Although the hous-ing market has been shaky lately, many people are still buy-

ing homes. The location, price and quality of the home will always be top factors. Many people are looking for hard-wood floors, stainless steel appliances, fireplaces and a well-developed lawn as the perfect accoutrements for their home. Increasingly, the ener-gy efficiency of the home has become important. If energy efficiency is important to you, think about natural heating and cooling methods that can reduce your costs and your carbon use.

Passive solar heat, using the sun’s energy without any mechanical enhancement, has become a very important factor in buying a new home. Think about it. If the sun heats your home naturally, you won’t have to pay for those expen-sive heaters to click on every 20 minutes in the wintertime. In order to have good passive solar energy, you must have southern exposure in the north-ern hemisphere. This is par-ticularly important the farther

north your home is located. Advanced systems that rely on passive solar energy also use natural techniques to move warm air around the home by convection methods.

You can also have effective cooling through natural means. Before air conditioning became standard in new homes, natural shade was the way to cool a home. The most direct impact from the sun comes when it is rising in the east and setting in the west. Large, shady trees or lush vegetation can prevent much of this solar heat from baking a home. This is par-ticularly important on the west side of a home, as the land will be re-radiating the heat that it has gathered through the day. Deciduous trees and shrubs are best, as they will lose their leaves in the winter and allow the sun’s warmth to enter the house on even the coldest of days.

Weather stripping and insu-lation are important factors to consider when thinking about the energy costs of your new home. Insulation and weather stripping will work in the sum-mer and in the winter, slowing

down the transfer of heat from the outside during the summer and the transfer of heat from the inside during the winter.

Having a good natural setup is important because it will allow you to gain the maximum effect with minimal investment. If you decide to take things a step further, this prime natural location will become even more import-ant. For homes in the northern hemisphere, broad southern exposure means installing a solar panel or even a solar water-heating system will be easier and much more energy efficient. These are compli-cated tasks; locating a profes-sional in your area is essen-tial.

Many real estate agents are not yet aware of how important some of these fac-tors can be for homebuyers. If you are looking to get into your first home or upgrade to a larger place, you might have to provide some education and help your real estate agent see the importance of taking advantage of all of the natural resources that will save you money in the long run.
