BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF AUSTIN: PART 1. The zoning map established by Section 25-2-191 of the City Code is amended to change the base district from general commercial services (CS) district to downtown mixed use-conditional overlay (DMU-CO) combining district on the property described in Zoning Case No. C 14-2020-0052, on file at the Planning and Zoning Department, as follows: Lots 5,6, and 7, Block 4, SILLIMAN'S SUBDIVISION OUT OF THE OUTLOT 5, Division Z, of the Government Outlots adjoining the Original City of Austin, a subdivision in Travis County, Texas, according to the map or plat thereof, recorded in Volume 1, Pages 118 of the Plat Records of Travis County, Texas (the "Property J. th locally known as 903, 905, 907, and 915 West 12 Street in the City of Austin, Travis County, Texas, generally identified in the map attached as Exhibit "A". PART 2. The Property within the boundaries of the conditional overlay combining district established by this ordinance is subject to the following conditions: A. The maximum height of a building or structure on the Property shall not exceed 60 feet. PART 3. Except as specifically restricted under this ordinance, the Property may be developed and used in accordance with the regulations established for the downtown mixed use (DMU) base district and other applicable requirements of the City Code. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF AUSTIN:

PART 1. The zoning map established by Section 25-2-191 of the City Code is amended tochange the base district from general commercial services (CS) district to downtown mixeduse-conditional overlay (DMU-CO) combining district on the property described in ZoningCase No. C 14-2020-0052, on file at the Planning and Zoning Department, as follows:
