But there are more cost-efficient ways to keep cool, beginning with a quick trip to Palo Alto Ace Hardware where Mureen Montez, general manager, says sales in solar attic fans are booming. “Last year we sold 10 to 12 and so far we’ve sold over 40 this year. People just can’t believe the difference that it makes,” she said. The solar-powered attic fan sucks the hot air right out of the house. An additional upside is no wiring is required in the installation process. To work properly, the house must have both an attic and a slanted roof. Another option is a portable swamp cooler, which is about two feet tall. The cooler works by blowing air, which is cooled by ice. Palo Alto Hardware Associate Linda Schroder is very pleased with hers. This cooler, which can cover a 150-square-foot room, costs less than $200. The swamp cooler has three settings (high, medium and low), oscil- lates and can serve as both a humidifier and cooler. “When I have used it, the room temperature has dropped 20 degrees cooler,” Schroder said. Portable units are more efficient than the full air-conditioning sys- tems, ranging from 10 to 15 cents per hour to run a portable to 60 to 75 cents per hours for a built-in system, said Victor Farisato, utilities account representative for City of Palo Alto Utilities’ Residential Ef- ficiency Program. The film is transparent looking from the inside but creates a mirror effect from the outside. But if the easy solutions just aren’t cutting the heat, Ed Soetje, owner of Bonanza Heating and Air Conditioning in Mountain View, said the cost to install both a furnace and air conditioning is about $6,500 (not including cost to run) for a 1,500-square-foot house. Costs will vary widely depending on size of house, whether it’s one story or two, the existing electrical panel and its location, as well as where the air-condi- tioning unit is installed, Soetje said. Most air-conditioning units are installed on the roof or in the back yard. Locations for the furnace include the basement (which many older homes have), a closet or even in the garage, as long as it’s in a well- insulated area. The higher the SEER, the more efficient the product, he said. Mike Rebholtz, owner of Rebholtz Mechanical, Inc., Redwood City, installs air-conditioning systems up to 19 SEER. T he heat is on in Palo Alto and relief is nowhere in sight — beyond the knob of the nearest air conditioner.

But there are more cost-efficient ways to keep cool, beginning with a quick trip to Palo Alto Ace Hardware where Mureen Montez, general manager, says sales in solar attic fans are booming.

The two main systems that are put in most residences, ac-cording to Rebholtz, are the forced-air split system and the ductless split system. Popular brands are Fujitsu, Mitsubishi and Sanyo for the ductless split systems and Trane, Carrier, York and Rheem for the forced-air duct system.

The ductless split systems are mounted on the wall with a fan on the outside of the wall that pulls in air. The forced-air system takes the air already in the house, cools it then sends it back. Forced-air systems require more work due to the pos-sible installation of brand-new ducts and furnaces involved especially for those who live in Eichlers because they do not have attics.

With either first-time or replacement systems, ducts may need to be replaced as well. Those with a gravity flow system, possibly installed in the 1940s or ’50s, expect to need new piping as well. One way to mitigate the cost is to install a new system in stages, Rebholtz said.

Because Palo Alto Utilities encourages energy conserva-tion, Farisato suggests that people explore alternatives to air-conditioning first. But, “if you absolutely need the whole system, make sure to look for a more energy-efficient model,” he said.

For those who already have air-conditioning systems, Farisa-to reminds them to keep their thermostats at about 78 degrees during the day and 80 to 85 degrees during the night to help conserve energy and to keep costs down.

And there’s always the more traditional ways to keep one’s house cool — such as closing the window drapes and planting trees.

Esther Nio, an Eichler owner in Palo Alto, stated that all the years she has lived in that house she has never used air-conditioning systems.

S everal readers have e-mailed me with requests for help with their neighbor’s invasive plants. I write back refer-ring them to a good pruning person. Often, I don’t hear

from them again and that is that. I wonder if they have worked it out or if they are just putting up with the invasive species.

This month’s tips are about independence and the freedom to grow anything you want, within reason. Here are the tips:

1. Before you plant consider the size and shape of your plant in five and 10 years. If it is going to grow over your neigh-bor’s fence think about an alternative plant that won’t be so invasive.

2. Keep up on your pruning. If you don’t know how to prune, buy the American Horticultural Society’s book “Pruning and Training” by Christopher Brickell and/or “The Pruner’s Hand-book” by John Malins. Both books have good practical prun-ing information.

3. It is important to communicate with neighbors. As the world gets more crowded we talk with people around us less and less. We tend to have circles of people in our lives and everybody else is a potential threat. Try to be more outgoing with the people you live next door to. Ask them about them-selves and listen. Do this several times before bringing up the offending vine or overhanging tree. It may very well make all the difference between resistance and cooperation.

4. Plan in relationship to the whole block. Think of all the different cultures, interests, diverse skills and abilities. If you want, you can plant fruit trees or flowering shrubs to share. At least think of the big picture when designing your front yard.

5. Offer to help around the neighborhood. This may seem a bit radical to some but it will be really appreciated by people who love to garden and are less able to because of disabilities. I cannot climb trees any more. It was hard to let that go and at the same time I found out that there are many very skillful arborists and if I keep an eye on them, good tree work still gets done.

6. Before litigating seek mediation. There are more and more

attorneys — as well as local free services, such as the Palo Alto Mediation Program — where mediation is offered as a lower-stress alternative to filing suit.

Both parties will need to agree to meeting with a mediator. It is important to be open to compromise and negotiation in order for all to be happy. After all is said and done it is far better to have agreed on an imperfect solution than to have made an enemy.

7. Know the law for your town, county and state. There are property laws that are important to know about fencing, over-hanging trees, danger to buildings, fire and invasive species. Realtors are very helpful in many of these areas as are county administrations. As for invasive species, call the Department of Agriculture for a list of “do not plant” species for your area.

8. Keep your yard tidy. Clean up weeds, invasive seedlings, fallen branches and excess leaves and plant debris. Sweep your sidewalk once in a while. If you want to, edge along your side-walk and curb. The appearance of your yard may inspire your neighbors to clean up their yards too.

9. Organize a neighborhood party. The Fourth of July is a perfect occasion as is the middle of summer barbecue. This gets everybody out and involved in the neighborhood. It helps build relationships, improve communication and it gives the Neighborhood Watch a boost. While this is going on, bring up the neighborhood planting scheme. Ask if people are inter-ested and willing to meet regarding saving water, developing a theme or having a plant list to work from.

10. Get professionals involved to lend advice, support, en-couragement and examples of how problems have been solved in other areas. There is a great deal of experience available for the asking. Landscape professionals have been around for centuries, I recommend using them.

For homebuyers, it’s back to basics when it comes to mortgage lending. “Lenders have become more conservative, so save for a down payment, make sure

you have a good credit report and get pre-approval for a loan, not just pre-qualified.” Hunt advises. “Being pre-approved for a loan makes your offer more attractive to sellers.”

Also, decide on what they can afford and be cautious about paying the maximum you can afford. “You want to be able to afford your house, to be comfortable with your payments and be able to keep your house,” Hunt said.

Home sales in the state of California were down nearly 11 percent in May compared with the same period a year ago, but Leannah Hunt remains undaunted. She just received 13 offers for a potential teardown in Palo Alto a few weeks ago. The price: $1.6 million.

California’s market is not as hot as it was three years ago but, Hunt points out, the Silicon Valley housing market is healthy.

“A Realtor’s biggest challenge is getting this news across to the public,” said Hunt. “The public has been bombarded by so much negative news about the real estate market, but they need to know we have a healthy climate in this region.”

Hunt should know; she has 20 years experience in real estate. Hunt is a Realtor with Coldwell Banker, a resident of Palo Alto for nearly 40 years, and she is an active leader in both her profession and community. She is this year’s president of the Silicon Valley Association of REALTORS®. She has the pulse of the housing market and insists, at least in the association’s five districts, the housing market is doing all right.. Hunt tells buyers and sellers, “Find a competent Realtor who can give you the most up-to-date information about homes and market conditions because
