Choosing The REALTOR® Who’s Right For You.If you’re selling or buying a home, you know it’s a process that can’t be rushed. You need time to make the right choices and decisions. After all, selling or buying a home is one of the largest and most important business transactions in which you’re likely to be involved.
As a result, you’ll need to work with someone who understands your needs and wants -- someone you trust and with whom you feel comfortable. That’s why it’s important to work with a REALTOR® and to know how to go about choosing the one who’s right for you.
By defi nition, a REALTOR®’s primary role is to bring buyers and sellers together to facilitate a sale. A REALTOR® is a licensed real estate professional who is a member of the Vancouver Island Real Estate Board and therefore has access to the Multiple Listing Service ® (MLS®) run by the Board.
Both terms, REALTOR® and MLS® are trademarks owned by The Canadian Real Estate Association (CREA). Members of the local Board are also members of CREA and therefore are permitted to use these trademarks.
When you work with a REALTOR® you can expect strict adherence to provincial law, as well as to a national Code of Ethics -- ensuring you’ll receive the highest level of service and integrity.
Real estate professionals know their markets inside-out because they inspect open houses and research all listings. As a result, they have expertise in assessing what comparable homes are selling for within any given neighbourhood.
HOW DO I FIND A REALTOR®?
There are many ways to go about fi nding the REALTOR® who’s right for you. First, try consulting friends, relatives and neighbours to see if they can recommend someone. You may also want to try searching through local newspaper real estate advertisements.
‘Open Houses’ are also a good way to meet REALTORS, especially if you’re interested in purchasing a home.
You can also refer to real estate signs in your chosen area. If no name appears, call the phone number on the sign and ask to be referred to a REALTOR® in that fi rm.
Some people mistakenly contact the real estate board for referral to a REALTOR®. A real estate board does not provide a referral service for REALTORS. The Board was created to provide services to its members. Still, the Board will confi rm whether a real estate practitioner is a member, and therefore a REALTOR®.
THE INTERVIEW
When choosing a real estate professional, it’s a good idea to talk to two or three sales representatives from different companies to determine what types of information and experience they and their companies have to offer. Don’t be afraid to ask questions. If you’re selling your home, ask those you interview about the type of marketing plan they have in mind for your home.
Obviously, you’ll want to learn of their reputation and reliability. You may also want to consider asking for references from buyers or sellers with whom the REALTOR® has worked.
Further, since you’ll be working closely with a REALTOR® for weeks or possibly months, it’s a good idea to choose someone who listens to what you say, asks intelligent questions and shows a genuine interest in helping you.
PREPARATORY WORK
Keep in mind that REALTORS cannot work independently of your input. You must be willing to do some preparatory work yourself and be prepared to dedicate a certain amount of time to working with the REALTOR® you have chosen.
So, before you enlist the help of a REALTOR®, you should have a clear set of objectives in mind. Be honest and open in discussing your fi nancial situation and, if you’re buying, carefully review the features you absolutely must have in a home, versus those features you’d merely like to have.
LOYALTY IS A MUST
It’s also important to remain loyal to the REALTOR® you’ve chosen if he or she has earned your trust. This person will be spending a lot of time and effort on your behalf, but won’t be paid until the transaction is completed.
If you’re a buyer, getting involved with several REALTORS can create unnecessary and confusing duplication of effort. In fact, buyers who deal with several REALTORS may miss out on the high level of interest and comprehensive service one is entitled to expect by working closely with a single, competent REALTOR®.
COOPERATION REALLY WORKS
Remember, although you’ll be working with one REALTOR®, members of the Board cooperate extensively with each other to facilitate showings and sales for the benefi t of other clients and customers.
So, if you see a ‘For Sale’ sign on a house in which you’re interested, simply ask the REALTOR® you’re working with to arrange an appointment to view the home. This service is, in fact, what the Multiple Listing Service® system is all about -- REALTORS cooperating with REALTORS to bring buyers and sellers together to achieve their mutual goals.

Buying a home can be much easier with a bit of planning and by taking a closer look at your specifi c needs. For example, what are the municipal taxes for the area and what services are available?
Here Are Some Steps To Get You Started:
1. Keep track of your credit report2. Prepare for your home purchase3. Develop a budget4. Get your fi nancial picture into focus5. Find ways to start saving now6. Learn common real estate terminology7. Learn about mortgage qualifi cations8. Get mortgage offer comparisons9. Compare housing types10. Check listings & prices online
Finding and choosing a real estate agent is another smart move. These professionals will dedicate their time and effort to fi nding the exact type of home that you’re looking for. By having a realtor do all the preliminary legwork for you, you won’t spend valuable time visiting properties that don’t suit your needs.
But real estate agents aren’t mind readers. That means you should be able to provide your realtor with as much information as possible. When you fi rst sit down with him or her, outline your requirements: the type of neighbourhood you’re looking for, the approximate lot size, as well as the type of home and the number of rooms. Also, make sure to mention any other important features that you’re looking for such as a specifi c heating or ventilation system. All this information will help you narrow down the search to those homes that can meet your needs.
Once you’ve decided on a particular property, your realtor will submit a purchase bid to the owner or developer (in the case of a new building). This bid may be conditional, such as requesting that certain elements be left in the home, such as the dishwasher, vertical blinds or decorative items.

Get Organized with this Handy Moving Checklist!Organization is the key to a successful move! Use this helpful checklist to get things done at the right time. Start early and refer to this list often!
6 - 8 Weeks Before Move
■ If you’re using a moving company, check to make sure your move is scheduled.
■ Make a list of items you want to take with you and what you want to toss. Consider donating unwanted items to charity or hold a garage sales.
■ If you’re doing your own packing, gather supplies you need (boxes, tape, markers).
■ Develop a fl oor plan of your new home’s layout, noting where each item will go. This will help reduce the stress of making decisions later.
■ Get to know your new community. The local Chamber of Commerce can provide information on schools, community programs, parks & recreation facilities.
■ Finalize all real estate or rental needs.
■ Contact your insurance agent to transfer medical, property, fi re & auto insurance.
■ Put all medical / dental records in a safe and accessible place. Be sure to include prescription and vaccination records.
■ Notify schools in the old and new locations and arrange to transfer school records. Start the process of registering in new schools.
4-5 Weeks Before Move
■ Contact or visit your local Post Offi ce to obtain a Change of Address form.
■ Notify family, friends, banks, insurance & credit card companies, doctors, dentists, clubs, associations and magazine / newspaper subscriptions about your move.
■ Contact utility providers (telephone, gas, electric, TV and trash collection) at new and old locations to make arrangements for connections and disconnections.
■ Complete banking arrangements in old & new locations and transfer funds to your new bank.
■ Check requirements for new driver’s licence and auto registration in your destination province.
3 Weeks Before Move
■ Make transportation arrangements for pets. Take them to your veterinarian for a complete check-up. Ask for a certifi cate stating their clean bill of health.
■ Gather all important documents, such as wills, stock certifi cates, and other unique items (jewelry, coin collection, photos). Place them in one easily identifi able and easy to locate folder or box, so you can take them with you on moving day.
■ Collect items that are being repaired, stored, or cleaned (clothing, shoes, etc.)
2 Weeks Before Move
■ Transfer all prescriptions to a pharmacy in your new neighbourhood. Clear out safety deposit boxes.
■ Back up all your computer fi les. Disconnect and pack your computer system.
■ Make fi nal packing decisions. Clean and clear your home including closets, basement and attic.
■ Drain your lawn mower and power tools of all fl uids for safe transportation.
■ If you need extra storage, contact a storage provider.
■ Have your vehicle serviced if you plan to travel by car.
■ Cancel newspaper subscription and other regular activities.
■ Arrange for a baby sitter fi r your kids during the loading and unloading process.
1 Week Before Move
■ Make sure you haven’t overlooked anything in the house. Check, double-check, and re-check!
■ Empty, defrost, and clean your refrigerator, freezer, and your stove at least 24 hours before moving to let them air out.
■ Pick up any dry cleaning or laundry and pay any outstanding bills you may have with local businesses.
■ Return videos, library books and anything you borrowed from the neighbors.
■ Gather keys, alarm codes, and garage door openers to hand them over to the new owners or realtor.
Moving Day!
■ Hand over keys, alarm codes, and garage door remote controls to the new owner or realtor.
■ Clean your house as much as you can before your moving crew arrives. Search every room and closet before the movers arrive to be sure you haven’t forgotten anything.
■ Keep your fl oor plan on hand as a reference, for both you and the movers.
■ Find a safe, quiet place for pets so they aren’t in the way of the moving crew.
■ Verify that all utilities have been disconnected in your old home and connected in your new home. Have your phone connected a day before move-in day.
