I have been with W.A.Ellis since 1990, and was asked to lead the firm in May 2011. My aim as Senior Partner is to continue our success by building on our loyal customer base and continuing to exceed each and every client’s expectations. Exotic acquisitions and experiences

The Harrods motto is: Omnia Omnibus Ubique – ‘All things for all people, everywhere’. This apparently held true when famous English playwright Noël Coward once bought an alligator for Christmas at the Harrods pet shop.

In 1898, shoppers at Harrods tried out England's first 'moving staircase' (an escalator) and were rewarded with brandy at the top for their courage.

Case Study Seeing Double

12 Gerald Road, Belgravia SW1 Guide Price £4,650,000

W.A.Ellis was instructed as joint sole agent (the arrangement where two agents work together) on number 12 Gerald Road at the beginning of October 2011. This perfect Belgravia townhouse had previously been let by us and was now in need of some refurbishment.

We had two offers and agreed a sale exactly a month later. Contracts were exchanged within two weeks and our client was extremely pleased.

The delighted vendor immediately started to look for a pied-à-terre in Knightsbridge and, through our flat department, bought a charming penthouse with a spectacular roof terrace in Lennox Gardens.

Witness to the process, the owner of number 10 Gerald Road, immediately next door, asked us what we had achieved and what she might hope to get when selling her home. We had incidentally sold the owner this house seven years previously, having let it for eight years before that. In November 2011 we suggested, bearing in mind the superior condition of her house, that she would achieve an additional 10%.

We were instructed to sell this house at the beginning of March 2012 and had three offers within a week, exchanging on 21st March 2012 at a record value and achieving 7% beyond the asking price. Two very happy neighbours.

Case Study The Long and the Short of it

Buckingham Gate, Westminster SW1

Eighteen years ago W.A.Ellis was instructed to let all 42 flats in this building ranging from studios to five bedroom penthouses.

We let and manage the whole property for our long-standing overseas landlord who has peace of mind that his investment is not only providing a lucrative return but is also in very safe hands. The apartments are ideal for both the corporate market and the wealthier student due to its fantastic location.

Excellent facilities include underground parking and 24 hour concierge. A well known US investment bank has been renting a large number of flats here for over a decade as it proves ideal accommodation for the transient banker. In fact we have a high proportion of individual tenants who have also renewed their rental agreements for ten years of more. These tenants

have complimented us time and again on our management service which ensures a hassle free tenancy.

Since 1994 we have coordinated an ongoing refurbishment plan which has included updating furniture to full scale bathroom and kitchen replacements in line with contemporary design. Such is the prime location of these homes that we have to notify Buckingham Palace for roof access.

Early in 2011, our current client approached us for our professional opinion on a number of properties he was interested in buying. We subsequently advised on the purchase of this stunning building in Queen’s Gate Place.

Against stiff competition we won this business on the back of our down-to-earth advice and because of our 24/7 availability which meant we were able to respond to and act for the client on a Sunday evening UK time which was part of his working day.

A year on we let and manage all five of the apartments for the overseas landlord and advise on further acquisitions.

In 2008, during the height of recession, Damien Hirst shattered the world record for an auction sale dedicated to a single artist when his two-day Sotheby's extravaganza in London made more than £111 million.

The sale generated 10 times that of the previous record for a similar sale: the £11.3 million raised when 88 works by Pablo Picasso were sold by Sotheby's in New York in 1993.

Case Study Advice in Multiples

Valuation has always been core to W.A.Ellis’ professional repertoire. Clients and related parties often return for advice on multiple properties after initial dealings with the valuation team. 

A good example is the first floor maisonette at 26 Onslow Gardens where Boyle & Co., prior to its merger with W.A.Ellis, was introduced to the client, Kin Too Holdings, initially via EFG Private Bank to provide loan security valuation advice on this and other properties.

Since then we have provided updated loan security advice and also been further consulted at various stages in respect of ground rent reviews and the acquisition of a statutory 90-year lease extension.

Our team has recently represented two separate lessees in acquiring 90-year lease extensions within the same building. There remains the potential to collectively acquire the freehold at some point in the future.

At various stages the client had sales and lettings opportunities on which W.A.Ellis has advised independently. In addition, we have provided further leasehold reform advice personally to our main contact at Kin Too Holdings.

A long time resident of Marylebone, the painter JMW Turner moved to 47 Queen Anne Street and owned the house until his death in 1851.

It was known as "Turner's Den", becoming damp, dilapidated, dusty, dirty, with dozens of Turner's works scattered throughout the house and a drawing room full of cats with no tails.

Over a period of two months in the summer of 2011 W.A.Ellis transformed this somewhat tired South Kensington property in one of the area’s prime streets into a stunning contemporary home to really maximise the value of its location.

The exterior of the house was comprehensively repaired and redecorated, under our direction, as a separate contract, for all ten houses in the street. The interior of the house was substantially enhanced by renewal of the finishes, including painting, tiling, timber flooring and carpeting. The bathrooms were refitted where needed and the kitchen was renewed with a bespoke kitchen.

The services, including the wiring, central heating and hot and cold water, were all comprehensively updated, serviced and maintained. The house was left as if new, but this was achieved at a competitive price and acceptable budget for the client. This six bedroom family home was let just over a month after the work was completed at an increase of 36% on the previous income.

Inspired by the London Olympics, the Estate Agency Foundation launched the Great Property Cycle to raise £100,000 to help fight the causes of homelessness. This inspirational ride stretches 3,000 miles around the UK, and W.A.Ellis is thrilled to sponsor day 30, along the south coast.

Feet to Remember

Caroline Copland, our head of marketing and PR, chose to raise money for Combat Stress with a sponsored walk from the Cenotaph in London to the Menin Gate in Ypres, Belgium.
