Property Sales June Property sales were 16, equal to 16 in June of 2013 and -5.9% lower than the 17 sales last month. June 2014 sales were at their lowest level compared toJune of 2013 and 2012. June YTD sales of 89 are running -4.3% behind last year's year-to-date sales of 93.
Prices The Median Sales Price in June was $715,000, up 8.3% from $660,000 in June of 2013 and up 5.1% from $680,000 last month. The Average Sales Price inJune was $770,813, up 12.4% from $685,781 in June of 2013 and down -4.2% from $804,338 last month. June 2014 ASP was at highest level compared toJune of 2013 and 2012.

Inventory & MSI The Total Inventory of Properties available for sale as of June was 45, down -2.2% from 46 last month and down -23.7% from 59 in June of last year. June2014 Inventory was at the lowest level compared to June of 2013 and 2012. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The June 2014 MSI of 2.8 months was at its lowest levelcompared with June of 2013 and 2012.
Market Time The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate amove towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for June was 68, equal to 68 days last monthand up 88.9% from 36 days in June of last year. The June 2014 DOM was at a mid range compared with June of 2013 and 2012.
Selling Price per Square Foot The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impactedby the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The June 2014 Selling Price per Square Foot of $562 was up 23.8% from $454 last month and up 25.7% from $447 in June of last year.

Selling Price vs Listing Price The Selling Price vs Listing Price reveals the average amount that Sellers are agreeing to come down from their list price. The lower the ratio is below 100%the more of a Buyer's market exists, a ratio at or above 100% indicates more of a Seller's market. The June 2014 Selling Price vs List Price of 95.7% was downfrom 96.8% last month and down from 99.5% in June of last year.
Inventory / New Listings / Sales 'This last view of the market combines monthly inventory of Properties for sale along with New Listings and Sales. The graph shows the basic annualseasonality of the market as well as the relationship between these items. The number of New Listings in June 2014 was 16, up 6.7% from 15 last month anddown -36.0% from 25 in June of last year.
