “Things were different then,” says
Regie. “We were questioned: Do you own? Have a boat? Play tennis? Golf? Our response was no – we are bik-
ers….and the conversations stopped.” As they became acquainted, however, “most people didn’t even know that we
were ‘those bikers’.”
In his earlier life, Chuck moved from a job as a security guard, to the FBI (a minor position he says), to the Se-
cret Service (too much traveling), and finally to the National Fishery Service where he became the Special Agent in
Charge until he retired. His job involved tracking the many boats coming from Russia and other Eastern bloc countries
who fished off the East Coast. They would board the boats to check with the captain for their proper papers and to
make sure that they weren’t spy ships, After the inspection, the captain would ask, “No problems?” When the response
was, “No problems,” the captain would say, “Ah good. Now vodka!” after which they’d all drink good Russian vodka in
the captain’s quarters.
During these years, Chuck would sometimes patronize a local bar frequented by some of the Hell’s Angels biker
gang. They were friendly to him, but when they asked what he did, Chuck said he was a trucker, because he feared
what they might do if they found out he was a “government man.” After retirement, Chuck actually became a trucker,
driving an 18-wheeler for five years.
When Chuck was younger, he taught himself to play the guitar, and because he also had a good voice, he
hooked up with a country western group, “Little Joe and the Country Boys.” As rock and roll became popular, he
switched to that genre and formed his own band. Years later, Chuck and Regie would have good times at the local
Elk’s club, Chuck singing karaoke, and Regie, who had discovered a flair for comedy, adlibbing jokes and stories and
mock-singing “I Love this Bah (Gloucester-ese for‘bar’).” They became so popular that for several years, the Elks spon-
sored their act at an annual charity event at the Port Charlotte Cultural Center.
Regie, who has a life-long passion for sewing, including designing and sewing much of her wardrobe, and who
now also plays tennis, still enjoys challenging the status quo and doing the unexpected. At a recent pool party, in which
a blown-up swan floated in the pool, this self-described “silly girl” was challenged by a friend to ride the swan. When
Chuck said, “Don’t you dare!”, that was all Regie needed to jump on the swan until “the darn thing flipped me over.”
The days of biking are gone for the Philbrooks, but they continue to relish their zest for life and their love for the
many friends they made during their biking years and in Emerald Pointe.

Pickleball
Pickleball attendance is picking up. We have a second net
for teams to practice or to accommodate overflow from
attendees. There is a wide variety of players from begin-
ners, to experienced, to folks who have experience in ten-
nis or racket ball. We usually play at 10:00 Monday,
Wednesday and Friday. Some of us play around 4 pm. If
you want to play at a different time and could use some
more players, text Candace at 239-410-2940 and we can
ask around for you.

♫ COMMUNICATION BREAKDOWN ♫
Last month we asked you for your input concerning our choices for Cable/Communication Services. The topic must be near and dear to many of you because it did generate quite a response. Now, rest assured, we do not hold any stock in Comcast, or any other involved company. (We wish!) So, all of your emails were indeed forwarded on to the committee that is studying the issue.
As someone pointed out, we didn’t give an end date. No, that wasn’t a mistake. We intend-ed to leave the question open for an extended period. We will continue to forward your input to the committee, so if you have been holding back, you can still give us your opinions.
So, what were your opinions? There seems to be a strong feeling that we pay too much. But everyone wants more. Ask yourself, how does that work? And you know what they say about opinions. Everyone has them. Unfortunately they were sort of like our hometowns; that is, they were all over the map! However, if we were to make one generalization it would seem that most people wanted basic TV channels and internet.
And most surprisingly, no one “wanted fries with that…”
