Green Building Services

Green Building Certification Services

The U.S. Green Building Council’s (USGBC) Leadership in Energy and Environmental Design (LEED) program is the most widely used international standard for certification of green buildings. When a project uses LEED, it guarantees the environmental quality of the building. LEED serves as a basis for many of the newly developed international green building standards.

Building Energy Consulting

Assure that your construction, be it new construction or a renovation project, takes advantage of the latest developments in energy efficiency and building science.

Building Product Certification and Testing Services

Knowing that job was both done right and as planned is important. On-site Inspections, Energy Audits, Measurement and Verifications, and Building Commissioning for LEED and non-LEED projects are essential services that can be applied to your existing building or project to ensure your building systems will be performing as designed to gain the intended efficiencies. Using dependable standards, like ASHRAE and the International Performance Measurement & Verification Protocol, ensure compliance with current best practices building management techniques and energy conservation measures (ECM).

Green Product Certification and Testing

Hole and Pole offers a wide range of green product certifications including single-attribute claims, multiple-attribute claims, and comprehensive cradle-to-grave life cycle assessment based claims. Many certifications are based on innovative life cycle assessment methodologies.

Certification programs are offered for a variety of structural and non-structural building products.

Cradle-to-Grave Analysis

Environmental impacts are caused or necessitated by the existence of a given building, project, or product. Cradle-to-Grave, also known as life cycle analysis, is the investigation and evaluation of the environmental impacts.

Page 10: Our Aim - Hole and Pole · conditioning, ventilation, security, fire alarm, fire fighting, sprinkler, MATV, CCTV, telephone, structured cabling and building management systems sectors

What is Green Building? Many Green Building programs and standards exist with different definitions & scopes. They often all seek to improve the quality of the environment and encourage the proper maintenance and efficient utilization of resources from the land, air and water. "Focused" programs emphasize only one or two of the following elements listed below, whereas, "In-Depth" Green Building programs involve all of the following building elements:

Land: o Land Usage (Space and Function) o Planning, Logistics and Transportation o Land Usage (Raw Materials)

Air: o Air Quality (Interior and Exterior) o Heat Island Effect

Water: o Water Usage o Water Table Pollution o Stream Water Pollution (Storm Water Controls)

Energy: o Energy Usage o Renewable Energy o Energy Measurement and Verification o Energy Modeling and Benchmarking o Day lighting Analysis o Energy Star Certification o Orientation and Massing

Human Health and Behavior:

Green Buildings are just a starting point toward realizing company efficiencies. Life Cycle Assessments offer an opportunity to grow beyond this starting point by concentrating on the materials element of a company's daily process. Life Cycle Assessments (LCA) evaluate a product's overall environmental performance from Cradle-to-Grave, at a point where resources are gathered from the Earth to the point where they return: from raw material acquisition, to manufacture, to production, to use/reuse, to maintenance, to landfill. The results help decision-makers select products or processes that perform the best and costs less throughout an activity while maintaining the smallest environmental footprint. A Life Cycle Assessment is a thorough study of a product's Environmental Impact since it allows one to measure across all four Environmental Resource Mediums: land, air, water and energy. We evaluate life cycle costs of alternatives to help owners justify the investment.

Hole and Pole offers Consulting Services in order to achieve a certificate for the following programs: LEED™ The Leadership in Energy and Environmental Design (LEED™) Green Building Rating System is an internationally accepted benchmark for the design, construction and operation of high-performance green buildings. The LEED™ rating system allots points within six specific categories for environmentally beneficial building materials and design. Categories include: site location, water efficiency, energy and atmosphere, materials and resources, and indoor environmental quality. LEED ™ is a comprehensive way for any professional, business, or organization to master green building standards and practices. Energy Star An ENERGY STAR qualified facility meets strict energy performance standards set by EPA by using less energy, it is less expensive to operate, and causes fewer greenhouse gas emissions than its comparable facilities. ISO 50001 ISO has identified energy management as a priority area because of the significant potential to save energy and reduce greenhouse gas (GHG) emissions worldwide meriting the development and promotion of International Standards. Effective energy management is a priority focus because of the significant potential to save energy and reduce greenhouse gas (GHG) emissions worldwide. Existing ISO standards for quality management practices (ISO 9000 series) and environmental management systems (ISO 14000 series) have successfully stimulated substantial, continuous efficiency improvements within organizations around the globe. An energy management standard is expected to similarly achieve major, long-term increases in energy efficiency. Cost and Green Buildings The cost of going green is often raised as an issue. Thoughtful project planning and team coordination, a process known as "integrated design", helps ensure that green components are integrated into the project as cost effectively and efficiently as possible. In many cases, "green" does not cost more. In other cases, efficient HVAC equipment, additional insulation, water efficient fixtures, etc. may cost more upfront, but operating costs can be significantly reduced through the life of the building by way of lower utility bills and reduced maintenance. Information and studies on the cost of green building are continually being published. The US Green Building Council maintains an up-to-date list of cost studies for green buildings.

Page 12: Our Aim - Hole and Pole · conditioning, ventilation, security, fire alarm, fire fighting, sprinkler, MATV, CCTV, telephone, structured cabling and building management systems sectors

LEED®

The LEED® (Leadership in Energy and Environmental Design) Green Building Rating System™ is a feature-oriented rating system that awards buildings points for satisfying specified green building criteria. LEED® is an internationally recognized green building certification system that provides third-party verification that a building or community was designed and built using strategies aimed at improving performance across all the metrics that matter most: energy savings, water efficiency, CO2 emissions reduction, improved indoor environmental quality, and stewardship of resources and sensitivity to their impacts. Developed by the U.S. Green Building Council (USGBC), LEED provides building owners and operators a concise framework for identifying and implementing practical, measurable green building design, construction, operations and maintenance solutions. The six major environmental categories of LEED for review include:

Sustainable Sites Water Efficiency Energy and Atmosphere Materials and Resources Indoor Environmental Quality Innovation and Design

Certified, Silver, Gold, and Platinum levels of LEED green building certification are awarded based on the total number of points earned within each LEED category. LEED can be applied to all building types including new construction, commercial interiors, core & shell developments, existing buildings, homes, neighborhood developments, schools and retail facilities. We can help you reduce the amount of documentation requested, which in turn will lessen the documentation costs, time and efforts required to submit for LEED certification. Our extensive engineering expertise is ready to help your project achieve efficiency goals, overall environmental compliance and implement strategies to lessen the design team's scope of work and consequently lower LEED design costs.

Energy Audits

In these days of uncertainty, it is important to keep operating expenses to a

minimum. One difference between the companies that weather these difficult times

versus those that do not will be the survivors who have reduced their unnecessary

energy, water and resulting monetary expenditures.

What is a Commercial Energy Audit?

A commercial building energy audit offers a review, inspection and evaluation of an

existing building system's usage of energy to ensure efficiency, energy savings and

less waste of resources. There are 3 levels of audits, as defined by ASHRAE

(American Society of Heating, Refrigerating, and Air-conditioning Engineers). Each

level differs in breadth and depth of detail applied. In essence, an energy auditor will

identify building operation procedures and data including evaluations of personnel,

facility managers, utility bills, lighting, heating, cooling and ventilation equipment,

controls, compressors, water heaters and fixtures, machines and other equipment

designed to either consume or produce energy. In each level the auditor will develop

a list of energy conservation measures appropriate for your facility that could reduce

energy usage and costs in your building. Depending on the building energy audit

level chosen, the auditor will quantify the savings potential for each measure

observed as an option, the initial costs associated with these measures if it exists

and estimate your return on investment (ROI). Some measures could take time show

pay back, while others show an ROI within months.

Building Commissioning

The benefits of commissioning include reduced energy use, lower operating costs, fewer contractor call-backs, better building documentation, improved occupant productivity and verification that the systems perform in accordance with the owner’s project requirements, as noted by the development committee of the LEED Building Design and Construction Rating System

We offer commissioning and retro-commissioning services for LEED and non-LEED projects. When building materials, equipment, and systems, such as electrical, mechanical and plumbing systems, is not installed properly or operating as intended, many of the benefits of high performance design are not achieved. Even modest performance designs improperly installed or operated can create unhealthy environments that lead to reduced productivity. Building commissioning is a quality assurance program for your building systems to confirm that the building is constructed well and performs according to your basis of design and construction documents. Hole and Pole’s commissioning specialist will help you determine if the designers and contractors have done what they have been hired to do, by itemizing findings into priority-based categories that will allow a team to devote time on critical issues.

Commissioning is similar to a "test run" or "systems check". It tests, verifies, and fine-tunes the performance of key building systems so that the highest levels of performance are achieved. Correctly implemented, commissioning is extremely cost-effective and should improve the building delivery process, increase systems reliability, improve energy performance, ensure good indoor environmental quality, and improve operation & maintenance of the facility. The key elements of commissioning include:

Installation checks. Check installed equipment to ensure that all associated components and accessories are in place.

Operational checks. Verify and document that systems are performing as expected, and that all sensors and other system control devices are properly calibrated.

Documentation. Confirm that all required documentation has been provided, such as a statement of the design intent and operating protocols for all building systems.

Operations & Maintenance manuals and training. Prepare comprehensive operation and maintenance (O&M) manuals, and provide training for building operations staff.

Ongoing monitoring. Conduct periodic monitoring after the project is occupied to ensure that equipment and systems continue to perform according to design intent.

Page 16: Our Aim - Hole and Pole · conditioning, ventilation, security, fire alarm, fire fighting, sprinkler, MATV, CCTV, telephone, structured cabling and building management systems sectors

While all building systems can be commissioned, the mechanical, electrical, and life safety systems are among the most important. Those systems having the greatest potential impact on indoor air quality include:

HVAC System Building Envelope Kitchen Equipment and fume hoods (if applicable)

Commissioning Team

Commissioning team are responsible for coordinating and carrying out the commissioning process. For complex projects, a Hole and Pole commissioning team should be brought on as part of the design phase. Commissioning should continue throughout (from the kick-off meeting onward) and the results should be integrated into the operations and maintenance plan. Typical responsibilities of a Hole and Pole commissioning team would be as follows:

Assisting with a clear statement of the design intent for each building system. Writing the commissioning specifications and incorporating them in the

appropriate divisions of the construction specifications. Carrying out pre-functional and functional testing of all equipment and systems

to be commissioned, using procedures designed in advance. Reviewing O&M documents to be provided by the contractor. Developing O&M training curricula and materials to ensure they meet needs of

O&M staff. Writing a final report including all commissioning documentation and

recommendations for the owner.
