GAS & ELECTRIC UTILITIES:

Your retailers:

Retailers buy natural gas and electricity on the market and sell to you, the customer. Your retailer also bills you and manages your account.

There are two kinds of retailers: Regulated retailers set their rate using a formula approved by the Alberta Utilities Commission. Competitive retailers set their rate independently. You can choose the kind of retailer and which company to buy your energy from. Visit the Utilities Consumer Advocate website, ucahelps.alberta.ca, or at 310-4822 for more information.

Upon closing and completion of the purchase of your Unit Purchasers are responsible for utilities for their Units. Purchasers are required to contact their preferred retailer to set up a new account prior to Completion. You will need to provide your Unit’s corresponding Site ID number to your retail provider when setting up a new account. These numbers were previously provided to you via email from the Developer. FREQUENTLY ASKED QUESTIONS

McCall 40TH BUSINESS PARK: CONDOMINIUM CORPORATION NO. 1810651

1. How do I pay my condominium fees?Condominium fees are due on the first of each month and will be drawn directly from your account uponcompletion of a pre-authorized debit (PAD) agreement.

2. What do I need to know before commencing any interior improvements in my unit?No construction is permitted without the Phase 1 and Phase 2 Construction Application approval by the Condominium Corporation Board and without a City of Calgary development and/or building permit.

Please familiarize yourself with the McCall 40TH Business Park Construction Policy and the following clauses in the By-laws: 12.3 and 12.11. Your construction application must be submitted to the Property Manager who will seek the approval of the Board of Directors.

3. What do I need to know before installing a sign on the exterior of my unit?The size and placement of your fascia signage must comply with the project’s development permit. Please refer to clauses 15.1 and 15.2 in the By-laws and the Condominium Corporations Sign Guideline Policy. Your fascia signage drawings must be submitted to the Property Manager who will seek the approval of the Board of Directors.

4. What can I put on the windows of my unit?As per clause 21.4 of the By-laws: the use of newspaper, boards or any other material that would detract from the first-class appearance of the Project is prohibited. All window coverings must be of good quality, consistent inappearance and be always maintained in a clean and good condition.

5. Can I store items outside of my unit?No exterior storage is permitted in accordance with clause 12.10 (d) of the By-laws.

6. Can I park any vehicles overnight?Overnight parking of service vehicles may be permitted for Warehouse Unit Owners within the Loading Areaimmediately adjacent to such Owners Warehouse Unit subject to the following conditions:

a) The Unit Owner has submitted request and received approval from the Condo Board topark service vehicle overnight

b) The service vehicle is used in order to carry out your businessc) The service vehicle is operationald) The service vehicle is plated with a current registratione) The service vehicle is registered with the Property Manager

7. What do I do with my waste?

Common area waste removal and cardboard recycling bins will be provided for general waste. Thesebins are not to be used for construction garbage, pallets or production garbage (garbage that isgenerated because of your specific business) disposal.

Calgary City Council has implemented changes to the Waste & Recycling Bylaw requiring all businessesand organizations in Calgary to recycle a specific list of materials. Recycling guidelines are available onThe City’s website at calgary.ca/businessrecycling

Pursuant to the City’s Bylaw, the following materials are designated as non-residential recyclablematerial:

• Newspaper; Catalogues & Magazines; Mixed Paper; Shredded Paper; Telephone Books;Boxboard & Corrugated Cardboard; Glass Food & Beverage Containers; Metal Food & BeverageContainers; Aluminum Cans, Aluminum Foil & Aluminum Foil Plates; Refundable BeverageContainers; Plastic Containers with the recycling symbols 1-7, except polystyrene foam(including Styrofoam™); Plastic Bags; Polycoat & Aseptic Containers (including Tetra Pak® );Ferrous & Non-Ferrous Scrap Metals; Clear Polyethylene Film; Dimensional Lumber, WoodenPallets and other items made of raw & unprocessed wood.

8. What type of insurance should I carry?

Owners must carry insurance on their unit and on all improvements in the unit. Please refer to clause12.4 of the By-laws for the specific requirements. It is recommended that you speak with your insurancebroker to ensure that these insurance clauses are included in your policy.

A copy of your insurance policy must be provided to the Property Manager within 30 days of policyplacement or renewal.

RULES AND REGULATIONS McCall 40TH BUSINESS PARK: CONDOMINIUM CORPORATION NO. 1810651

This document is intended to give you a quick reference with regards to the most frequently asked questions and concerns.

1. Arrears

Condominium fees are payable on the 1st of each month. A pre-authorized debt form (PAD) can be obtained by contacting the Property Manager.

Owners who fall into arrears will be given one written demand letter and if payment is not made within 60 days of the date the fees were originally due, a caveat will be filed against title to the unit at a cost of $1,000.00. If payment is still not made, the file will be turned over to legal counsel for collection at the sole cost of the delinquent Owner.

2. Construction

No construction is permitted without a Condominium Corporation Board of Directors approved Construction Application and without a City of Calgary development and/or building permits as required.

Please refer to the attached Construction Policy and Application.

Completed Phase 1 and Phase 2 Construction Application forms along with one set of dimensioned drawings made by an architect, engineer or other qualified professional, must be submitted to the Property Manager who will seek the approval of the Board of Directors. As per the provisions of the By-laws (including By-law 12.11), the Board may retain the services of any consultants it deems necessary to evaluate the application prior to approval. All reasonable costs incurred for consultant review(s) are the sole responsibility of the Owner.

3. Sanctions (Fining)

It is the Condominium Corporation’s policy that the fine imposed for a first-time infraction will be between $200.00 ($500.00 for corporations) and $1,000.00. Fines will escalate as per the provisions set forth in By-law 13.3(c).

For a second infraction occurring in less than two years, the fine imposed will be between $200.00 ($500.00 for corporations) and $5,000.00.

For a third infraction occurring in less than two years, the fine imposed will be between $200.00 ($500.00 for corporations) and $10,000.00.

4. Waste Management

The common area waste removal bins are for general waste, NOT for construction garbage or production garbage that is generated as a result of your specific business operation, including pallets.

Cardboard should be broken down and disposed of in the cardboard recycling bin only. Please ensure all boxes are emptied and flattened. Owners may not store any materials, pallets or garbage outside their unit.

A fine of $200.00 ($500.00 for corporations) to $1,000.00 per occurrence will be charged to an Owner if they or their tenant is caught disposing of garbage improperly. Repeat occurrences will result in escalating fines per the provisions set forth in By-law 13.3(c).

5. Insurance

Owners must carry insurance on their unit and on all improvements in the unit. As per clause 12.4 of the By-laws, a Unit Owner’s Policy must include:

a) Name the Condominium Corporation No. 1810651 as an additional insured

b) Include a waiver of the rights of subrogation against the Corporation, its Manager, agents, employees, andservants

c) Include a waiver of the insurer’s option to repair, rebuild, or replace if after damage the Project’sCondominium Status is terminated

It is recommended that you speak with your insurance broker to ensure that these insurance clauses are included in your policy. A copy of your insurance policy must be provided to the Property Manager within 30 days of policy placement or renewal.

Failure to do so will result in a fine of between $200.00 ($500.00 for corporations) and $1,000.00. Fines will escalate every 30 days that the information remains outstanding in accordance with the provisions set forth in By-law 13.3(c).

6. Parking

Parking stalls may only be used to park motor vehicles. All vehicles belonging to owners and their staff must be registered with the Property Manager.

The following are not permitted:

• Storage of equipment and materials• Long term parking of Trailers &/or Shipping/Cargo Containers• Storage of vehicles - vehicles that are not used on a daily basis

Overnight parking of service vehicles may be permitted for Warehouse Unit Owners within the Loading Area immediately adjacent to said Owners Warehouse Unit subject to the following conditions:

• A request has been submitted by Unit Owner and has received approval from the Condo Board to park service vehicle overnight

• The service vehicle is used in order to carry out your business• The service vehicle is operational• The service vehicle is plated with a current registration• The service vehicle is registered with the Property Manager

The following vehicles will be tagged and towed without notice:

• Unlicensed vehicles• Inoperable/derelict vehicles

Please familiarize yourself with Article 16 in the By-laws.

7. Renting/Leasing of Units

Owners who rent/lease their units are required to notify the Condominium Corporation.

Please refer to the attached document titled “Information for Owner’s Who Rent Their Units”. A completed form must be submitted to the Property Manager. The Unit Owner will not be released from any of the Owner’s obligations to the Condominium Corporation and will be jointly and severally liable with the tenant with respect to the tenant’s obligations under the Condominium Property Act, the By-laws and the Rules and Regulations of the Condominium Corporation.

Failure to provide the required information will result in a fine of between $200.00 ($500.00 for corporations) and $1,000.00 (plus GST). Fines will escalate every 30 days that the information remains outstanding in accordance with the provisions set forth in By-law 13.3(c).

8. Repairs - Warehouse

Warehouse Unit Owners are responsible to maintain and repair the following components: • Heating, ventilation and air conditioning equipment• Plumbing fixtures (kitchen and bathroom fixtures, floor drains)• Electrical fixtures (interior lighting, wall plugs, panels)• Windows (pane, sash, sill)• Doors (overhead doors, man doors, frames)• Locks and hardware (hinges, rollers, tracks)• Interior carpentry• Floor coverings (carpet, tile, wood)• Wall coverings (drywall, gyp-rock, wainscoting, kick plates, trim, baseboard, paint)• Ceilings• Partition walls and the interior surface of demising walls • Authorized window coverings • Fire equipment within the unit (extinguishers, pull stations, horns/strobes, sprinkler heads)• Authorized signage

9. Repairs – Common Property

The Condominium Corporation is responsible to maintain and repair the following Common Property components provided the damage was not caused by the owner or their tenant:

• The exterior surface of exterior walls• Roof • Eaves troughs / Scuppers • Downspouts / Rainwater Leaders• Common Property plumbing and electrical

systems• Foundations• Structural elements • Landscaping• Pylon Sign(s)• Fencing

• Walkways• Driveways and parking lot maintenance• Common Property electrical, mechanical

and/or sprinkler rooms• Waste removal and recycling• Pest control• Snow removal• Fire prevention equipment inspection and

maintenance• Common Property security • Common Property doors

10. Storage

No exterior storage whatsoever is permitted. This is a provision of your By-laws (clause 12.10). The storage of items outside a unit can be unsightly and can impede access but more importantly it can be a safety risk to both person and property.

Storage of any items, either in front of or at the rear of your unit, will result in a fine of between $200.00 ($500 for corporations) and $1,000.00 for a first offence. Repeat occurrences will result in escalating fines per the provisions set forth in By-law 13.3(c).

11. Window Coverings

All window coverings must be of good quality and be maintained in a clean and good condition at all times and must use the same type of window covering for all windows within their Unit (By-law 21.4).

The papering of windows is not permitted unless the unit is under construction. Paper must always be kept in a good and sightly condition.

Failure to remove unsightly paper, or inappropriate window coverings will result in a fine of between $200.00 ($500.00 for corporations) and $1,000.00. Fines will escalate every 30 days that the inappropriate window coverings or unsightly paper remains on the windows in accordance with the provisions set forth in By-law 13.3(c).

If there is a discrepancy between this document and the By-laws, the By-laws will take precedence.

SIGN GUIDELINES McCall 40TH BUSINESS PARK: CONDOMINIUM CORPORATION NO. 1810651

INTENT

The sign guidelines have been established by the Condominium Corporation for the purpose of assisting unit Owners in the design and development of unit identification. The purpose of this document is:

• To encourage signage that is both clear and of appropriate scale for the existing signage box system oneach building of the project

• To provide a comprehensive sign program that creates consistent design criteria for the entire site orbuilding

• To enhance the visual qualities of signage through the use of complimentary sizes, shapes, and colours• Signs also must comply with any municipal authorities having jurisdiction

The Condominium Corporation reserves the right to disapprove any Unit Owner sign design that is not compliant with these Guidelines and the aesthetics and technical requirements of McCall 40TH Business Park.

The Condominium Corporation reserves the right to, from time to time, make additions, deletions, revisions, etc. as may be required to the contents, specifications and attachments referenced or contained herein. NO deviation from the enclosed criteria will be accepted without prior written Condominium Corporation Board approval.

GENERAL REQUIREMENTS

Shop Drawings for all signs, logos and graphics that are visible from the common property must be submitted in colour to the Condominium Corporation for Board approval prior to commencement of fabrication/installation. A Sign Drawing package must clearly indicate the following:

• Sign content• Sizes, font style/type and typeface specifications• Colour specifications for all components of the proposed lettering or graphics• Storefront Plan, Elevation and Sectional views (*Location and relative position on the building)• Materials specifications and thickness

The Unit Owner shall ensure the Sign Drawing package is prepared in full knowledge of and compliance with all applicable municipal by-laws and the McCall 40TH Business Park Signage Criteria. The Board will only accept a complete Sign Drawing package submission for review. Failure to provide the required information will be cause for the Condominium Corporation Board to return the submission to the Unit Owner without review or approval.

Upon receipt of a complete Sign Drawing package, the Condominium Corporation Board shall review the submission for conformance to the McCall 40TH Signage Criteria. The Unit Owner is to allow a reasonable amount of time for the Condominium Corporation Board to review the drawings for approval prior to fabrication/installation.

SIGNAGE REQUIREMENTS

It is a Unit Owner’s responsibility to ensure that the signage is securely attached to the building.

All signage must have the Condominium Corporation’s approval prior to commencing fabrication/ installation. Condominium Corporation signage approval is intended as design intent approval only and does not signify an approval of attachment method or suitability. Nor shall the Board’s approval be deemed to certify that the plans comply with building codes and shall not relieve the Unit Owner of the responsibility to verify proposed signage complies with all municipal authorities having jurisdiction.

Signage manufacturer tag and certification stickers are not to be visible.

A Unit’s signage shall be mounted in the designated box signage mounting structure (where applicable) and under no circumstance is signage to be directly mounted to the building exterior, glazing mullions, door frames or any other part or component of the building structure other than as designated within these Signage Guidelines.

NOTE: All Signs (*including Storefront Glazing signs) are governed by Municipal By-Laws and are subject to applicable municipal Sign Permit requirements prior to fabrication and installation.

DESIGN REQUIREMENTS (All Buildings)

Storefront Glazing Signage

Vinyl signage applied directly to the glazing will void any manufacturer’s warranty on the sealed glazing units and could cause the sealed glazing unit to fail, and therefore is not permitted.

Should an Owner elect to install vinyl signage on any storefront glazing the Unit Owner does so at their own risk and will assume sole responsibility for all expenses associated with the repair/replacement of glazing units should a sealed glazing unit fail.

All proposed vinyl signage must be approved by the Condominium Corporation prior to fabrication/installation and is subject to the following conditions:

• Any window signage shall not cover more than 25% of the window in which they are placed. Vinyl signagecovering 100% of windows is strictly prohibited

• Window signage on entry doors shall be limited to Informational Signs indicating business, days/hoursof business operations and emergency phone numbers. These signs are not to exceed 2 feet square(24”x24”) in size

• ALL Window signs must use high quality vinyl or metal leaf lettering, applied to the inside of thestorefront glazing

• Large super graphic vinyl of extensive areas of the storefront is prohibited for window signs

Signage Shop Drawings must be submitted in colour to the Condominium Corporation for Board approval prior to commencement of fabrication. The drawings must clearly indicate the following:

• Sign content• Sizes, type and colour of lettering or graphics. Window signs should generally have high contrast to avoid

the need for supplemental lighting in the daytime• Location and relative position on the unit glazing

The Condominium Corporation reserves the right to limit the number of vinyl signs on glazing within the project. The Condominium Corporation reserves the right, acting reasonably, to require Owners to remove vinyl signs from glazing, upon request.

Storefront Overhead Signage

All proposed overhead signage for installation in the existing box sign system on each building must be approved by the Condominium Corporation prior to fabrication/installation and is subject to the following conditions:

• Sign wording shall be limited to the business trade name and shall not include specifications ofmerchandise sold or services rendered. Corporate crests, logos or insignia may be acceptable providedthey are an integral part of the business trade name and brand identity

• All signage shall be limited in size by the designated placement area in the existing signage box systemon each building of the project

• Letter size shall be proportionate to the storefront size• Signage is to be centered horizontally in the designated sign area and not to exceed 80% of the

allowable sign band

Prohibited Signage

The following Sign Types are NOT permitted:

• Any signage outside of the Unit Owner’s premises• Paint on plywood substrate• Digital, Animated, Flashing, or Audible signs• Neon signage• Temporary signage, such as banners, pennants or printed signs on plywood backing• Detached special purpose signs, such as “sandwich boards”• Illuminated window advertising of any type• Signs constructed of paper, cardboard, Styrofoam or similar non-durable materials• Signs painted directly to the storefront• Carpet or rubber entry mat signs outside of the Unit Owner’s premises• Roof mounted signs (signs above the roof line)• Overhead canopies, unless provided by the Condominium Corporation

Condominium Corporation Provided Signage

The Condominium Corporation will provide signage in keeping with the overall theme of the development for the purposes of identification. The signage shall be monochromatic, individual vinyl cut letters applied directly to the building. The Condominium Corporation will provide identification for the following:

• Unit civic address, applied to all exterior doors on units (where applicable)• Door designations (mechanical rooms, electrical rooms, etc.)• Other identifying information as deemed relevant by the Condominium Corporation.

In the event that such signage is installed, it is the property of the Condominium Corporation and is not to be removed, modified or altered in any way without explicit approval from the Condominium Corporation in writing.

Development Pylon Signage

The Condominium Corporation has provided pylon signage for the use of the Owners &/or Tenants in the development. The sign content is restricted to the displaying of an Owner’s or approved Tenant’s business name only. No other content is permitted on the sign. All requests for displaying a business name on the pylon should be submitted to the Condominium Corporation Board for consideration through the Property Management company. Availability is subject to first come first serve, as there are limited spaces.

Upon receiving Board approval, the Property Management company will coordinate with the designated preferred signage vendor to fabricate the pylon sign insert and install on the designated pylon sign. All costs associated with the fabrication and installation of business name on the pylon will be the sole responsibility of the Owner &/or the approved Tenant. The Property Management company will invoice the Owner &/or Tenant on behalf of the Condominium Corporation. Upon receipt of payment for pylon insert, the Property Management company will coordinate insert fabrication and installation with the Condominium Corporations preferred signage contractor.

The Condominium Corporation reserves the right to charge a monthly fee for the use of the pylon sign to Owners. Any rates will be provided by the Condominium Corporation and may be subject to change.

This construction policy has been developed to ensure that your construction:

• Meets code requirements• Meets the development permit requirement for parking (based on permitted use).• Does not negatively affect the building’s systems or structure.• Does not negatively affect the architectural, structural, mechanical or electrical integrity of the

design and appearance of the building.• Does not negatively affect neighboring units.• Your trades follow established rules and regulations to prevent damage to the building and the

property of others and to minimize disturbance to neighboring units.

1. No construction work is permitted without the written approval of the Condominium Corporation’sBoard of Directors.

If the scope of work, in the opinion of the Board of Directors, necessitates a review by theCorporation’s architect, engineer or other consultant, the cost of that review and any subsequentinspections will be the responsibility of the Unit Owner.

2. It is the sole responsibility of each Unit Owner to ensure they are in compliance with building codeswith respect to their proposed business operations use and with proposed use of mezzaninespaces.

3. Before any construction can begin, the approval process involves two stages - Preliminary and Final.

Stage 1 (Preliminary):

The following documents need to be provided to the Condominium Corporation Board of Directors:

• A description of the proposed construction scope of work.

• A list of any items that could affect the structure or exterior appearance of the building.

• One copy of all construction dimensioned drawings made by an architect, engineer or other qualifiedprofessional. The drawings will be reviewed primarily to determine physical compatibility with theBase Building and general code compliance. This full set of drawings for all work contemplatedmay include:

• Architectural/Other

o Floor plans and partition layoutso Power and telephone planso Reflected ceiling planso Sections and detailso Door and hardware scheduleo Signage drawings

Unit Owner(s) must submit a complete drawing package to the Condominium Corporation Board for review and approval. The Board will not review or approve a drawing package until such time as a complete drawing package is received. If approved by the Board the Unit Owner will be provided with a letter of authorization from the Property Manager to submit your development and/or building permit application to the City of Calgary.

Stage 2 (Final):

Upon receipt of municipal permit approval, the following documents must be provided to the Condominium Corporation Board:

• A copy of the building permit.

• A copy of the electrical, plumbing and mechanical permits.

• The company name, contact name and contact information (Address/Email/Phone/Mobile/Fax) forthe General Contractor.

• The company name(s), contact name(s) and contact information(Address/Email/Phone/Mobile/Fax) for all Subcontractor’s.

• A copy of the General Contractor and all Subcontractors’ insurance certificates. The GeneralContractor and Subcontractors’ insurance policy must provide Comprehensive General LiabilityInsurance covering work with a minimum of five million dollars ($5,000,000) on any occurrence.The Unit Owner and the Condominium Corporation shall be named as additionally insured on thepolicy.

• The Unit Owner’s General Contractor shall furnish written evidence of their own and allSubcontractors’ good standing with the Workers Compensation Board of Alberta (i.e. WCBClearance Letter). The General Contractor and all Subcontractors will comply with all WCBregulations.

• All electrical, plumbing and mechanical work must be completed by licensed trades’ people.
