December 2011.

A. Conservation Area consent – to demolish the redundant farm buildings was approved subject to retention of three existing brick/stone buildings adjacent to the site frontage. Subsequently there were conditions for a request for discharge of conditions relating to the application for demolition in the Conservation Area.

B. A request under Town and Country Planning GDO-Prior Approval Procedure-to demolish redundant farm buildings and

C. Notice under the Building Act 1984 (Building Regulations) – for demolition of redundant agricultural farm buildings to North Yorkshire Building Control. These were all approved prior to the demolition of the farm buildings.

Following demolition and site clearance of the buildings at the south end of the site a pre application request was submitted and this resulted in the letter from the Planning Authority of 31st May 2012 to the owner’s agents. Basically that resulted in an opinion from the Local Authority that the existing buildings on the road frontage and around a U shaped courtyard should be converted with up to three dwellings. The letter also states that the design of the new build should reflect traditional terraced cottages or other traditional agricultural building styles. A copy of the letter of 31st May 2012 is attached as Appendix A.

THE SITEThe site comprises the existing traditional buildings to the north end of the site with the cleared area occupied by the non traditional farm buildings and with existing tree planting at
