Scope of Work

Typical-Occupied Office Space

• Prepare all surfaces to receive paint in all hallway corridors, doors and frames, lobby and offices as listed in the Per Room List

• Protect all surfaces not to receive paint, including burgundy rubber cove base, re-install components, furniture and cubicle walls, if necessary.

• Contractor will be responsible for moving and replacing office furniture if needed to access areas for painting.

COVE BASE (apx 850 linear feet, contractor to verify)

• Remove all lilac (purple) baseboard as indicated and replace with new • Install cove base at all locations where the purple has been removed and

all locations that currently doesn’t have any. Replacement Color: Johnsonite DC 85 4 x 4 Toe, Burgundy

VERTICAL VINYL SHEET GOODS OPTION 1:

• Large conference room, wainscoting to be covered with vertical vinyl sheet goods

• Prep wall area as specified for listed product • Product is InPro Corporation, Interior and Exterior Architectural Products (or

equal) www.inprocorp.com • Type: Prism Solid Surface • Material is an acrylic modified polyester, combining the depth of polyester

with the flexibility of acrylic • Color selection samples to be provided to the housing authority for final

Typical-Occupied Building-EXTERIOR • Preparation of stucco surfaces where the paint is currently “green”,

preparation should include but not be limited to washing and cleaning, filling of nail holes, cracks and joints, with putty, plaster or other approved fillers, color match exterior paint to match the awning on the front of the building, “Navy blue”.

• Preparation for repainting the roof flashing that over hangs the roof line where it is currently green”, preparation should include but not be limited to washing and cleaning, smoothing surfaces, using sandpaper, brushes or steel wool, for the surface to accept the new exterior paint color, which will match the “navy blue”.

• Preparation for repainting the concrete on the south and east exterior walls, preparation should include but not limited to washing and cleaning, smoothing surfaces to accept the new exterior paint color, using appropriate paint materials for concrete substrate. Manufacturer and final color selection will be made after submittal and color wheel has been provided to EHA’s representative for selection, but will be similar in color to the existing.

Paint Schedule - Low VOC: Provide materials that comply with VOC limits of authorities having jurisdiction

INTERIOR PAINT • Primer shall be the color of paint to be used • Match texture to existing connecting area • Door Frames shall be semi-gloss • Walls shall be semi-gloss

Rodda Paint 1) Color wheel shall be provided for selected office accent wall color

selection 2) “Lettering” in the large conference room “Everett Housing Authority” shall

match the front awning color of Navy Blue. EHA representative will approve final color selection for the Navy Blue.

Contractor to provide color samples of Master Painter Paint Semi-Gloss Rodda Paint (or Equal) for housing authority selection in multiple shades of “gray”. The housing authority will select 6 shades for sample boards. Contractor to provide 3’x3’ sample boards of the six (6) shades for final choice of three (3) colors. When the three choices have been selected, EHA representative will provide layout of where each color will be used.

EXTERIOR PAINT

• Stucco ReVyvit Solution 1 (or Equal) a. Coatings-

1. Weatherlastic Smooth (an elastomeric coating), (preferred method) 2. Demandit (a high performance acrylic paint in smooth and sanded)

and 3. HDP (a hydrophobic paint that repels water

• Roof Flashing

Contractor shall verify the type of flashing, metal, aluminum, etc for choosing the correct type of method and paint to use to received desired results. 1) Metal surfaces can be painted with various types of paints depending on

the type of metal. 2) If Aluminum, a water based acrylic paint should be used.

• Concrete (south and east walls)

Contractor shall provide to the housing authority samples of appropriate type of materials that should be used on the exterior concrete on the south and east walls for new paint. Manufacturer and final color selection will be made after submittal and color wheel has been provided to EHA’s representative for selection, but will be similar in color to the existing.

• Color is to match the awning on the front of the building, navy blue, EHA representative will give final approval upon sample color(s) provided.

Approved Manufacturers: Subject to compliance with requirements, available manufacturers offering products that may be incorporated into the Work include, but are not limited to, the following: 1. Benjamin Moore & Company 2. Cloverdale Paint 3. Kelly-Moore Paint 4. Park Paint 5. Rodda Paint 6. Sherman-Williams

TYPICAL FOR EXTERIOR AND INTERIOR PAINTING Section includes surface preparation and the application of paint systems on interior substrates. Interior Surfaces preparation for gypsum board, wood and metal, steel and exterior dryvit system. 1. Comply with manufacturer’s written instructions and recommendations in the

“MPI Manual” applicable to substrates indicated. 2. Remove hardware, covers, plates, pictures, clocks, plaques, first aid kits and fire

extinguishers and similar items already in place that are removable and are not to be painted.

a. Only reinstall the hardware, covers, plates, first aid kits and fire

extinguishers, all other items should be turned into the housing authority representative for storage.

b. After completing painting operations, use workers skilled in the trades involved to reinstall items that were removed. Remove surface-applied protection.

3. Clean substrates of substances that could impair bond of paints, including dust,

dirt, oil, grease, and incompatible paints and encapsulants.

a. Remove incompatible primers and re-prime substrate with compatible primers or apply tie coat as required to produce paint systems indicated.

b. At existing metal doors and frames, lightly sand and prep metal for new paint adhesion.

4. Steel substrates: Remove rust, loose mill scale, and shop primer, if any. Clean

using methods recommended in writing by paint manufacturer. 5. Gypsum Board Substrates:

a. Verify the finishing compound is sanded smooth. b. Repair molly bolt holes, nail holes and cracks.

6. Wood Substrates

a. Sand surfaces that will be exposed to view and dust off c. Prime edges, ends, faces, undersides and backsides of wood

Application 1. Apply paints according to manufacturer’s written instructions and to

recommendations in “MPI Manual”.

a. Use applicators and techniques suited for paint and substrate indicated. b. Paint surfaces behind moveable equipment and furniture same as similar

exposed surfaces. c. Paint front and backsides of access panels, removable or hinged covers,

and similar hinged items to match exposed surfaces. d. Apply paints to produce surface films without cloudiness, spotting,

holidays, alps, brush marks, roller tracking, runs, sags, ropiness, or other surface imperfections. Cut in sharp lines and color breaks.

Cleaning and Protection 1. At end of each workday, remove rubbish, empty cans, rags, and other

discarded materials from the Project Site. 2. After completing paint application, clean spattered surfaces. Remove spattered

paints by washing, scraping, or other methods. Do no scratch or damage adjacent finished surfaces.

3. Protect work of other trades against damage from paint application. Correct damage to work of other trades by cleaning, repairing, replacing, and refinishing, as approved by Owner’s representative and leave in an undamaged condition.

4. At completion of construction activities, the EHA representative will conduct a walk thru with the selected contractor and create a punch-list for any touch up, restoring damaged or defaced painted surfaces before accepting the project as completed.

Maintenance Materials Submittals 1. Furnish extra materials from the same product run, that match products, installed

and that are packaged with protective covering for storage and identified with labels describing contents.

a. Paint: 5 percent, but not less than 1 gallon of each material and color applied.

Delivery, Storage and Handling 1. Store materials not in use in tightly covered containers in well-ventilated areas

with ambient temperature continuously maintained.

a. Maintenance containers in clean condition, free of foreign materials and residue.

b. Remove rags and waste from storage area daily. Field Conditions 1. Apply paints only when temperature of surfaces to be painted and ambient air

temperatures are between 50 and 95 deg F (10 and 35 deg C) 2. Do not apply paints when relative humidity exceeds 85 percent; as temperatures

less than 5 deg F (3 deg C) above the dew point; or to damp or wet surfaces.

• Install vertical vinyl sheet goods to the chair rail height, per manufacturer’s specification, contractor to provide color sample sheet for final color selection, this should include the trims, which could consist of top cap, vertical divider bar, inside corner, outside corner, wall base.

• Remove, prep and paint letters on east wall, EVERETT HOUSING AUTHORITY, paint. Color will be Navy Blue, match awning on front of building. EHA representative to approve final color match. Reinstall in same location

• Remove white board and reinstall after painting • Clean and prep, prime and texture as necessary and paint all walls above

the vertical vinyl sheeting top cap. • Deductive Alternate Option 2: Retain the chair rail and cove base, clean
