You will see that this month Palmers Green LIFE has grown. Iwould like to welcome Sue Beard, Ellie Sales and Fariz Uvaisonto our editorial team. Sue writes a Palmers Greencommunity website called Palmers Green Jewel in the Northand Ellie is the Chair of the PTA at Hazlewood School. Farizis a partner in the law firm Harper & Odell Solicitors.
The month ahead will be busy in Palmers Green forcommunity events. Hazelwood School will be holdingtheir Animal Fair on 9th June, there is the Open Studios &Art Trail in Southgate and Palmers Green on 8th & 9th Juneand the following week on 15th June the Green LanesBusiness Association will be holding the annual ShoppingFestival in Hazelwood Lane. Our readership is also growing as Palmers Green LIFE is nowbeing delivered to homes and businesses in Crouch End andMuswell Hill, as it seems that many people buying inPalmers Green are coming from these areas.

This month, Past Times remembers the days when PalmersGreen had its own department store, Evans and Davies. Iam so glad that the building still survives on Green Laneseven though the store is a distant memory.

In 1920, Mr D.C. Exton Evans and Mr W Cook Davies,opened up a department store in Palmers Green whichwas called Evans and Davies.
Evans and Davies originally traded in a smaller shop a few doors away whichopened in 1911 and due to its success they decided to build a brand new buildingfor their store. The building, at 305-311Green Lanes, stood out with its grand1920’s splendour including a large central arched window over the top two floorsand its impressive façade which would immediately greet you as you came downGreen Lanes.
The store had 27 departments over three floors which you could use thepassenger lift to go between.The twoWelsh friends already had two other shopsin Leyton which they had opened in 1907 and with their latest expansion inPalmers Green they decided to open a department store that was in the style ofthose already established in the West End. Their concept worked and was aroaring success which set a standard that many other enterprises in the areaaspired to and benefited from.
The shops founders died in 1934 (Mr Davies) and 1938 (Mr Evans) but thedepartment store continued to trade as a thriving business under the same namefor many more years, even during the difficult years ofWorldWar II and the postwar period.
The shop was famed for having an overhead wire system to settle the bills forpurchasers. The sales assistant would place the account and the cash into a cupthat was attached to the overhead wire system. The assistant would then pull ahandle which would send the cup into the cashier’s office. The cup, containingthe change and the receipt, would then be returned by the cashier’s office tothe assistant in a similar way.
In 1956 during renovations to the store, the overhead wire system was removedand the shop fronts were changed.
As years went by, trade started to dwindle for the store as people’s shoppinghabits changed mainly due to the increase in popularity of indoor shoppingcentres with parking.The store struggled to survive. The Co-Operative took overthe store but this did not help matters and Evans and Davies finally closed downin 1980. During the early and mid-1980’s the building started to deteriorate dueto very little maintenance being done. The store was used by various marketstalls but not to a great success. In 1987 the building was renovated and theground floor was split into two stores occupied by Cullens supermarketand Multiyork Furniture.Cullens did not survivelong and tenants in theshop have since includedMoben Kitchens andcurrently Starbucks. Theupper floors are currentlyoccupied as counciloffices. The building hasalso been renamed asTriangle House.

Palmers Green Jewel in the North
The thatched house that went for a BurtonIt may seem hard to imagine it now, but once upon a time PalmersGreen was famed for a quaint rural attraction. Until 1938, the siteof Palmers Green’s excellent hardware storeWestlakes was occupiedby “Ye Old Thatched Cottage”, a local landmark.
Alan Dumayne in his book Once Upon a Time in Palmers Green saysthat in years gone by the mere mention of the Cottage would bringa faraway look of sweet remembrance into old Palmers Greeners’eyes. The cottage had been built in the late 18th Century by theGovernor of the Bank of England Thomas Lewis as a lodge to the big
house, The Lodge, which once stood on the east side of Green Lanes. (Anthony Webb’s office isjust opposite the northern edge of The Lodge’s grounds).
The Cottage lost its rustic gardens to the widening of Green Lanes in 1906 and had begun to looka little sorry for itself by 1911 when it was rescued by one PercyWhellock, who had it as a gardenshop and nursery (there were two acres of ground behind). The cottage was a well-knownattraction,with colourful and abundant bedding plants in front setting off its attractive rural thatch.It was demolished to make way for a branch of Burton’s gentleman’s tailors in 1938.
Well established and possibly at their zenith when they came to Palmers Green just before theSecondWorldWar, Burtons were founded in Chesterfield in 1903 by 18 year old Montague Burton(then known as Meshe David Oskinsky). Burton’s aimed to be an ethical employer by thestandards of the time, giving generously to support the arts and even playing a role in thefounding of the United Nations. One of Montague Burton’s mottos was ‘Good clothes develop aman’s self-respect’ and a full, smart but affordable three piece suit became known colloquiallyas the Full Monty.
It was a Burton’s tradition that the foundationstone for each new store should be laid by amember of the family, and Palmers Green’sstone can still be seen. If you ask nicely,Westlakes staff will proudly show you a pictureof the Thatched House and remains of theoriginal fittings from the 1930s store,including a fine parquet floor. They will alsocut your keys, supply you with a new phone,and give you DIY advice and the tools totransform your home, and do it all with afriendly smile. You don’t get that atHomebase.

HPSA have been very busy overthe last few months leading up to theend of this academic year. On the28th April we hosted our first car bootsale in over 10 years. Thank you toeveryone that attended our event.The weather and atmosphere wasgreat and everyone had a fabulousday. With Anthony Webb’ssponsorship we raised over £2,000 forour school and hope to hold anothercar boot sale in the near future. Wewould love to see even more peopleattend next time and really build theevent for both the school and thewider community.
This term the children have beentaking part in our very own talentcontest “Hazelwood's Got Talent' andHPSA will host the final at the end ofMay. Everyone is very excited andwhen our finalists take to the stage,Tony from Anthony Webb will be aguest judge on the judging panel.
The largest fund raising event of thecalendar year is our “Animal Fair” thatwill take place on Sunday 9th Junefrom 12-4pm. There will be lots ofattractions for the family to enjoyincluding a petting zoo, bouncycastles, games and craft stalls, foodand drink. This event is an affordablefamily day out open to ourcommunity. Dan Maier is one of those people who thought,“wouldn’t it be great if…” and before she knew it, she was running a major event! Many areas in London hold open studios events but until 2012 nothing existed here. In 2011, Dan, a local designer with a national reputation, decided to find out if there were any other creative professionals living locally that she could connect with. She put the word out and a host of amazingly talented people emerged. The enthusiasm to meet like-minded folk was so great that they decided to meet more regularly and a network, Creative Exchange, was formed. Open Studios & Art Trail grew from this. “The quality and variety of the work astounded visitors last year who had no idea of the talent on our doorstep; so we’re back in June determined to put our area on the map as a creative destination. It’s an opportunity to buy unique pieces direct from makers and see where they’re made. Where our Open Studios differs to others is our collaboration with retailers…” says Dan…“artists and designers open their studios off the beaten track, but visitors can also meet them in cafés and shops. We’re giving shops free window displays and brightening up the high street.” Having designed window displays for the likes of Wallis, Heals and Peter Jones, Dan knows the value of visual merchandising to business and is keen to improve the vibrancy of our high streets. She hopes the Art Trail will inspire retailers to do more with their displays to attract local shoppers.

I own a leasehold flat and I have heard that I may beentitled to extend the lease, is this actually possible?Lease extensions protect and add value to a leasehold property.Having a longer lease will make it easier for a purchaser to obtain amortgage, and therefore your flat will be more attractive incomparison to others with shorter leases.
The law grants long leaseholders the right to extend their lease by 90years e.g. if there are presently 76 years remaining, you can obtainan extension to 166 years (76+90). This applies whether or not thelandlord agrees.
A further advantage to extending a lease under the 90 year route isthat the ground rent is reduced to zero. This comes into effectimmediately, not after the expiry of the original term.
Where possible one should extend a lease before the number of yearsremaining reduces to below 80. Under the rules applicable tovaluation of the landlord’s interest, it gets significantly moreexpensive to extend a lease when the unexpired term falls below 80years.
Whilst it is still possible to extend a lease if the unexpired term fallsbelow 80 years - it will just cost more.
The primary legal requirements for the right to extend are:(i) the leaseholder must have owned the flat for a minimum periodof 2 years; and
(ii) The original lease was granted for a term of at least 21 years -generally leases are granted for at least 99 years so this is almostnever an issue.
