In the early 1990’s, George Dean Johnson, Jr., became the largest franchisee of Blockbuster Video with a portfolio of over 200 stores. After selling his franchise to the parent company, he became President of the Domestic Division of Blockbuster, responsible for all video and music stores in the U.S. Following Viacom’s purchase of Blockbuster for $8.4B in 1994, Johnson and his business partner, Wayne Huizenga, founded Extended Stay America Hotels (ESA). The two boldly took the company public on the New York Stock Exchange with a mere two hotels completed in their portfolio. Over the following ten years, ESA developed 475 hotels nationwide, making it the fastest growing company in the history of lodging. The Blackstone Group bought ESA for $3 billion in May of 2004 and took it private in the largest public-to-private transaction in South Carolina history.

Following the historic sale, George Dean Johnson, Jr., Wayne Huizenga, Corry Oakes, Jim Ovenden, and Todd Turner launched OTO Development to develop and operate upscale select-service hotels in the top markets in the United States. With 528 properties (and counting) under our belt, OTO is the most experienced hospitality development team in the industry. Our remarkable rise is reflected in award-winning hotels, agile development strategies, and global recognition from every partner brand. OTO takes a straightforward approach to development: create lasting value. Integrating this simple mindset with world-class sponsorship and an unrivaled experience level, OTO has established an industry-leading legacy with best-in-class development of upscale, select-service hotels.

Partnering with the best brands in upscale select-service, OTO ensures that each property is exceptionally designed, built, and maintained above brand standards. We proudly represent the following global leaders in hospitality:

Hilton Garden Inn, Homewood Suites, Hampton Inn & Suites, and Home 2 Suites are the Hilton-brand products that OTO develops. These upscale select-service & extended-stay properties enjoy the benefits of global awareness and consistent quality.

Hyatt Place, Hyatt House, and Hyatt Centric are Hyatt’s upscale select-service, extended-stay, and boutique concepts. Backed by extensive market research, Hyatt properties are known for their flexibility and comfort, and are designed to give guests the feel of a tight-knit community.

Residence Inn, Courtyard, SpringHill Suites, Fairfield Inn & Suites, and AC Hotels are all represented in OTO’s portfolio, with AC Hotels being the newest addition. Each property offers a fresh, innovative take on hospitality, while still maintaining the global strength and success of the Marriott brand.

Recently acquired by Marriott, Starwood Hotels serves the needs of upscale business and leisure travelers worldwide. OTO is proud to include this popular brand in its portfolio with its Sheraton properties.
